DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale is made and entered into this [Date], by and between:

of Seller], hereinafter referred to as the "SELLER";

-AND-

[Name of Buyer], of legal age, Filipino, married to [Name of Buyer's Spouse], with residence at [Address

WITNESSETH, that -

WHEREAS, the SELLER is the registered owner of a parcel of land located at [Address of the Property],
covered by Transfer Certificate of Title No. [TCT Number], with an area of [Area of the Property] square
meters, more or less, and more particularly described as follows:

WHEREAS, the BUYER has offered to purchase the said property, and the SELLER has agreed to sell the
same under the terms and conditions hereinbelow set forth;

in Numbers]), Philippine Currency, the receipt and sufficiency of which are hereby acknowledged by the
SELLER to the full satisfaction of the BUYER, the SELLER hereby SELLS, TRANSFERS, and CONVEYS, by way
of absolute sale, unto the BUYER, his/her heirs and assigns, the above-described property, free from all
liens and encumbrances of whatever nature.
The BUYER hereby acknowledges that he/she has personally inspected the said property and accepts the
same "AS IS, WHERE IS," subject to such servitudes, rights of way, and other easements as may lawfully
exist.

The SELLER hereby warrants that he/she is the lawful owner of the property and that he/she has the
right to sell the same, and that the said property is free from all liens, encumbrances, and adverse claims
of whatever nature.
