REF : APPLICATION OF CONSENT FOR RENOVATION WORKS


We shall grant our consent for renovation works to proceed based on the following information given to us and payment
of renovation deposit and no refundable payment for addition / alteration services mentioned in items below (if so
required) subject to the conditions mentioned hereunder.

CONDITIONS :
1) You have clear all the outstanding Service Charges, Sinking Fund, Utilities Charges, etc.
2) The renovation deposit for item (f) shall be used to rectify any damaged or loss caused by you or to dispose any
leftover materials and debris.
3) The aforesaid deposit shall be refunded to you less any liability incurred, if any, upon completion of your renovation
works and return of the original renovation deposit receipt.
4) If at any time your renovation deposit is insufficient, you undertake to top up by remitting additional renovation
deposit immediately on request by us before proceeding further with renovaion works.
5) Our acceptance of payment doest not necessarily mean automatic approval for renovation works to proceed. All
renovation work are subject to approval after the following plans in duplicate have been Vetted and consent granted
:
(a) Layout Plan (2 copies) (b) Signage Plan (2 copies)
(c) Electrical Plan (2 copies) (d) Alteration of Air-condition, Sprinkler & Plumbing (2
copies)
6) The layout plan shall include or sketch of their renovation scheme indicating :
(i) The position and height of all partition and materials to be used which shall be of a government approved fire
resistant type.
(ii) Any additional to air-condition, sprinkler, electrical or plumbing services.
(iii) New finishes to wall, floor and ceiling.
(iv) Location of safe or any heavy furniture / equipment exceeding to 200kg.
(v) Any other renovation details required for by our Management or our Consultants.

7) Such layout shall be approved by the Management or its Architects prior to the commencement of any work to the
property, where such layout requires the advice, submission by the Architects and fees shall be payable the unit Owners.
8) Unit Owners shall not carry out any alterations to the external façade, the corridor and party walls not undertake any
hacking of floor and ceiling concrete slab.
9) Unit Owners shall comply to all requirement of the relevant authorities in conjuction with the operations of their shop units
or tenancy and shall bear all costs involved in compliance with or in providing such requirement where approvals are
necessary before the commencement of works, unit Owner shall remain from carried out any such work until the relevant
approvals have been obtained.
10) Unit Owners shall pay the necessary administration charge of Maintenance for the implementation of any additional /
alteration of air-conditioning, sprinkler system and plumbing services.
11) Any renovation works involving the mechanical, electrical and plumbing installation or alteration shall be carried out by the
competent Contractors approved by Management and suct cost incurred shall be bone by the Owners.
12) Unit Owner of restaurants and pub shall provide proper grease trap as directed by Architect to units at their own
13) expenses.
Unit Owner of saloon hair dressing and massage shall provide proper bottle trap before jointing to our sewer line at their
own expenses.
14) Unit Owner shall not draw on more electricity than their allocated capacity.
15) Unit Owner shall apply TNB immediately the schematical plan is approved by the Management. This is to facilitate the
installation of electrical meter by TNB.
16) All signboards and advertising materials to be installed within the building must have the consent of Management before
obtaining licenses from MBJB.
17) You shall be held responsible and liable for any damages or loss sustained by us or any third party during the course of
renovation works or as a result of it.
18) You shall indemnify us as the Management and/or against third party claims for damage or loss suffered should
unfortunate incident occur during and/or resulting from your renovation works.
19) The renovation work is to be carried out either at 6:00 am to 11:00 am or 7:00 pm to 12:00 am ONLY. Any work before or
after the time given must have prior written approval from the Management.
20) You shall inform us immediately should there is any changes that differ from the information already given to the
Managament.
21) You shall at all time, during the course of your renovation works to take precautionary measures to prevent any mishaps,
such as failing debris, spillage or flying sparks etc. to ensure the safety of the general public.
22) You are reminded to obtain a Public Liability Insurance coverage of not less than RM20,000.00 and copy of the policy is to
given to the Management.
23) You are not allowed to places the building materials on discriminately and cause inconvenience to others Tenants or
Shoppers.
