Labour Rates 200 SQ Yards C-Plot (New Way)
Please find our labor rates for the construction of a commercial building consisting of ground
plus four including basement and loft floor at Peninsula DHA Phase VIII Karachi
measuring area 12000 Sft Approximately . The rate includes labor, tool and plants and
machinery required for execution of work whereas the client will provide the building material
for construction e.g., Ready mix concrete, Cement, steel, sand, crush, block and finishing
material e.g., floor tile, doors and windows frames, MEP (Mechanical, Electrical and plumbing)
material etc.

2. Plumbing Work Scope
2.1. All plumbing UPVC, CPVC fittings and pipes. (UPVC, CPVC and PPRC)
2.2. All rain water spouts & down pipes for drainage as per design.
2.3. Split A/C ‘s Air conditioning and condensate water lines.
2.4. Water Motor fitting.
2.5. Inside and outside building drainage and water filling lines 3”/4” diameter pipes
with fitting.
2.6. Sewerage main holes and gully traps.
2.7. Sewerage and water connections labor only
2.8. Under ground and overhead tank connections

5.8 Boundary wall / parapet walls.
5.9 Water proofing felt / chemical treatment.
5.10 Installation of Electrical equipment and accessories other than switches and DBs.
5.11 Installations of A/Cs.
5.12 Development of garden area/Landscaping.
5.13 All grill works.
5.14 Aluminum work.
5.15 CCTV system.
5.16 IT, Firer fighting and CCTV systems.
5.17 Facade other than plain plaster is not included
6. Client responsibilities:
6.1. Approval of all related construction drawings (Architectural, MEP and Structure)
from concerned authorities and or any other permissions from concerned
authorities.
6.4. Temporary electrical connection or Generator for construction & curing etc.
6.7. Watchman.
6.8. Any other special requirements by Client will be agreed as per mutual
understanding.
7.1. The Slab area to be taken as covered area on all floors, including Terrace,
balcony and sunshade.
7.2. The contractor to attend all site meeting with the client and architect whenever
deemed necessary.
7.3. Any additional work (outside scope) will be charged extra as variation as per
mutually agreed rates.
7.4. The contractor shall complete the work as per above scope and contract
agreement.

7.5. The date of start will be considered from the date of mobilization advance,
handing over of site and construction drawing.
7.6. In case the work is delayed or stopped by the client for any reason, the contractor
shall be paid for the work completed at that stage, the work stage will be
assessed by the Engineer / Architect. The decision of the architect/engineer shall
be final and binding to all.
7.7. Re-mobilization of contractor to start will be agreed mutually. If the start of work is
delayed more than 30 days the rates may be revised on mutual understanding.
7.8. The Contractor will ensure an adequate arrangement like manpower, machinery
and scaffolding for timely completion of work without any delay.
7.9. The client or his representative shall have the right to inspect the premises to
ensure that the contractor is fulfilling all his obligations under the agreement.
7.10. Days lost due to Strikes, riots or any other law and order situation or natural
disasters will not be counted in completion period. It shall be treated as force
measure.
7.11. Any losses due to 7.10 factors shall be borne by the client.
7.12. Contractor to mobilize his team within 7 to 10 days after getting mobilization
advance, construction drawings and taking over the site.
7.13. All payment to be made according to the payment plan mutually agreed.
7.14. Any delay in payment plan / schedule will also affect the completion period for
which the contractor will not be held responsible and the overheads will be borne
by the client.
7.15. Payment should be arranged by client within 4 to 5 days after getting invoice by
the contractor.

Note:
1. Payments will be made as per actual covered area and actual capacity of
O/H & U/G tanks in both the cases
2. The above quoted rates are inclusive of income tax only.
3. Any other item if not mentioned in above scope and required by contractor
should be mentioned separately and its cost impact should mentioned in an
annexure.
8. Completion period
9.1 Project completion period is 14 months from the date of start.
9. Different Payments:
9.1. Watchman / curing person Salary
as per actual (Day & Night): Rs. 50,000/Month
9.2. Sweet Water Tanker As per actual per Tanker
9.3. Electricity can be arranged by
contractor himself for the
construction phase only Rs. 800,000 L.S
9.4. De-watering As per Actual
9.5. Security deposit:
5% security deposited will be deducted on each running invoices and will be
release of successful completion of maintenance period.
9.6. Maintenance period:
Maintenance period is of 6 months in which contractor has to attended all punch
list and defective works.
9.7. Penalty in case of delay in completion :
0.1% of agreement amount penalty will be imposed on delay of completion per
day basis but it will not be more than 10% of agreement amount.
10.8 Reward:
An early completion of project a reward of 0.1% of agreement amount per day
basis and it will not be more than 6% of agreement amount.
