AFFIDAVIT OF SELF ADJUDICATION

I, MAXIMINA P. PATENIA, of legal age, widow, Filipino and with residence at

Brgy. Wawa, Pililla, Rizal, after having been duly sworn to in accordance with law
hereby deposes and states:

1. That I am the sole and legitimate heir, being the surviving wife of the late
NICOMEDES F. PATENIA who died intestate in Pililla, Rizal last
_____________________ without any known debt and last will and testament but left
certain parcel of land covered by Transfer Certificate of Title No. M-115608, located at
Quisao, Pililla, Rizal, containing an area of TWO HUNDRED EIGHT (208) square
meters more or less.

2. That under and by virtue of Sec. 1, Rule 74 of the New Rules of Court of the
Philippines, by these presents, I do hereby TRANSFER and ADJUDICATE unto myself
and to my name the true and absolute ownership over the above-mentioned parcel of
land;

3. That true copy of this Affidavit of Self Adjudication shall be published once a
week for three consecutive weeks in a newspaper of general circulation;

4. That I am executing this sworn statement to attest as to the truth of all the
foregoing facts and for no purpose contrary to our existing laws nor to the damage or in
fraud of any third person.

 DEED OF ABSOLUTE SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS;

This Deed of Absolute Sale of a Parcel of land executed this

_________ day of _____________, by and between:

I, MAXIMINA P. PATENIA, of legal age, single, Filipino and with

residence at Wawa, Pililla, Rizal, for and in consideration of the amount of
THREE HUNDRED THOUSAND PESOS (Php 300,000.00) Philippine
Currency. Receipt in full, of which is hereby acknowledged to my full
satisfaction from MARYWIN DE LUNA CASTALONE, of legal age,
single, Filipino citizen and with residence at Mabitac, Laguna. VENDOR by
these presents, do hereby SELL, CEDE, TRANSFER AND CONVEY, in
manner absolute and irrevocable, unto MARYWIN DE LUNA
CASTALONE, her heirs, assigns and/or successors-in-interest, that certain
parcel of land covered by Transfer Certificate of Title No. M-115608,
located at Quisao, Pililla, Rizal, containing an area of TWO HUNDRED
EIGHT (208) square meters more or less;

That the said VENDOR warrants peaceful possession and absolute

ownership of the property herein conveyed and further guarantee that the
said land has never been sold, mortgage or encumbered in favor of any
person or entity, and that there is no other person who has any lien or
interest therein.

That thirty (30) days prior to this sale, formal notice has been sent to
adjoining lot owners of the above-described parcel of land in accordance
with Articles 1620, 1621 and 1623 of the new Civil Code of the Philippines;

presented proper identification documents and/or personally known to me,
known to me to be the same persons who executed the foregoing instruments
and they acknowledged to me that the same is their free and voluntary act
and deed.

This instrument consisting of two (2) pages including this page

whereon the acknowledgement is written refer to a Deed of Absolute Sale of
a Parcel of Land signed by the Parties and their instrumental witnesses on
each and every page hereof.
