Value Engineering.

HVAC
 For offices &corridors Smoke Evacuation, A separate system has been used (smoke duct
& smoke fans), so as value engineering we can utilize same exhaust air duct connected
to heat recovery air handling unit with motorized damper connections and shall work at
higher velocity which shall extend through the height of the tower to a dedicated smoke
exhaust fan on the roof. The riser shall communicate with each office level through
smoke exhaust inlets utilizing combination fire/smoke damper.

This proposal will lead to cost reduction as below justification.

1. Reduction in duct cost.
2. Reduction in motorized smoke dampers.
3. Reduction of quantities of fans which used in smoke evacuation.
4. Reduction in low current points required for motorized dampers.
5. Reduction in number of shafts required as its existing building.

 The available standard fan coil existing in site will be used according to below data from
existing equipment schedule received from site.

 The available air handling unit existing in site will be used according to its capacities
related to calculation load and below data from existing equipment schedule received
from site.

 In below figure, this is a proposal for closed offices as value engineering as we can used
one FCU to serve 2 closed offices which have the same peak load on the same time with
master/sleeve thermostats and relocate all FCUs to be in corridors outside the closed
offices.

This proposal will lead to cost reduction as below justification.

1- reducing the quantities of FCUs and its Hookups required for closed offices by 8 units
per each floor and 86 units reduction in all floors.
2- Decreasing coordination problems between other trades above false ceiling
3- Location of access doors will be outside the closed offices.
In the other side of this proposal there is no individual control for each closed office, but
two offices have the same peak load on the same time, so the individual control can be
neglected.
