AMENDED PETITION TO SPLIT

The Petitioners, namely: MARILINA G. LAGRADA-PIMENTEL; CERLITA G.


LAGRADA-CAABAY; MARIANITA G. LAGRADA-RABANG; VALENTIN G. LAG-
RADA; LILIA G. LAGRADA; MARIBEL G. LAGRADA-SALAS; EDNA G. LAGRADA-
ABRINA; AGUSTIN G. LAGRADA; and, LAURA GABUCO-LAGRADA, by themselves,
unto this Honorable Office most respectfully state the following:

1. The Petitioners are among the Heirs of ROS JAVAREZ LAGRADA who is the
registered owner of a parcel of land identified as Lot No. 879, Pls-798 covered by OCT No. P-
9487 situated in the Bgy. San Jose, Roxas, Palawan with an area of 76,491 square meters, a copy
of the title is attached as Annex “A”. LAURA GABUCO-LAGRADA, the surviving spouse of
ROS JAVAREZ LAGRADA, also donated her conjugal share in favor of the Petitioners in an
EXTRAJUDICIAL SETTLEMENT OF ESTATE OF ROS JAVAREZ LAGRADA WITH
SIMULTANEOUS DONATION, copy of which is attached as Annex “B”. The parties also
executed a PARTITION AGREEMENT to include Lot No. 879-R (road lot) which was inadver-
tently not included in the EXTRAJUDICIAL SETTLEMENT OF ESTATE OF ROS JAVAREZ
LAGRADA WITH SIMULTANEOUS DONATION, copy of which is attached as Annex “B-
1”.

2. The Petitioners caused the subdivision of Lot No. 879, Pls-798 covered by OCT No. P-
9487 into eighteen (18) parcels of land identified as Lot 879-A to Lot 879-R in Psd-
E2021006500 which was approved on July 13, 2021. A Copy of the Approved Subdivision
Survey (Psd-E2021006500) is attached as Annex “C”. Copies of the technical descriptions of
the aforementioned parcels of land are attached as Annex “D” to Annex D-17”;

3. Pursuant to the EXTRAJUDICIAL SETTLEMENT OF ESTATE OF ROS JAVAREZ


LAGRADA WITH SIMULTANEOUS DONATION and PARTITION AGREEMENT (attached
as Annex “B” and Annex “B-1”), Petitioners, among of the Heirs/Donees/Donor, have agreed on
the following distribution of their share/s over the subject property, viz:

(a) Lot No. 879-J and Lot No. 879-F given to and will be registered in the name of
MARILINA G. LAGRADA-PIMENTEL, of legal age, Filipino, married to
JERRY B. PIMENTEL and a resident of Purok 4, Bgy. San Jose, Roxas,
Palawan;

(b) Lot No. 879-I and Lot No. 879-B given to and will be registered in the name of
CERLITA G. LAGRADA-CAABAY, of legal age, Filipino, married to
PRUDENCIO Z. CAABAY and a resident of Purok 1, Bgy. San Jose, Roxas,
Palawan;

(c) Lot No. 879-Q, Lot No. 879-M and Lot No. 879-H given to and will be
registered in the name of MARIANTA G. LAGRADA-RABANG, of legal
age, Filipino, married to ROMY L. RABANG and a resident of Purok 4, Bgy.
San Jose, Roxas, Palawan;

(d) Lot No.879-K and Lot No. 879-A given to and will be registered in the name of
VALENTIN G. LAGRADA, of legal age, Filipino, single and a resident of
Purok 4, Bgy. San Jose, Roxas, Palawan;

(e) Lot No.879-L and Lot No. 879-D given to and will be registered in the name of
LILIA G. LAGRADA, of legal age, Filipino, single and a resident of Purok 4,
Bgy. San Jose, Roxas, Palawan;

(f) Lot No.879-O and Lot No. 879-G given to and will be registered in the name of
MARIBEL G. LAGRADA-SALAS, of legal age, Filipino, married to ROMEL
D. SALAS and a resident of Purok 4, Bgy. San Jose, Roxas, Palawan;

(g) Lot No.879-P and Lot No. 879-E given to and registered in the name of EDNA
G. LAGRADA-ABRINA, of legal age, Filipino, married to JAY-AR D.
ABRINA and a resident of Purok 4, Bgy. San Jose, Roxas, Palawan;

(h) Lot No.879-N and Lot No. 879-C given to and registered in the name of
AGUSTIN G. LAGRADA, of legal age, Filipino, single and a resident of
Purok 4, Bgy. San Jose, Roxas, Palawan; and,

(i) Lot No. 879-R (road lot) will become common property of all the Heirs.

4. The Petitioners desires to have the above-mentioned eighteen (18) parcels of land (Lot
No.879-A, Lot No.879-B, Lot No.879-C, Lot No.879-D, Lot No.879-E, Lot No.879-F, Lot
No.879-G, Lot No.879-H, Lot No.879-I, Lot No.879-J, Lot No.879-K, Lot No.879-L, Lot
No.879-M, Lot No.879-N, Lot No.879-O, Lot No.879-P, Lot No.879-Q and Lot No.879-R, road
lot) be subdivided and segregated from Lot No. 879, Pls-798 covered by TCT No. P-9487 so that
individual and separate titles over these lots can be issued to each of the transferees
(Heirs/Donees/Donor) in accordance with their EXTRAJUDICIAL SETTLEMENT OF
ESTATE OF ROS JAVAREZ LAGRADA WITH SIMULTANEOUS DONATION;

5. Transfer and real property taxes over the property have been paid. The Tax Declaration
over the property covered by TCT No. 9487 is Annex “E” and Tax Clearance Certificate for the
payment of real property taxes over the same is Annex “F”; and,

6. Required taxes and fees have already been paid before the Bureau of Internal Revenue.
As such, Certifications Autho-rizing Registration is attached as Annex “G”.

WHEREFORE, premises considered, it is most respectively prayed unto this Honorable
Office that this Petition be granted so that individual title/s can be issued over the following:

(a) Lot No. 879-J and Lot No. 879-F, Psd-E2021006500 in the name of
MARILINA G. LAGRADA-PIMENTEL, of legal age, Filipino, married to
JERRY B. PIMENTEL and a resident of Purok 4, Bgy. San Jose, Roxas,
Palawan;
(b) Lot No. 879-I and Lot No. 879-B, Psd-E2021006500 in the name of CERLITA
G. LAGRADA-CAABAY, of legal age, Filipino, married to PRUDENCIO Z.
CAABAY and a resident of Purok 1, Bgy. San Jose, Roxas, Palawan;
(c) Lot No. 879-Q, Lot No. 879-M and Lot No. 879-H, Psd-E2021006500 in the
name of MARIANTA G. LAGRADA-RABANG, of legal age, Filipino,
married to ROMY L. RABANG and a resident of Purok 4, Bgy. San Jose,
Roxas, Palawan;
(d) Lot No.879-K and Lot No. 879-A, Psd-E2021006500 in the name of
VALENTIN G. LAGRADA, of legal age, Filipino, single and a resident of
Purok 4, Bgy. San Jose, Roxas, Palawan;
(e) Lot No.879-L and Lot No. 879-D, Psd-E2021006500 in the name of LILIA G.
LAGRADA, of legal age, Filipino, single and a resident of Purok 4, Bgy. San
Jose, Roxas, Palawan;
(f) Lot No.879-O and Lot No. 879-G, Psd-E2021006500 in the name of
MARIBEL G. LAGRADA-SALAS, of legal age, Filipino, married to ROMEL
D. SALAS and a resident of Purok 4, Bgy. San Jose, Roxas, Palawan;
(g) Lot No.879-P and Lot No. 879-E, Psd-E2021006500 in the name of EDNA G.
LAGRADA-ABRINA, of legal age, Filipino, married to JAY-AR D. ABRINA
and a resident of Purok 4, Bgy. San Jose, Roxas, Palawan;
(h) Lot No.879-N and Lot No. 879-C, Psd-E2021006500 in the name of AGUSTIN
G. LAGRADA, of legal age, Filipino, single and a resident of Purok 4, Bgy.
San Jose, Roxas, Palawan; and,
(i) Lot No. 879-R (road lot) in the name of all of the Heirs of ROS JAVAREZ
LAGRADA.
