The proposed project will be adapating the C-3 Zoning classifcation and division E-3 based from
the National Building Code of The Philippines and Urdaneta City CLUP

TLA=8,547.30 sqm
80% of TLA= 8,547.30 x 0.80= 6,837.84 sqm.
TGFA= 30x80%= 30x6,837.84= 205,135.2 sqm.

Lot Type
The lot is a corner lot with 5% open space for Group E-3 Occupancy
Percentage of Site Occupancy (PSO)
Under Table 8.1, tha max allowable PSO for C-3 zoning without firewall is 80% of TLA
80% of TLA= 8,547.30 x 0.80= 6,837.84 sqm.

Maximum Paved Open Spaces (ISA)


Under Table 8.1, tha max allowable ISA for C-3 zoning is 5% of TLA
5% of TLA= 8,547.30 x 0.05= 427.37 sqm.

Minimum Unpaved Open Space (USA)


Under Table 8.1, tha max allowable USA for C-3 zoning is 5% of TLA
5% of TLA= 8,547.30 x 0.05= 427.37 sqm.

Total Open Space within Lot (TOSL)


Under Table 8.1, tha max allowable USA for C-3 zoning can be computed using the formula:
ISA+USA= 427.37+427.37=854.74 sqm.

Allowable Maximum Building Footprint (AMBF)


There are different methods for solving AMBF:
According to Table 8.1
AMBF=80% of TLA= 8,547.30 x 0.80= 6,837.84 sqm.
According to Setback from Table 8.3
TLA-Total area of setbacks=8,547.30-2,257.8=6,089.5 sqm
Based on Table 8.G.6
AMBF=TLA-TOSL=8,547.30-854.74=7,692.56 sqm.

GFA=TLAxFLAR (min. FLAR)

According to table 7.2, the BHLm is 48(minimum) and 180(maximum) in meters
