DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH


SALE is executed and entered into this _______________________ by:

We, RODNEY AVERION ALZONA, CHRISTOPHER ALZONA


RAMSES, MIRANDA S. ALZONA, DIANA ALZONA PENONES,
NASARIO J. ALZONA and ESTHER A. PANDAY, all of legal age,
Filipinos and residents of 2465 Lemery St., Singalong, Manila; the second-
named being represented by the third-named, the corresponding Special
Power of Attorney being attached hereto and made part hereof, witnesseth
that:

A. We are the children and only heirs of the deceased Spouses LUISITO
FLORES CORDERO and FELICIDAD ALAVA CORDERO who died
on 17 April 1990 at St. Clare’s Hospital & Nursery, Makati, Metro Manila,
and on 8 July 2023 at the Manila Doctors Hospital, 667 U.N. Avenue,
Ermita, Manila, respectively, their usual residence having been at 121 Jose
Rizal St. Brgy. 1 Poblacion Alaminos Laguna, prior to and at the time of
their deaths;

B. Our parents both died intestate, with no known debts or other


obligations capable of pecuniary estimation, but they left those parcels of
land, particularly described as follows:

WITNESSETH:
A. We are the children and the only legal heirs of the deceased Spouses
CLARO DEL VALLE and MARCELA MILLERA DEL VALLE, who
died on 06 April 1970 in Alaminos, Laguna, and on 28 June 1992 in San
Jose Sto. Tomas, Batangas, respectively; Attached hereto are the copies of
the Death Certificates of CLARO DEL VALLE and MARCELA MILLERA
DEL VALLE and are made as integral part of this Deed and marked as
Annex “A” and Annex “A-1”.

B. Our parents both died intestate, with no known debts or other


obligations capable of pecuniary estimation, but they left nine (9) parcels of
land, all covered by Transfer Certificate of Title No. T-9660 and Tax
Declaration Numbers: TD No. 15-0009-00223, TD No. 15-0009-00225, TD
No. 15-0009-00226, TD No. 15-0009-00224, TD No. 15-0009-00222, TD
No. 15-0009-00227, TD No. 15-0009-00221, TD No. 15-0009-00133 and
more particularly described as follows:
of which lands they were the true, lawful and registered owner/s, free from
any and all liens and encumbrances at the times of their respective deaths;
C. That the conformity/signature of the married party’s respective spouse
is not necessary in this instrument considering that the property settled and
adjudicated is an inherited property and therefore classified as the parties’
capital and paraphernal property.

D. Conformably with the provisions of Section 1, Rule 74 of the Revised


Rules of Court, we hereby ADJUDICATE unto and DIVIDE among
ourselves in equal undivided portions, the aforedescribed lands or shares
therein;

E. For and in consideration of the sum of FOUR HUNDRED


THOUSAND PESOS ONLY (Php400,000.00) Philippine currency, to us
in hand paid to our entire satisfaction and receipt whereof in full is hereby
acknowledged, we do hereby SELL, TRANSFER and CONVEY by way
of ABSOLUTE SALE, a PORTION of a parcel of land, together with the
improvements thereon, with an area of TWO THOUSAND SQUARE
METERS (2,000 sqm.) from the parcel of land with a total area of Four
Thousand Seven Hundred Twenty-One (4,721) square meters, situated in the
barrio of Borlongan, municipality of Magdalena, province of Laguna, which
is more particularly described below:

BROSAS ARJONA, both of legal ages, Filipino citizens and presently
residing at 42 Borlungan Magdalena Laguna, their successors and assigns,
free from any and all liens and encumbrances whatsoever.

We also hereby certify that notice of our intention to sell the afore-
mentioned property was given to all possible holders of pre-emptive and/or
redemptive rights thereto, but none of them expressed interest in purchasing
the same at our price.

IN WITNESS WHEREOF, we have hereunto set our hands and caused these
presents to be signed, this in Alaminos, Laguna.

with their Competent Evidence of Identity, stated under their names and who
appeared before me in person and presented the foregoing integrally
complete Deed of Extrajudicial Settlement of Estate with Sale, consisting
of four (4) pages including this whereon the acknowledgment is written,
represented to me that their signatures were voluntarily affixed thereon for
the purposes stated therein, and declared that they executed the same as their
free and voluntary acts and deeds.
