Foundation of CSR Consultant and Associates

Most of the Societies in previous times, used to carry the Construction of Buildings, Their
Repair, Restoration and painting work at their own responsibilities. At times, the Society
personals did not have available resources like, repair techniques, extent of repair
needed, Contractor selection processes, timely supervision and financial implications.
Off the period, few incidents like collapsing of building, non-maintenance of structures
and other misc were highlighted by Municipal Corporations.

Municipal Corporations, over a period, made it mandatory of hiring Structural Engineers,

Consultants and Auditors to evaluate / formulate / supervise, the Redevelopment
projects or Repairs needed for the Society building. The idea was to facilitate the
Managing Committee with the professional expertise in the domain; to carry the structure
audits, tender management process and project management consultancy.

CSR Consultants and Associates was then formed in 2004 with a league team of Civil
and Structural Engineers approved by Municipal Corporation Of Greater Mumbai
(MCGM), Thane Municipal Corp. (TMC), Vasai Virar Municipal Corporation (VVMC),
Mira Bhayander Municipal Corp. (MBMC), Panvel Municipal Corporation (PMC) and
Navi Mumbai Municipal Corp. (NMMC) in 2009-2010.

Today, this team collectively works towards the needs of the Residential and
Commercial Societies driving the process; right from the Audit to execution of the repair
project.

So far, CSR Consultants have provided its services for various complicated projects that
involved rigorous audits, calculative load strength, Assist from inception of foundation to
completion of project – Lock n Key, Strengthening of RCC structures, Reinforcements,
Crack treatments, re-plastering, waterproofing with various methods, paintings,
plumbing, weather shed at Terraces, Extension of building - vertically / horizontally and
electrical audits.

The Company Logo was introduced in year 2010, which is a mix n match of
‘Civil’, ‘Structures’ & ‘Repair’ words; starting alphabets; the same idea behind
naming the company, as “CSR”. Since, most of the activities, were majorly involved
with building repair, so was the launch of company official website

Redevelopment project Glimpse:

1. Verify the agreements as per final accepted terms and financials by Society
members.
2. Co-ordinate with Architect for design and amenities in the project.
3. Coordinate with appointed Legal team for advising on the agreement aspect and
other Legal advises.
4. Verification of building plan developed by Builder / Developer for approval to
authorized.
5. Preparation of expected schedule for Municipal process and approvals.
6. Assist vacating of existing residing members without much hindrance and assist
them for relocation, only after completion of all documentation.
7. Development agreement and Individual MOFA agreement of Society with
Developers and Financer.
8. Status for work in progress to check the quality and as per approved plan.
9. Preparation of work in progress report on monthly or as required.
10. Various warranties agreement with the third parties.
