1.0 EXAMINATION 24.0 REFLECTED CEILING-GENERAL NOTES 31.0 WALLCOVERING-PREPARATION OF SURFACES

1.0.1 Reserved. 24.0.1 Replace all damaged or soiled tiles. Replace all damaged or soiled gypsum and plaster ceiling finishes. 31.0.1 Size and treat wall surfaces to receive wall covering to installation.

2.0 GENERAL CONSTRUCTION NOTES 24.0.2 This drawing is for location of light fixtures only and is to be read in conjunction with Electrical drawings. 32.0 WALLCOVERING-INSTALLATION

2.0.1 All partitions to be constructed on grid unless shown otherwise. All walls to be built at a 90 or 45 degree angle per plan unless noted otherwise. 24.0.3 For location of exit signs and emergency lighting, refer to Electrical/Mechanical drawings. 32.0.1 Use rolls in collective numerical sequence of Manufacturer.

2.0.2 All partitions to be constructed from center of Base Building perimeter window mullions, where applicable. 24.0.4 Contractor to ensure air handling balance report is submitted and that system is balanced to the satisfaction of the Building Representative, Client and Mechanical Consultant. 32.0.2 Place panels consecutively in exact order they are cut from roll including spaces above and below windows, doors and similar penetrations.

2.0.3 Consult Department Representative before work commences on particular items where Department Representative approval is required. 24.0.5 Contractor to ensure installation and/or relocation of thermostats as required. Refer to Engineer's drawings for locations. 32.0.3 Reverse alternate strips except on match patterns.

2.0.4 Contractor shall only make changes to the design or materials specified upon written approval from the Department Representative. 24.0.6 Contractor shall refer to Mechanical drawings for exact location of exhaust fans. 32.0.4 Trim additional selvage where required to achieve colour pattern match at seams.

2.0.5 Contractor to ensure that all trades will cooperate to facilitate speedy execution of work. While trades are completing work, they shall protect all work and materials of other trades. 24.0.7 Existing exhaust tiles to be cleaned or replaced if damaged. 32.0.5 Apply adhesive to wall using a roller or paste brush.

2.0.6 Chalk all partition locations and obtain approval from Department Representative prior to installing metal track and studs. 24.0.8 All switches and cover plates to be white. 32.0.6 Hang non-matched patterns by overlapping edges and double cutting through both thickness with 1mm or 1.5mm thick zinc or aluminum strip back up to prevent cutting substrate.

2.0.7 Contractor to perform all work specified on all drawings & specifications and supply all necessary material & labour required to complete all phases of the work. 24.0.9 All switches unless otherwise noted to be installed at 1067 mm A.F.F. (Centered). Refer to proper elevations. 32.0.7 Wrap fabric 150mm beyond inside and outside corners. No cutting at corners permitted, unless pattern or colour changes.

2.0.8 Partitions falling on a window mullion to include adhesive "Neoprene" gasket for sound insulation. 24.0.10 Unless indicated otherwise, all general fluorescent light fixtures are to be switched from Base Building central location. Refer to Electrical drawings. 32.0.8 No horizontal seams permitted.

2.0.9 Gypsum board is taped, sanded & primed ready to receive new finish unless otherwise noted. Refer to Finish Plan. 24.0.11 Contractor is responsible for replacing any ceiling tiles and/or grid damaged and/or soiled during construction. 32.0.9 Use stiff brittle brush or broad knife to eliminate air pockets and secure wallpaper to substrate.

2.0.10 Gypsum board joints are to be staggered on each side of metal studs. 24.0.12 All ceiling fixtures and components not utilized in construction are to be returned to Building Representative. 32.0.10 Remove excess adhesive with damp sponge from seams as work progresses, and wipe clean and dry with cloth towel.

2.0.11 All dimensions are to the centreline of walls, except to the face of core walls & unless otherwise noted. 24.0.13 Unless noted otherwise, new GWB ceilings and bulkheads to be painted P1. 32.0.11 Leave completed work smooth, clean, without wrinkles, gaps, overlaps or air pockets.

2.0.12 Contractor to refer to Millwork Drawings for all millwork located on Partition Plan. Contractor to coordinate required blocking or concealed components within partitions for proper millwork support. 24.0.14 Contractor to mark location of pot lights for approval by Department Representative prior to installation. Ceiling tiles or GWB cut without approval shall be replaced or repaired by the Contractor at his expense. 33.0 CASH ALLOWANCE

2.0.13 It is the Contractor's responsibility to read this and all Interior Design drawings in conjunction with all other drawings including other drawings. Any discrepancies between drawings will be reported to the 24.0.15 All fixture dimensions are O.C. unless noted otherwise. 33.0.1 Provide cash allowance of $103, 429.14 (HST included) for Europtimum graphic display panels. 5.0 MATERIALS - MINIMUM STANDARD U.O.N.: Unless Otherwise Noted

5.0.1 Contractor to check all materials for defects prior to commencing construction.
25.0.6 Where position of electrical and mechanical fixtures is changed by tile, restore as closely as possible to original.
5.0.2 Contractor shall not deviate from Department Representative's specifications without prior written authorization of Department Representative.
25.0.7 Completed suspension system grid to support superimposed loads, such as lighting fixtures, diffusers, grilles and speakers.

5.0.5 All materials are to be ordered when the construction contract is awarded. At this time the Contractor is to confirm that all deliveries will meet Construction Schedule. Substitutions will not be accepted due to late
ordering. In the event that materials are not available in time to meet scheduled completion dates, the Contractor shall provide proof of date of order of materials prior to requesting substitutions. 26.0 MECHANICAL/PLUMBING PLAN

6.0 FEES, PERMITS, CERTIFICATES 26.0.1 This plan is for information regarding occupancy loads only and is to be read in conjunction with Mechanical drawings.

6.0.1 Reserved. 26.0.2 All mechanical work to be coordinated and overseen by the Contractor.

7.0 FIRE AND SAFETY REQUIREMENTS 26.0.3 Contractor to ensure installation and/or relocation of thermostats as required. Refer to Mechanical drawings for specifications.

7.0.1 All materials to meet flame spread rating requirement of authorities having jurisdiction. 26.0.4 Exhaust fans to be baffled and motors to be remote to rooms. Motors to be located in corridors. 8.0 SERVICES

8.0.1 Reserved.

9.0 REMOVED MATERIAL 26.0.7 Refer to Mechanical and Electrical drawings for all Mechanical and Electrical requirements.

9.0.1 The Contractor shall remove existing equipment and finishes not required for this project. 27.0 VOICE/DATA/ELECTRICAL-GENERAL NOTES

9.0.2 Retain and reuse any existing items suitable to new construction. Refer to Demolition Plan as required for location of reused materials. 27.0.1 This plan is for location of electrical and communication outlets only and is to be used in conjunction with Electrical drawings.

9.0.3 Except if expressly stated otherwise, materials indicated for removal become the Building Owner's property and shall not be taken from the site. 27.0.2 Any discrepancies arising from the Electrical drawings being used without reference to this drawing may not be acceptable.

10.0 CEILING REPAIRS 27.0.3 Electrical and Mechanical drawings will indicate electrical panels wiring diagrams, air supply and return, exhaust fan connections, and any other special requirements.

10.0.1 Repairs shall include: 27.0.4 All electrical work to be coordinated and overseen by the General Contractor.

27.0.5 Contractor to provide two weeks advanced notice for commencement of telephone installation and wiring for networking may commence. Contractor to coordinate with Building Representative relating to all
telephone, sound system, speakers, and computer equipment wiring.
10.0.2 Infrequent small holes left in ceiling grid by nails or screws may be repaired by filling with gypsum paste if made imperceptible.
27.0.6 All electrical work, all conduits and boxes for communicating equipment to be supplied and installed by Contractor.
11.0 PROTECTION AND DUST CONTROL
27.0.7 All wiring to be concealed in partitions and/or plenum. Plenum rated wire to be used.
11.0.1 Protect finished work against damage until take over. Protect adjacent spaces against the spread of dust and dirt beyond the work area.
27.0.8 No double sided electrical or communication outlets to be used. Outlet groups to be staggered as indicated.
11.0.2 Contractor shall be responsible for protection of existing ceiling tiles and light fixtures. Tiles damaged and/or soiled during construction shall be replaced by the Contractor at his expense.
27.0.9 All outlets to be installed with ground wire down.
11.0.3 Protect fan coil units (with 4 mil. Polyethylene sheets) from construction dirt during demolition & construction.
27.0.10 All outlets to be installed vertically at 305mm A.F.F. except as noted.
12.0 CLEANUP
27.0.11 Where noted, refer to millwork drawings for exact location of electrical outlets.
12.0.1 Clean areas under contract to a condition at least to that previously existing and to the satisfaction of the Building Representative and Department Representative.
27.0.12 Unless dimensioned or noted otherwise, all outlets to be located in relation to ceiling grid lines as indicated.
12.0.2 Upon completion remove scaffolding, temporary protection and surplus materials. Make good defects satisfaction of the building Building Representative.
27.0.13 All outlets on this plan are dimensioned to centerline of outlet groupings.
12.0.3 Wash and polish glass, mirrors, ceramic tile, aluminum, chrome, stainless steel, baked or porcelain enamel, plastic surfaces, floors, hardware and washroom fixtures.
27.0.14 For all outlets mounted on or in close proximity to millwork, refer to applicable elevations and sections for exact location of outlets.
12.0.4 Clean manufactured articles in accordance with Manufacturer's direction.
27.0.15 All outlets to receive white cover plates and white bodies.
13.0 APPROVAL OF ALTERNATE MATERIALS
28.0 FINISHING MATERIALS-GENERAL NOTES
13.0.1 Cost of additional work and modifications to the design due to use of alternatives shall be borne by the Contractor.
28.0.1 Paint materials for each coating formulae to be products of a single Manufacturer.
14.0 PREPARATION OF SURFACES
28.0.2 Paint materials for each coating formulae to be products of the Manufacturer's as indicated on the drawing.
14.0.1 Fill all minor irregularities with spackling paste and sand to a smooth, level surface.
28.0.3 All paint materials must be delivered in original containers with the seals unbroken and label intact and with manufacturer's instructions printed thereon.
15.0 EXPLOSIVE ACTUATED FASTENING DEVICES
28.0.4 All painting materials to be of the best quality and shall be approved by the Department Representative. They shall bear identifying labels on the containers.
15.0.1 Reserved.
28.0.5 Paint shall not be badly settled, caked or thickened in the container, shall readily dispersed with paddle to a smooth consistency and have excellent application properties.
16.0 USE OF SITE AND FACILITIES
28.0.6 Paint to arrive on the job colour mixed except for tinting of undercoats.
16.0.1 Maintain existing services to building and provide for personal and vehicle access.
28.0.7 Any thinning or tinting shall be done as recommended by the manufacturer.
16.0.2 Contractor shall provide adequate protection of traffic areas used by trades.
28.0.8 Applicator to assume responsibility that all mixed colours match the colour selection provided by the Department Representative prior to application of the coating.
16.0.3 Contractor liable for damage, safety hazards and overloading of existing equipment.
28.0.9 Contractor responsible for verifying all materials used in construction against flaws and/or defects. Only new materials to be used.
16.0.4 Contractor to be cognizant of all building and site conditions, i.e.: freight elevator scheduling, waste disposal, etc. Use of freight elevator to be scheduled with the Building Representative with 24hrs notice.

17.0 DELIVERY AND STORAGE

18.0 PAINTING WORKMANSHIP 29.0.2 For primed metal surfaces, use one coat spot priming, one coat enamel undercoat and two coat gloss enamel. Prepare existing exposed metal surfaces as required to receive new paint finish per
manufacturer's specifications.
18.0.1 All materials to be applied under adequate illumination, spread evenly and smoothly to avoid runs, sags, brush marks, air bubbles and excessive roller stipple.
29.0.3 All doors to be sanded lightly between finish coats.
18.0.2 Coverage and hide to be complete. When colour, stain, dirt or undercoats show through final coat of paint, the surfaces is to be covered by additional coats until the paint film is of uniform finish, colour,
appearance and coverage, at no additional cost to the Contract/Client. 29.0.4 For all gypsum board walls use one coat primer and two coats paint.

18.0.3 Enamel or varnish applied to wood or metal shall be sanded with fine sandpaper and then cleaned between coats to produce an even surface. 29.0.5 For all gypsum board ceilings use one coat primer and two coats flat paint as per Manufacturer's specifications.

18.0.4 Interior doors shall be sealed on the tops and bottoms with primer coat only. Side edges of interior doors shall be finished as faces of these doors. 29.0.6 When paint is dry, all components to be placed in original location.
18.0.5 All closet interiors shall be finished the same as adjoining rooms, unless otherwise specified.
29.0.7 For wood trims, doors and frames use one coat enamel undercoat and two coats semi-gloss enamel.
18.0.6 Surfaces to be stained shall appear uniform in shading with colour variations caused only by the natural wood grain.
29.0.8 For natural woodwork use one coat sealer, two coats stain and two finish coats matte polyethylene unless noted otherwise.
19.0 PREPARATION OF SURFACES
29.0.9 Paint both sides and edges of plywood back boards for equipment before installation. Leave equipment in original finish. Paint conduits, mounting accessories and unfinished items.
19.0.1 Gypsum wallboard:
Fill all minor irregularities with spackling paste and sand to a smooth level surface. Exercise care to avoid raising nap of paper. 29.0.10 Except where noted otherwise, paint finish for walls to be latex finish with 25% to 35% sheen.

20.0 CUTTING PATCHING AND REPAIRING 29.0.11 Unless otherwise noted, all existing surfaces where indicated and new painted partitions to be finished as follows:
Prime with one coat latex sealer, sand all surfaces, repair depressions etc. with drywall compound.
20.0.1 Elements such as existing GWB, bulkheads, columns etc. must be patched and repaired as required. Prepare surfaces to receive new finish. Spot prime all patched areas.
Sand, apply one finish coat paint as specified.
20.0.2 Patch and repair all surfaces damaged due to demolition. Prepare surfaces to suit new finish applications. After coat has dried re-sand and finish with one or more coats of specified paint as required for complete coverage.

20.0.3 Patch and repair all damaged ceiling t-bar, ceiling tile & convector units, as required, where partitions were removed. 29.0.12 Except where noted otherwise, all existing partitions, core walls and new partitions to be painted P1.

20.0.4 Patch & repair all damage to existing core walls, columns & convectors as required including where outlets are removed. 30.0 FLOOR FINISHES-GENERAL NOTES

20.0.5 Patch and repair all existing core walls & columns as required. Prepare to receive new finish. 30.0.1 When two flooring finishes meet at a doorway, joint to be covered when door is in closed position.

21.0 INSTALLATION NOTES-DOORS 30.0.2 Carpet and base to be cleaned thoroughly of all dust, dirt and adhesive to the satisfaction of the owner.

21.0.1 Reserved. 30.0.3 Contractor to protect all new and existing finished floor areas with 6 mil polyethylene. Polyethylene is to be removed at completion of work by Contractor. Tape joints with duct tape. Maintain floor protection and
patch hole for the duration of Construction.
22.0 HARDWARE-GENERAL NOTES
30.0.4 Carpet to be adhered to existing floor finish with re-usable LokDots backing.
