MEMORANDUM OF AGREEMENT

Know all men by these presents:

This Memorandum of Agreement executed by and between:

EVANGELINE O. ADRIANO, of legal age, married and a resident of Oracion Drive, Barangay Looc,
Dumaguete City, hereinafter referred to as the “FIRST PARTY”;

-AND-

JOENIFER A. MEDINILLA, of legal age, married and resident of Manjuyod, Negros Oriental, Philippines
and EUGENE AGUSTIN, of legal age, married and a resident of Villarosa Subdivision, Barangay Boloc-
boloc, Sibulan, Negros Oriental, hereinafter referred to as the “SECOND PARTY”;

WITNESSES THAT:

WHEREAS, the FIRST PARTY has a property inherited from her deceased parents, located in Barangay
Tugas, Tanjay City, Negros Oriental described as Lot No. 6523, CAD 119, TCT No. 17749 with an area of
10,324 square meters on which 2,294 square meters belongs to her late parents;

WHEREAS, the said parcel of land has not yet subdivided nor titled in the name of the First Party;

WHEREAS, the FIRST PARTY hired the assistance and services of the SECOND PARTY to process the said
property and do whatever necessary to transfer the title or ownership of the 2,294 square meters of
the property in her name;

NOW THEREFORE, for and in consideration of the foregoing premises, the parties hereby agree as
follows:

1. That the FIRST PARTY is obliged to gave One Hundred Thousand Pesos (PhP 100,000) for
services rendered, the payment scheme as follows:
a. Fifty Thousand Pesos (PhP 50,000) as downpayment, mobilization and acceptance
b. Fifty Thousand Pesos (PhP 50,000) will be given when the title of the property will be
transferred to her name;
2. That the SECOND PARTY is obliged to do the following acts and services as follows:
a. To assist in the drafting and collecting necessary documents for the Extrajudicial Settlement of
Estate;
b. To assist in the preparation and collecting of documents for survey and actual subdivision of Lot
6523;
c. To represent in behalf of the First Party to transact different government offices like the City
Assessors Office, City Treasurers Office, Bureau of Internal Revenue, Register of Deeds,
Department of Environment and Natural Resources, Department of Agrarian Reform and other
government offices and agencies;
d. To do all things, acts and services to transfer the Tax Declaration unto the name of the First
Party;
e. To do all things, acts and services necessary to achieve the ultimate goal for transferring the title
of the 2,294 square meters of property unto the name of the First Party.

3. That all expenses like Estate Tax, Real Property Tax, Survey Fees and other incremental expenses
shall be shouldered by the First Party;

4. For purposes of speedy transactions, the Second Party may use their own money to pay
necessary obligations with receipt and shall then be subject for reimbursement by the First
Party;

IN WITNESS WHEREOF, the parties have hereunto set their hands this ______ dayMay, 2023 at
