DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

of legal age, Filipino, married to ANITA BULOSAN-RAMOS, and a resident of
Saguday, Quirino, Philippines, hereinafter referred to as the "VENDOR",

for and in consideration of the sum of TWO HUNDRED THOUSAND PESOS

(Php200,000), to me in hand paid by

of legal age, Filipino, married to BRENDA R. LUNA, and a resident of Santiago
City, Philippines, hereinafter referred to as the "VENDEE";

do hereby SELL, TRANSFER and CONVEY, absolutely and unconditionally, unto

the said VENDEE, his heirs, successors and assigns, A PARCEL OF LAND, together
with the improvements thereon, situated in SAGUDAY, QUIRINO, Philippines, more
particularly described as follows:

of which I am the registered owner in fee simple in accordance with the Land
Registration Act, my title thereto being evidenced by Transfer Certificate of Title No.
_____________, issued by the Register of Deeds for the Province of Quirino.

It is hereby mutually agreed that the vendee shall bear all the necessary expenses
for the execution and registration of this deed of sale.

and deed.

This Instrument relates to a parcel of land located in Saguday, Quirino and consists of
only two (2) pages, including this page in which this acknowledgment is written, duly signed by
the parties and their instrumental witnesses on each and every page hereof.
