No, our wholesale deals are under contract. Add your fee on top of our listed price.
What is wholesaling properties? Wholesaling is simply buying below market value and selling below market value. Typically without improvements or sometimes with partial improvements, buying low, selling low. It doesnt matter if the property is assigned, or bought and sold outright. Where do you get your properties? Do you actively rehab properties? Yes, we are active rehab investors ourselves - currently buying and selling 7 to 11 properties on any given month. This experience as a rehabber allows us to analyze properties very quickly and accurately. How are you able to get such a discount? Our acquisition team is constantly analyzing on an average of 97 properties per day using technology to separate the shaft from the wheat. The ability to thin-slice a deal a rapid pace allows us to look at more properties which is why we are the #1 fastest growing liquidators here in the Greater Los Angeles Area. What documents are required to buy our properties? Please fill out the attached Letter of Intent Im a realtor and have distressed properties. Can you help me unload my properties? Yes, absolutely we can help you. We may want to buy the properties ourselves first! We have an incentive program for our agents who bring us deals. We will allow you OR your friend to represent us on all of your purchases. Depending on the discount our buyer agents typically get a bonus at the closing as well. Our data base consists of local and international cash investors, realtors, wholesalers, lenders, bird dogs and etc. This allows us to liquidate properties very quickly as long it is priced correct! How do you calculate your After Repair Value (ARV)? We are rehabbers ourselves - so it depends on each and every deal. Some acquisition strategies include adding sq/ft to the property, re-arranging rooms, adding bed/bath count, and even building new construction.
