RESEARCH 100: SUSTAINABLE DESIGN & GREEN BUILDING DESIGN

The Zuellig Building, a 33-story skyscraper in Makati City, Philippines, holds a significant place in the
district's modern landscape. Completed in 2012, it marked the first premium office tower to be constructed
in Makati after the year 2000. This architectural marvel stands out for its commitment to sustainability. The
Zuellig Building was the first in the area to be pre-certified for LEED Gold and currently holds the highest
LEED Platinum distinction. Designed by the prestigious Skidmore, Owings & Merrill firm, the building boasts a
unique facade and offers expansive Class-A office space. Owned by the Zuellig Group, it serves as a
testament to the district's focus on innovation and eco-conscious development.

The Zuellig Building stands as a shining example of incorporating sustainable design and green
building principles. The following are some of its important features:
Energy Efficiency:

• Low-E Glass Facade: Double-glazed, low-emissivity (Low-E) glass significantly reduces heat gain
from sunlight while allowing ample natural light to penetrate the interiors. This minimizes the reliance
on artificial lighting and air conditioning, leading to lower energy consumption.
• Sensor-controlled Systems: Daylight sensors automatically adjust lighting based on ambient light
levels, further reducing energy waste. Motion sensors ensure lights are only switched on in occupied
spaces.
• High-efficiency HVAC: The building utilizes an efficient central air conditioning system with CO2
sensors that regulate fresh air supply based on occupancy levels. This optimizes energy usage for
maintaining comfortable temperatures.

Water Conservation:

• Rainwater Harvesting: A dedicated rainwater harvesting system collects rainwater for use in flushing
toilets, irrigation, and other non-potable applications. This significantly reduces the reliance on
municipal water supplies.
• Greywater Recycling: Wastewater from sinks and showers is treated and reused for tasks like
landscape maintenance, reducing overall water consumption.
• Low-flow Fixtures: Water-saving fixtures like low-flow faucets and toilets further minimize water
usage within the building.

Material Management and Waste Reduction:

• Durable and Sustainable Materials: The building is constructed using high-quality, long-lasting
materials that require less frequent replacement.
• Recycling Program: A dedicated area facilitates the collection and storage of recyclable materials like
paper, cardboard, plastic, and metals, promoting responsible waste management.

Additional Sustainable Features:

• Efficient Building Management System: A centralized system monitors and controls various aspects
of the building's operations, optimizing energy and resource consumption.
• Landscaping: Incorporating native and drought-tolerant plants in landscaping minimizes the need for
excessive watering.
