Re: House Rules, Guidelines & Regulations

Objectives:
The House Rules for tenants aims to create a pleasant environment and harmonious
community within the building.

All tenants as well as their employees, agent, guest and visitors, contractors shall comply with
all the rules and regulation which may be implemented from time to time by the building
management.

TENANTS HOUSE RULES AND REGULATIONS

1. This Building is Known as “SJW BUILDING”.


2. All employees, guest, agent and costumers of tenant are only allowed to enter into their
respective units. It is restricted to enter to other building area such as the event hall and
roof garden, except for basement and ground floor, without prior approval of the
building admin.
3. The sidewalks, entrances, public halls, elevators, and stairways shall not be obstructed
nor used for any other purpose than for ingress to, and egress from the building.
4. Littering on hallways, lobby and other areas in the building is strictly prohibited.
5. All employee, guest and visitors are prohibited to enter fire exit unless emergency or
approved by the building admin. Fire exits must be clean and free from obstruction all
the time.
6. The tenant shall not make or permit noise or odors that may annoy or interfere with
other tenants or person having business with the building. If the tenant has activities
that might cause inconvenience with other tenants, a permit from building admin shall
be secure. The building admin shall coordinate the activities to other tenants.
7. No smoking area within the building premises expect for the areas designated by the
management.
8. Preserve and enhance the image of the building. No signs, advertisements or posters
shall be placed or painted on the external walls or glass windows such that it is visible
from the outside of the building. No advertisements or notices shall be posted at the lift
lobbies or other common areas except where permission has been granted by the
Building Management.
9. The tenant shall not tap water and electricity from the common areas with out prior
notice from the building admin.
10. The tenant shall not store any dangerous or combustible materials/goods within the
tenanted premises. This includes flammable chemical and liquids.
11. The tenant shall notify the building admin or staffs when delivering or hauling bulky
items for assistance to avoid damaging the elevator.
Service elevator shall be used in hauling.
12. The tenant shall inform its visitors and contractors to obtain visitor’s ID passes from the
guard lobby before preceding to the offices.
13. The tenant shall be responsible for its garbage. Waste Segregation is Required by the
property management.
The schedule of garbage collection set by the property management are as follows:
a. Biodegradable – Monday, Wednesday, Friday, Sunday from 4:00 am – 7:00 am
on main roads & 5:00 am – 8:00 am on inner streets
b. Non-Biodegradable – Tuesday, Thursday, Saturday from 4:00 am – 7:00 am on
main roads & 5:00 am – 8:00 am on inner streets
c. Recyclables – Sunday or any day depends on Material Recovery Facility (MRF)
The Tenants shall also follow this schedule to avoid accumulation of waste on garbage
area of the building.
The tenants shall also use clear garbage bag.
14. Maintenance of vehicles in parking area is prohibited. Washing, waxing or cleaning of
vehicles in basement shall not be permitted.
15. Tenant shall be responsible for seeing that all its employees, agents and invitees comply
with the applicable parking rules, regulations, laws and agreements.
16. No tenants’ employee, guest or visitor’s vehicle is allowed to park in the basement
except if the building management approves it.
17. Construction and Alterations within the Rentable Space
a. No alteration or modification can be done without written approval of Building
Administration. The building administration shall be advised whenever
construction works or servicing shall be undertaking within the premises.
b. The occupant/contractor shall have a safety and housekeeping officers to
maintain safe and clean environment during construction.
c. Prior to the start of work, the tenant or a duly authorized representative/safety
officer shall secure a work permit from the property management office &
building management pursuant to section 4.
d. The tenant shall provide the building administration the list of names of workers
who will work inside their unit. Any worker who is not included in the list will be
denied entry to the building. Entry shall be through the back entrance at
Santiago St.
e. Utility Consumption during construction and operation shall be paid by the
tenant. Tenants with outstanding accounts with the building management will
not be allowed to proceed with any work until such account have been updated.
The building administration reserves the right to disconnect utility lines in case
the tenant and/or his duly authorized representative fail to settle the
outstanding account in the given time frame for settlement.
f. Construction workers shall be supervised by tenant’s duly authorized
representative to prevent loss or damage in the building.
g. Tenants performing construction or repair work shall compensates other tenants
or any person for any loss, damage or injury caused directly or indirectly by their
workers.
h. The Tenant shall responsible in ensuring that the provisions the house rules and
regulations and construction guidelines are observed by their contractors and
suppliers.
18. Construction work Schedule
a. Works that may obstruct or disturb the operation of the building and its
occupant shall seek first permission to the building management to coordinate
with occupant/tenant that might be affected.
b. Other works that will not obstruct or disturb the operation of the building and its
occupants such as minor civil works, electrical, mechanical and plumbing works
may be done during regular office hours.
c. Works conducted other that specified time and days such as holidays and
Sundays shall be with prior written approval
d. A work permit must be secured from the administration office at least 24 hours
before the working schedule
19. Construction Workers Restriction
a. It Is the responsibility of the tenant to inform their contractors, suppliers and
agents that these rules must be observed. Violators shall be restricted from
entering, Ejected or banned from the building. The restriction includes but not
limited to:
1. Smoking
2. Drinking of liquor
3. Stay-in or sleeping overnight, otherwise approves by the building
administration or building owner
4. Cooking
5. Gambling
6. Bathing
7. Loitering
8. Wearing of slippers, undershirts or shorts
9. Improper Sanitation
The Building Administration personnel may confiscate cigarettes, lighters,
matches, dangerous weapons, liquors and gambling materials belonging to
construction worker and suppliers.
20. The Work Permit
a. The work permit is required by the property management office and building
administration to ensure the security and safety of the building.
b. No work or activity by the tenant is allowed without a work permit duly signed
by property management office or the building administration.
For major construction works, work permit shall be secured from the property
management office and building administration respectively.
For major construction works, Safety officer is a must.
For the permit to be approved, the following requirements shall be submitted to
the property management office.
1. Request Letter
2. Scope of work
3. Working Drawing, Plans & Material Specifications
4. Construction Methodology
5. Job Hazard Analysis
6. List of Manpower, for building administration, Photocopy of government
issued ID should also be submitted
7. Accomplished Estate Permit Form, the tenant representative/contractor’s
safety officer can request estate permit form at the property management
office.

9. BIR 2303
10. DTI/SEC certification
For Minor construction/repair works, work permit can be secured from the
building administrator.
c. The permit forms shall be completely and properly filled up by tenant or tenant’s
authorized representative. Only form signed by the said person above shall be
honored by the building administration.
d. Construction workers will not be allowed to enter the building premises without
proper working uniforms and identification cards. Slippers, shorts and
undershirts are not allowed and strictly adherences to safety procedures are
required
e. The property management office and building administration has the right to
order work stoppage when violations in the house rules and regulation are
committed.
21. Delivery construction materials
a. The tenant/construction in charge officer shall seek permission of delivery to the
property management office if the vehicle used in the said delivery can obstruct
and disturb the normal flow of traffic.
b. Delivery vehicle that cannot obstruct the flow of traffic can request unloading of
materials to the building administration. Prepare delivery receipts to check by
the building security.
c. No unloading of aggregate materials in the sideways and walkways of the
building. Aggregate materials should be delivered in sacks.
d. All Deliveries must be brought straight to the unit or construction area.
e. The building security will not receive any deliveries. It shall be the tenant
representative to receive deliveries.
f. The tenant or representative is required to secure a gate pass from the
administration office if the item to be delivered is not construction materials or
consumables; such as tools and equipment.
22. Hauling and Pull-out
a. All Tenant or Tenant authorized Representative shall secure a gate pass from the
administration office whenever there is pull out of large items that cannot be
carried by one person or may obstruct the normal flow of people in the building
such as, construction equipment and tools, construction materials and others.
b. All construction waste must be hauled regularly to avoid accumulation.
c. For safety reason, the tenant shall send signature specimen or identification of
their authorized representative for the security of their property. The building
security has the right to disapproved any pull out if the signature is different
form the specimen signature.
d. The building security and representative reserve the right to validate identities of
tenant/occupants/contractors pulling out portable item, tools or equipment
without necessary gate pass.
23. The building management reserves the right to make such other reasonable rules and
regulations as it may from time to time deem necessary for the appropriate operation
and safety of the building and its occupants. Landlord shall provide Tenant with copies
of any new and/or modified rules or regulations prior to the effective date thereof.
Tenant agrees to abide by these and such other rules and regulations.
