RENT AGREEMENT FOR 11 MONTHS

This Rent Agreement is made in Rewari on this 04-01-2024 between


Mr. RAJEEV KUMAR S/O DHARMVIR R/O GHISA KI DHANI, DELHI ROAD
DISTT. & TEH. REWARI, HARYANA. (HEREINAFTER CALLED THE FIRST
PARTY/ OWNER).
AND
SARFUDDIN S/O NOOR MOHAMMAD VILL – BADHAULI JARWAL
(GRAMIN), JARWAL, DISTT- BAHRAICH, UTTAR PRADESH, 271904
(HEREINAFTER CALLED THE SECOND PARTY).
The expression of the first party and second party shall mean and include them, their
respective heirs, legal representatives, administration, executors, nominee/s and
WHEREAS the FIRST PARTY is the lawful exclusive owner and in possession of Mr.
RAJEEV KUMAR S/O DHARMVIR R/O GHISA KI DHANI, DELHI ROAD DISTT.
& TEH. REWARI, HARYANA, and the second party approached the first party for letting
out the property Which constitutes my share of 400 Square yards out of Musattil No.146 Kila
No.19 number (3K-16M). Which is situated at Shivam Garden, Shiv Nagar, Huda Bye Pass,
Rewari. Out of my share mentioned above, I have provided 15 x 10 feet land to the second
party, the total area of which is 150 square feet vacant land has been given on rent to another
party. Whose possession was given to the second party by giving it on monthly rent of Rs.
10,000/-. From 01-01-2024 on the following terms and conditions given below:-
1. That the tenancy commences from 01-01-2024 for a fixed period of 11 Months only.
2. That the second party will take the electricity connection from DHBVN and should be
liable to pay for the electricity consumption charges as per sanctioned load and there is no
liability of first party in non-payment of Bills and electricity meter. The Second party will
be responsible for any theft, fire, surcharges/penalty losses/damages etc.
3. That the second party shall not make any additions/alterations in the existing rented
premises without the written permission of the owner and the second party shall use the
said premises only for the JUICE CORNER only and shall not use for any other purpose.
4. That there will be 10% increase in monthly rental after 11 months.
5. That the second party will have to allow the first party or their agent at convenient time to
enter into the said property to inspect the condition or to get all defects repaired.
6. That the second party shall not sublet, assign or otherwise part with possession, either the
whole or part of the said premises in any case without written consent of first party.
7. That if the second party is unavailable for the Time period of 3 months or more than the
first party has the rights to take the possession of the rented premises.
8. That the second party at the time of vacating the said premises will hand over its vacant
and peaceful possession only to the first party in the same position as the first party has
given at the time of starting of tenancy period.
9. That in case of non-payment of rent or breach or any conditions mentioned herein above
the first party can get the above said rented premises vacated from the second party before
the expire of the tenancy.
10. That the Second party during the period of tenancy will not take part in any anti-social
and subversive, illegal activities pre-judicial to neighbours, owner and the state. All the
legal, illegal liabilities connected with the work shall be the responsibility of the Second
party only.
11.That the Second party is liable to pay for any breakage, damage in fittings and fixtures
such as leakage of water, drains during the period of their stay.
12.That in case the first party & second party wishes to vacate the said rented premises before
the expiry of tenancy period then they shall have to serve ONE MONTH advance notice
to each other.
13.That the Second party shall not disobey and violate any rules, regulations and bye/laws of
the concerned authority in any circumstances. And the charges of the concerned authority
shall be paid by the Second party only. The Second party is also liable for Development
charges and property taxes the second party will pay all tax i.e property tax etc. imposed
by municipal council Rewari and handed over the receipt to the first party. If he fails to
pay any taxes on this property second party will evicted on the sole grounds.
14.That the first party will not be liable for any dues of any kinds pertaining to any facility
availed by the second party from any Govt., Semi Govt, Financial Institutions etc.
15. That both the parties and their legal heirs shall be bound by the terms and conditions of
this agreement during the tenancy period or in future.
16. That the first party part shall not be responsible to any mishap/accident/police case in the
said premises int the tenancy period and the second party shall be responsible for the same.
17. That if any disputes arises between both the parties regarding the above terms and
conditions of this rent agreement than said dispute shall be solved by any court of law in
Rewari Jurisdiction.
18.That is if any stamp duty is levied for the above tenancy, then Second party will be
responsible for its all expenses and if both the parties want to get the existing tenancy
registered, then they can also get it registered in Tehsil premises Rewari. Whose expenses
will also be paid separately by the second party.
19.That the possession of the land is given to the second party on 04-01-2024 but due to non-
availability of both parties present rent agreement is made today.
20. In witness where of the Landlord and Second party have signed this agreement in the
presence of the following witnesses.
