Herein after called the TENANT of the other part,in favour of

Whereas , the LESSOR is the absolute owner of the scheduled premises on rental basis
,
bearing No 146, Shrilagham, First floor, 4 th cross , Prashanth Layout, Whitefie ld, Bangalore-
560066 mentione d in the schedule and herein after called the Schedule premises.

Whereas the LESSEE has approach ed the LESSOR to let out the schedule premises for their
residential use for which the LESSORS agreed to let out the same under the following terms
and condition s set out here under:

1. The LESSEE agrees to pay monthly rent of Rs.7000 towards the rent and Rs.4000 as
maintena nce charge per month (Cauvery water +motor +housekeeping common
area + garbage disposal) separately, totallyRs.11,000/- for a period of 11 (Eleven)
months to the lessor every month and shall pay the rent on or before 3 rd day of each
calendar month.
2. The LESSEE shall pay the electricit y charges to the concerned departm ents (BESCOM)
for the schedule premises separately for every month without any default for the
duration of the lease period.
3. The tenancy period fixed for 11 (Eleven) months from 01.12.2020 to 30.11.2021. The
period of tenancy also can be extended for further period on mutual consent of both
parties by entering into a separate rental agreement, on the condition of
enhance ment of 5%of existing total rent for every llmonth s and so on.
4. The LESSEE has agreed to pay a sum of Rs.25,000/-(Rupees Twenty Five Thousand
only) to the lessor as security deposit .This amount shall be repayable by the
LESSORS to the LESSEE at the time of vacating the premises ( after deductin g the
arrears of rent /cost/ damages , painting charge,pit clearing charge Rs.500/-+etc., if
any). This amount shall not carry any interest.
5. The LESSEE shall keep and maintain the premises a neat, clean and orderly condition
and shall not cause alteratio ns or damage$ to the premises and necessary repairs
shall be done at the expense of the LESSEE. If it is not so maintain ed / damaged, the
LESSOR will carry out the work of repairs and replacem ent and realize the cost
thereof from the LESSEE.
The LESSEE shall not sub lease or
sublet the premises or any par t the
reo f to any
persons, the agreement will be term
inat ed with out any noti ce by the LES
SORS and
shall use the premises for Residential
purpose only.
7. The LESSOR shall not be respons
ible for any damages or inju ry wha tsoe
ver caused by
rain, fire, lightning, natu ral calamities,
accidents, riots, and violence etc.
8. On mut ual consent of the bot h
parties, the tenancy period also can
be extended or
term inat ed by giving TWO mon ths
prio r notice to each and oth er part
y. At the time
of vacating the premises the LESS
ORS shall ded uct one month ren t
and pay the
remaining advance amo unt to the
LESSEE afte r deducting the arrears
of ren t /co st/
damages , pain ting charge, pit clea
ring charge etc., if any). This amo
unt shall not
carry any inte rest .
9. The LESSEE shall per mit the LESS
ORS or his/ her authorised agents
to inspect the
premises at all reasonable time s.
10. In the eve nt of failu re on the par
t of the LESSEE to pay the rents continu
ously for two
mon ths or failu re to observe any
of the terms and conditions herein
the LESSORS
shall evic t the LESSEE from the leas
ed property with out any noti ce and
adjust the
rents due if any from the said security
deposit.
11. The LESSEE shall not cause nuis
ance of any kind to the neighbours
or own erso r
failure to observe any of the terms
and conditions herein the LESSORS sha
ll evict the
LESSEE from the leased pro per ty with
out any notice.
