Its curving crescent form and sloping roof line are designed to maximize views, resulting
in unobstructed visibility of the Cincinnati skyline from every unit. The ascending height
of the building mimics the suspension cables of the nearby roebling’s Bridge, a central
feature of Covington’s waterfront. It also links the low horizon of residential structures
to the east with the more modern commercial buildings to the west.

Through the vertical, non-repeating articulation of the facade, the building breaks from
the conventional, horizontal orientation of typical high-rise buildings. Its multiple layers
blur the distinction between interior and exterior, both visually and experientially. The
resulting texture also provides shade to all units from the eastern sun.

The Illa del Mar building is part of an urban setting
unusual for Barcelona. The building is isolated and
freestanding, situated on the coastal side of the Diagonal
Mar city park. It is a distinctive project that seems to stand
apart from the urban grid it interrupts. Open space and
the park’s orientation towards the sea are the parameters

The designer concentrated the building space in just two towers: the first, the lower one, aligned in continuity with other already existing buildings, situated on a line
perpendicular to Avinguda Diagonal; the second, the taller of the two, on the sea front, displaced towards the end of the park, to allow an unobstructed and extensive view
towards the sea from the park. The two towers are linked by a linear, low-rise structure, which gives the development the necessary unity without interrupting the visual
continuity of the park towards the east.

The interior volume is organized around a solid central core, which contains the vertical communications system, and a peripheral, broken line of concrete screens that define the
enclosed area. The variations, floor by floor, in the depths of the terraces that surround the closed space, shape the external appearance by creating strategic setbacks, sloping
surfaces, overhangs and sharp edges, not strictly vertical.

Depending on the incident light and the viewer’s position, the color of the various planes of the facade varies during the day from transparent to opaque, from mirror-like to
glossy, offering varying images and shades of color, brightness and transparency.

The tallest residential building in Central London, Strata SE1 is also the first significant
development to be delivered as part of the regeneration of the Elephant & Castle. It
delivers 408 high quality private and affordable residences to the area and will be home
to more than 1,000 residents. 20 of the 98 affordable homes are reserved exclusively for
residents relocated from the nearby Heygate Estate.

The client’s brief challenged the design team to develop a high-rise residential concept
that would kick start the Elephant & Castle regeneration and embrace energy efficiency,
targeting an Eco Homes assessment rating of “excellent”. The three wind turbines are
expected to produce 50 Mwh (Mega watt hours) of electrical power per year for the
landlords supply, approximately 8% of the building’s total energy consumption.

Strata SE1 is designed for sustainable urban living. This sustainable design means that
energy costs per apartment will be substantially less than the typical UK housing average
significantly reducing residents and tenants occupational costs.

The building is an abstract entity giving a sense of scalelessness; its principal
facade present itself as a smooth-skinned glass curtain, permitting, at a
glance, the loss of perception of the building’s floors. The building’s skin
is accentuated with randomly placed aluminum mullions, which control the
effect of the sun, while creating an interesting effect of light and shadow in
the concave shape.

Art is integrated into the Plaza Residences project by means of a raised mural
Panoramic View Plan plaza or “pisal”, which, apart from being a common plaza, also serves as
a transition towards the exterior, further favoring visual contact towards the
great avenue.

The corners of the building emphasize its height with an abstract language
by means of vertical elements which break the horizontality of the aluminum
mullions. One of the vertical elements shifts position to move and converts
itself with a group of columns and glass in a “box of light”, giving presence
to the building.

Conceived as a vertical community, it seeks to replenish the
loss of open space on the ground by incorporating a series
of Sky Loggias as a reinterpretation of the recessed spaces
found in traditional Italian villas. These spaces are then
linked by a continuous channel that provides an opportunity
in the future to connect the recessed voids with vertical
planting or be lit as a beacon to the development.

A series of sky piazzas are included within the vertical open


space strategy that are richly planted to help reduce ambient
temperatures and make for a more conducive setting for
social interaction. Deep overhangs provide private balconies
whilst acting as a shading device. The modularity of the
structure and the minimization of wet trade construction
also provide an opportunity to merge units —— thus

Project Introduction
This multifamily housing project consisting of 84 high level
apartments, plus four luxury penthouses was constructed
on a densely wooded site that included eighty-foot tall
pecan trees. The apartments range in size from 1,760

square feet to 3,520 square feet for the penthouses.

Architectural Features
To protect as much of this site as possible and to take advantage of potential views, a
high——rise solution was adopted, creating a building with four apartments per floor
with an integrating central core for vertical circulation. The tower has 3 underground
parking levels, providing each housing unit with parking for 2 vehicles, as well as
storage. The project has a large swimming pool, as well as a party pavilion within the
existing gardens.

To enhance the building’s energy efficiency, the architect and his consultants made
a detailed 3D model to facilitate an analysis to determine maximum energy efficiency
levels incorporating bioclimatic techniques such as basic solar orientation and passive
systems, as well as the use of current technologies such as envelope insulations and
high performance windows, which are double glass, Low-E technology.

Architectural Features
This residential building implemented a plan that makes use of such
views. The windows extend from floor to ceiling and many unit schemes
such as living rooms with corner views and views from bathrooms for
corner residential units. Residences facing the southeast can view the
sun rising from among the far off Ikoma Mountains as well as enjoy the
night views of Osaka’s skyscrapers spread out below. Those facing the
northwest have views of the calm waters in the morning and can savor
the sky and Osaka bay bleached in sunset colors at sundown.

In order to secure the corner views, the building design is such that the
building corners are sliced diagonally at two levels, making a setback
towards the upper floors. Therefore, the corner views of residential units
are ensured and the sense of elevation of the high-rise building has been
emphasized. Furthermore, the building’s contour, through tile patterns,
expresses an emphasis of elevation and height, as well as vertical lines
common to Art Deco, Neo-gothic and American Gothic styles that can be
seen in skyscrapers.

The entrance hall has a dynamic open ceiling space from the first to third
floors, portraying the sense of an executive living space. In addition, groups
of attractive common use facilities rooms that enrich the lives of residents.

Project Introduction
The residential development located in a ravine, where
vegetation plays a major role, this two-tower complex Plan Analysis Chart
seeks to blend in with its surroundings. The base rests
on a succession of platforms inserted into the hilly land,

The two towers are oriented so as to achieve two basic
functions: they crown the Golf Club on its eastern side,
and provide a magnificent view to 100 apartments
facing the Golf club and the ravine that surrounds it.
Blending well with these typologies are the garden
houses, each with their private garden, forming a
sequence of platforms that cover the ground floor
with public and private gardens, all integrated into the
surrounding vegetation, making the woods a part of
the project itself.

The interior design project for the Multi-Use Room


and Tower A Lobby was part of the intervention of
Higuera + Sanchez. The general concept is elegance
and simplicity. The Multi-Use Room was designed
taking into account the flexibility it requires, and the
project includes furniture that can be transformed to
generate spaces such as a stage and bar. Very few and
selected materials were chosen, characterized by their
colors, close to blacks and whites, for the Multi-Use
Room, lobby and apartments, which are also used in
the exteriors and façades.

The general result is harmony and unity on interior and


exterior spaces throughout the complex, even though each
space was thought of as a unit with its own characteristics.

Project Introduction
Park Tower Gransky is a project which has sophisticated
design to add consistency and variety to the whole
town and to realize a rich residential space and beautiful
cityscape, based on the master plan of the redevelopment
area in Higashigotanda district of 29 ha. In this area, as
a 150m tall high-rise, this tower has to create an overall
cityscape that works with other future high-rises in the

adjacent Kitashinagawa district.

Architectural Features
During the exterior design process, in order to add various
inspirations to produce a sophisticated cityscape, the designer
collaborated with other foreign designers. First, they set up the
cascade-shaped design along Meguro River adjacent to the site
and visualized the landscape with the water in Meguro River.
Then they made more than 20 kinds of patterns using different
tile combinations and applied them to the exterior wall, which
produced a rich expression like a delicately woven fabric. Glossy
luster tiles were scattered across the facade to reflect natural light
thus adding to the appearance of the tower from different angles
and viewpoints. In order to match the Jounan Gozan Mountains,
they also picked more earth colored and dark colored metal
frames, which also enforces the imagery of the cascading water.

For the design of the top of the tower, the designer used the spire
shape so the tower appears as if it’s shooting from the ground
towards the sky, and added the grid design to create a contrast.
Also to establish a more luxurious space on the rooftop, roof
garden and a Jacuzzi bath was added as part of the residents’
amenity; it offers a spectacular view of the city and is part of the
hospitality towards the residents. They carefully designed every
detail for each material, and created a rich and warm space by
using delicate craftsmanship.

Architectural Features
The exterior of the tower uses sun-shading elements, patterned planes of textured panels and protruding
balconies to create a facade that is functional yet expressive. The horizontal, metal expanded mesh sun-
shading screens the strong tropical sunlight. The angled mesh prevents insulation while permitting visual
connection to the ground.

Landscape is used as a material —— rooftop planting, sky gardens and green walls were incorporated into the
design from the very beginning. Creeper screens are applied to otherwise blank walls to create visual delight,
absorb sunlight and carbon and create oxygen in the dense environment. Trees cover the car park, project

form of high-rise living for the tropics, developed less
from western temperate models than from research on
possibilities of low-wind, tropical climate in dense urban
conditions. This project implemented several ideas
developed originally for a competition in Singapore for

This scheme is designed from first principle to create a better lifestyle for
central city living in the tropics. Going high in the tropics means cooler
breezes, less dust, more privacy, more security, less noise, better views. To
take advantage of these conditions, the design incorporates a staggered
arrangement of blocks that allow cross ventilation, views to both the city
and the river, and enhance the gentle breezes by funneling them between
towers. The gaps between the towers are bridged with sky gardens that
provide exterior entertaining areas directly off living areas.

The apartments’ interiors interact strongly with the exterior, with full height glazing, balconies, sky gardens and sky terraces. Sun shading and overhangs provide weather
protection and screen and filter the strong tropical light. Walls of greenery provide sun-shading that convert heat into oxygen, improving local air quality.

Common areas are spread throughout the towers, offering inhabitants a variety of experiences, from the intricately designed carpet of water, stone and vegetation at ground
level, to the extensive indoor-outdoor facilities at the pool level, to libraries, barbeque, and function areas at sky terraces.

Architectural Features

The idea of a fluid internal-external space is also explore


in every space creation on this building. A 6-meter height
lobby, which opens directly to its public pool and garden,
start this experience on the ground floor when people
enter the building, leading to a glass enclosed private
lobby. This concept of internal-external space is further
explored in each unit above. There is almost no visible
boundary between internal unit, balcony (and even the
sky…), as a result of extensive use of tempered clear glass
panel for door, window and balcony’s railing.

The main feature of this architecture totem however is


the introduction of protruding balconies and private
pool for certain units, positioned in rhythm extended
3 meters beyond building perimeter, releasing the
“tension” within the units toward the view of

Architectural Features
Considering energy conservation and recycled materials, the architects chose to design a façade
that utilized discarded aluminum and zinc materials from industrial buildings.

The eastern face of the main building volume features a metallic skin providing much needed shade
on the roof and terraces, and noise reduction from Avenida Portugal. About 120 solar panels are
incorporated on the north facade of the building. The balconies and façade coordinate to make up
the design element composition of the face. The solar energy captured by these plates is used for
heating and hot water, ensuring a savings of 100% in summer and about 70% in winter. Individual
housing units have their own panel and manage its consumption independently.

Project Introduction
In 2003, Groningen municipal council launched a
project “The Intense City” to keep the city compact by
increasing the building density of districts around the
Centre. The Rokade Residential Tower Block is situated
on one of the first increased density locations, and
marks the corner of the Corpus den Hoorn Laan and the
Sportlaan, the avenue providing access to the Hoornse
Meer district. The apartments for purchase are intended
for the “younger seniors”. The building is linked to
Maartenshof in a subtle way. In this way, Maartenshof can
supply diverse forms of care to the buyers, without this

delicate relationship being visible to the outside world.

Architectural Features
Towers in the Netherlands often have a minimum of four dwellings per layer for budgetary reasons. This is also true of De Rokade. The building seems very slim due to the
cross-shaped ground plan. The four apartments are situated in L-form around the inside angles of the tower. In this way, the dwellings combine the beautiful view with an
introverted quality.

The apartments’ facades, load bearing construction and installations have been made ready for three different layout possibilities. The present and future inhabitants will
be able to determine their own ground plan in this way. The building is extra sustainable according to Groninger Residential Quality directives.

Instead of an expensive and dark underground parking garage, the designer has elevated parking to the two floors above the physiotherapists’ practice accommodation.
The inhabitants reach their parking place on the first or second floor with a car lift. The garage is naturally ventilated, has daylight and a view and, with construction costs of

Project Introduction
This project is the result of a competition run by
Madrid’s Municipal Housing Agency at the end of 2003.
The philosophy of the competition was that each team
would offer the best architecture solution that was able
to imagine, subject to compliance with the “economic”
parameters for the lot; maximum surface to be built and
number of dwellings, and always considering that it is a
social housing development. The project builds a total of

132 one and two bedrooms housing units.

Above ground, the building occupies 70% of the limit set by the alignment of the facades, with a general setback to
liberate more public space on the front sidewalk access and natural relief of ground floor commercial use.

For a certain floor area, reducing the footprint of the building necessarily implies growing in height and in this case the
designers propose a shaped volume with a profile proportions, uncommon. They are more interested in the idea of a free
development in height, where the balance between the parts and the whole is somewhat disturbing.

The floor plan solution is based on the geometric process of "double symmetry", as in the ambigrams, which are words
or figures that can be read alike when rotated 180 degrees. This strategy works to blur the different parts as the order
of each one is not clear and becomes associated with the order of the others. It also has to do with the fact that the
building, as a free block, is perceived as a piece in which there is no distinction between front and rear or beginning and
end, and responds similarly to both the access road as to the green zone that runs lengthwise on the other front.

Although all the apartments have 1 or 2 bedrooms, the smallest elements are set in height, and developed on one floor,
while the duplex, as repetition of functionally undifferentiated units, occupy the longitudinal development of the plinth.
And the duplex units are composed of two versatile rooms that cross section to enjoy both North and South directions.

Project Introduction
The Trillium is a premium high-rise condominium,
comprising of three towers and 1 basement parking, set
within an urban setting in River Valley, Singapore. Sited on
a long and narrow plot along Kim Seng Road, the towers
had to be placed directly next to one another and be
surrounded by high-rise buildings on all round the plot.

Each tower is designed as a clover plan with only 3 promontory units per storey for maximum views
and privacy. As a result, this plan gives Trillium its signature trefoil form while the towers’ layout gives
Trillium its majestic skyline & posture.

All units in Trillium are designed as promontory units with 270 views. The living room is designed with a
wide, parabolic glass frontage, flanked by two open balconies while the private lift is located next to the
living room and opens into the balcony to form an entrance of sky gardens and panoramic city views.

The private lift lobby, balconies and living room can be amalgamated into one continuous deck by means
of sliding doors, allowing residents generous spaces for contemporary, outdoor “sky-living”. The
balconies are located across from one another to allow for effective cross-ventilations and ample daylight
within the living room while sun-shading ledges and planter boxes are located around the living room to
reduce sun glares. On the 1st storey, ground voids are created to allow daylight, natural ventilation and
greeneries within the basement car park.

Architectural Features
The building consists of a simple stacking of the desired apartment types.
The largest are below, the smaller ones on top: a weirdly proportioned
Maya pyramid. The contour reminiscent of the archetype of the high——
rise: in a way comparable to the Manhattan zoning. This rational structure
serves as the backbone for a more frivolous addition.

The balconies are draped around the structure almost like couture. Per
category of apartments the balconies should be the same size. Since
from top to bottom the depth of the terraces increases, the width has to
diminish. The block appears as one, a single gesture but at the level of
the dwelling there is differentiation, from apartment to apartment the
outdoors space is unique and individual.

The building will basically attract active elderly that hopefully will be able
to spend the rest of their lives there. At ground level there is a nursery and
children’s playground and medical facility. The entrance of these facilities
and the apartments are combined in an attempt to enhance the regular
dimensions that are quite limited.

Project Introduction
Prisma is a housing project for 52 apartments and some
additional facilities in the city of Groningen. It is part of
the nationwide, large-scale renovation operation that now
is underway in the Netherlands.

Project Introduction
This housing and commercial mix-use building complex
is located in the heart of Osaka city. This narrow site is
overlooking a park, with both the north and south side of
the site facing the road. With a low-rise temple situated to
the west, allows for the building to openly connect with

the city in three directions.

Architectural Features
In order to take advantage of this unique site condition, the designers have used
vast amount of glass to the west facade for the building to further open to the city.
The upper floors of the 26 housing units are composed of 7 different unit patterns.
The facade panels that package the units is a direct reflection of the programs of
each unit, as glass or concrete panels are appropriately placed. And it is better for
the community in the long run to have an appealing façade rather than a typical
urban building here wrapped with blank walls and no windows.

For the entrance hall and approach that will be used daily, the designer sought of a
space where one could feel a sense of change through movement. White marbled
walls with imbedded crystals illuminated by light glitters as one walks across this
space. On the side of steel girders stainless steel blind is hung, and galvanized
steel panel is placed on the underside. These materials create multiplicity to the
character of the space through the reflection from the constantly changing light
during the day.

Of all 26 rooms, the ones on the 8th and 9th floor facing the park take full
advantage of the site conditions. The reflective materials on the floors and walls
so the residence inside can closely feel the changing weather. As outside scenes
and greenery from the park reflects on them, it brings various atmospheres to the
living environment. On the 8th floor units, glass was installed on the corridor walls
between the entrances leading to the living room. Outdoor scenes are reflected on
them creating openness to the usually dark and contained space. On the highest
level, the designer used highly reflective white tiles on the floors. On a sunny day,
it reflects the sky with clouds, giving a sensation of being above it. The grey glass
wall brings tension while providing depth to the space.

which has been subject to considerable revitalisation
over recent years, with a number of new residential
apartment buildings developed by Lend Lease and public
open spaces being constructed in the area immediately

Architectural Features
Sugar Dock provides 132 residential units associated communal open space and
underground car parking. The building design has been developed to provide a graduation
in scale to relate to the greater context.

The tower consists of a series of glass residential apartments enclosed and anchored by
two precast shells combining the visual language of the new development with that of
the old Pyrmont. Within the glass form, apartments are turned away from their primary
boundary, and the adjacent tower, towards the view and optimal orientation. A podium
element grounds the tower’s masonry walls and reinforces the sandstone cliff-like
Bowman street alignment. A generous communal and private landscaped space links the
Sugar Dock to the next tower under development.

Apartments along Bowman Street have been articulated to read as a series of houses
inserted into the cliff face. They have an intimate character with their connection to the
park on Bowman Street and are restricted in height allowing clearer views through site
views from Distillery Hill and from the communal open space.

The material chosen for the shells is vertically articulated light coloured precast concrete
providing a relationship with the prominent sandstone outcrops of the Distillery Hill
development. The elevations have been developed to correspond with the more private
functions within and to provide protection from afternoon sun.

Project Introduction
The building was designed that reflected upon the unique
riverfront culture of the Dansui area and at the same time
maximized the tremendous views of the Dansui River.
Although Taiwan is an island country, but all the buildings
in the Dansui area did not reflect upon this unique
character. Most of the buildings in the surrounding area

Architectural Features
The designers set back the massing of the building in order to allocate the maximum amount of green space in front of the building connecting to its immediate context. It provides
a large open green space for the inhabitants.

The building itself utilizes floor to ceiling glass in order to maximize the views towards the river. A continuous balcony with glass balustrades surrounds the floors providing sun
shade as well as outdoor space for the residences. The balconies are curved to better reflect the nature of the river front.

It was a uniquely water front building, not just any building that
can stand in any urban context. In terms of building innovation;
structure-wise, the building uses a pre-cast system which was
extremely advantageous in terms of shortening the construction
time and the accuracy of the curves.

The building is the tallest residential building that uses seismic


isolation in Taiwan. Wind turbines on the top of the building
generate electricity for some of the public areas. Because of the
amount of glass used in the facade, double low emission glass is
used to cut down energy costs.

Condo which offers 38 apartments, stair cores and 3
elevators; one of them for service, all 3 communicates
to 118 cars in cellars and 12 more in level of access,
reception, room of monitoring, hall of multiple uses,
paddle-tennis court and swimming pool on the roof, the

whole building is accessible for disabled.

The Standard Apartment consist of three bedrooms with
bath and dressing room each one, a space of living-
dining room with a bathroom for visitors, familiar room,
full kitchen with a space for pantry, patio and a room for
service. The body of vertical circulations and the elevators’
engine rooms are located on the roof floor; there is also
an outdoor swimming pool and a suntan area, recreational
areas and a bar.

All of the façade coating elements are suspended, screwed


or clamped, the façade is completely removable. In this
way a thermo-acoustic-meteorological barrier is created
and makes the building efficient in regard of all the
aforementioned elements. This system, in turn, allows easy
façade reposition, change or maintenance, as well as easy
access to the facilities that surrounds the perimeter of the
building. This makes easier access to facilities because
in the beginning it was decided that all bathrooms were
oriented to the façade for ventilation, and at the same time
the discharges are routed to the outside with rear discharge
toilets and strainers with parapet in showers.

It bears mentioning that this prevention of passive


conditioning makes the building more efficient in regard of
the thermal area, so the energy consumption is lower and the
investment in air conditioning equipment too, at the same
time it contributes to ecology saving energy and achieving
better comfort without the use of mechanical devices.

Pho height. It traces a continuous irregular
line, which stretches the length of two
asymmetrical blocks in the Cerdà grid,
taking on a special scale that relates it to
the other structures of exceptional size that
typify this part of the city. And the increase
in height is achieved by layers of horizontal
bands, the facade on Avinguda Diagonal
being formed by the superposition of
several planes.

On the inside, the building is organized


around sections of the central access
corridor, of different lengths, which connect
the residential units to the vertical systems
of stairs and lifts. The residential units are
small, with one, two or three bedrooms.
They are based mainly on one design type
and all have the same depth. Therefore, in
the areas where there is a central corridor,
the depth of the building increases, which
helps to give the overall floor plan a lively
and varied appearance. This variation gives
rise to alternative solutions for the terraces,
and this is clearly perceived in the way the
volume appears to be the sum of smaller
pieces, on a scale adjusted to close-up
observation from the street.

The outside appearance reflects these


f e a t u re s t h a t a r i s e f ro m t h e s pa t i a l
organization. While preser ving the
impression of a single unit, the different
features —— changes in depth, changes
in height, the por tals penetrating the
building —— also permit a fragmented
interpretation, in terms of the sum of the
parts with their diverse proportions, which
receive sun and light with different nuances
depending on their orientation.

Project Introduction
This project is part of the master plan for the northern
side of the extension of Avinguda Diagonal towards
the sea. It forms part of an unbroken building front, in
alignment with the avenue, punctuated by a series of taller
structures, approximately equidistant, situated in strategic

positions.

The tower, therefore, is not an independent object. On the
contrary, it is part of the growth in height of the line of
buildings, at a junction where three tall buildings coincide,
overlooking an ample street section. The tower does not
negate the background urban layout, made up of streets and
squares defined by medium-height facades.

Although it is an independent structure, the designer drew


up the project for the tower in conjunction with the plans for
the buildings located between the streets Fluvià and Bac de
Roda, with which the tower shares expressive resources and
materials. The project employs a sole type of facade, which
makes it possible to link the eight-storey buildings to the
corner where there is a change of scale and height resulting
in the tower with its twenty-two floors.

The tower constitutes a prism, with a rectangular floor plan,


aligned with the Avinguda Diagonal on its narrower side. It
connects to the other buildings through a bridging structure
three stories high, intended for small offices. Pedestrians can
pass under this structure to access the public space inside the
block, and it also covers the vehicle entrance to the car park.

The facades are tense surfaces constructed of composite


panelling and dark-lacquered aluminium profiles, the sole
material used for frames, sun blinds and sections, in order
to visually unify solid and empty space. The basic geometry
ordering the facade is that generated by the partition of each
floor in three equal horizontal bands, and a vertical division
in bands of constant width, consistent with the course of the
vertical elements of the structure. The distortions in the white
mesh, in the surface and on the edges, produce an optical
illusion that blurs the precise dimensions and boundaries
of the volume without affecting its formal precision and the
connection with the adjacent eight-floor building.

This residential tower is a mixed-use building in a rapidly
developing retail district in an urban setting. The building

Typical Floor Plan
The project image is contemporary, clean, and responsive to the context of its downtown environment. The
building is broken into four separate volumes articulated by color as well as by massing. Within each volume,
a distinctive staggered window pattern along with stacked columns of sunrooms breaks down the scale once
again. The tower’s skin is made of anodized aluminum shingles, giving it a rich texture and a luminous
surface quality that changes in different light conditions.

From massing to materials choices, this project is designed to high sustainability standards. Oriented with long
faces north and south and short faces east and west, the building is able to resist heat gain in the warmest
times of the year. All windows face either north (where heat gain is not a problem) or south (where solar gain
can be controlled by horizontal sunshades). Deep, cantilevered concrete balconies provide just such sunshade
as well as creating generous outdoor living spaces. The lightweight aluminum “rain screen” skin reflects
heat and arranges insulation, vapor barrier and ventilation so as to optimize energy performance, durability,
thermal mass and indoor air quality.

The residential units maximize daylight and views with large, carefully situated windows. Ground floor amenity
spaces similarly revel in generous north light, tall open spaces and simple finishes. Concrete floors and ceilings
prevail throughout. The pool and recreation deck on the fourth floor provides extensive social spaces with
excellent views of the city and surrounding landscape.

Station and Akabane Station, and is also adjacent to
the Metropolitan Expressway. The designer developed
a variety of designs for this project to enhance the

Architectural Features
As a high-end residence, it has to have timeless qualities; at the beginning of the project, the designer added a 3 tiers structure to the top part of the building to help create a timeless
design and to add a sense of stability and calm. Regarding the design of the crown, the glass facade takes advantage of the excellent views and helps the building to be a local
landmark in this district. In addition, the horizontal fins attached to the crown not only help with daylight control and privacy, they cast shadows which help to create a visual depth.

To harmonize with the Mita Garden Tower in the cityscape, the central part of the tower was setback so that it reflects the exterior design with Mita Garden Tower. Between the
Azabu Juban tower and Mita Garden tower, there is a courtyard which creates a buffer space as well as an open space for the community with a water feature and tall trees; the
courtyard also contributes to the overall urban environment.

The facade of the lower part of the tower is composed of granite and Nichougake tiles. The colors of granite and tiles are soft so that they match with the color of the variety of
plants which they incorporated along the streets surrounding the site.

Architectural Features

The project has 32 three and four bedroom units. In addition,


there are two duplexes and double-storey penthouse with
outdoor swimming pool, spiral staircase and two garden terraces.
At Parkview Eclat, every unit has a private 3 by 8 m lap pool
on the balcony, providing an unobstructed view of the city.
Residents also have access to a concierge service that rightfully
complements the luxurious fittings and finishes that defines the
building’s class.

The outdoor spaces are organized along two major axes. A main
axis runs from the main building to the landscape deck, punctuated
by water fountains and exquisite sculptures. This continues across
the horizontal plane and even vertically up the building’s facade,
lending coherence to the overall Art-deco look.

A second axis categorizes various water-related activities,


distinguishing facilities like the water play fountain, children pool,
lap pool and Jacuzzi. The linear swimming pool acts as visual
anchor along this axis, which ends dramatically in the raised
Jacuzzi pavilion.

Architectural Features
The designer produced a green and exciting urban environment as well as fit in with the
existing surrounding areas; to balance between the central business district and the rich
residential environment, and to offer a design which will add to the value of the area by
enhancing the elements unique to this area.

The theme of the tower design is “Light” and “Harmony” with the trees in Akasaka.
They chose to use the madder (red) color for the facade which makes reference the name
of the area, Akasaka (meaning “red hill”), and is more of an earth color, and added silver
white and light green color tiles to create the imagery of pure air and light in an urban
forest. Glossy Luster tiles laid in small diagonals on the facade sparkle in the daylight, and
silver mullions were designed to extend vertically up the whole building to help make it
a distinctive landmark in this area. The triangular shape, derived from the shape of the
project site, is applied throughout the building design. Urban relaxation, richness and
luxury were expressed in the landscape, lighting, and interior design.

Jade explores the possibilities for an emerging residential
typology which offers the amenity of large detached
homes within higher density developments as well
sought, desirable locations such as along the beaches of
the Gold Coast. The functional planning of these “one
per floor ” residences, beach houses and penthouse
has been carefully considered to allow all the spaces to
take advantage of the cross flowing breezes, ocean and

The design intent was to bring elements of the beach inside each
apartment, penthouse & beach house through materials and design.
This inspired the use of textures and materials and the introduction
of a swimming pool on each level. The water element is integral to
the building fabric and the interiors with the pool, in a staggered
arrangement up the building, combining living, dining, outdoor and
kitchen spaces to the borrowed landscape of the ocean and hinterland.

In response to the elliptical form of the building the interior layout was
designed so that the curvilinear form leads through varying open spaces
and corridors. The strength of the curvilinear corridors is emphasized
by the application of horizontal veneer and the light reflection on the
polished stucco walls. Timber and glass sliding doors disappear back
into walls to maintain connectivity and transparency. The results surpass
the level of expectation of apartment living to deliver a variety of spaces
which are both private and intimate and open to the views.

In such a location residences with a building design and color scheme that gives the sense of a seaside resort are offered. The property is designed to blend into the
surrounding townscape and also to create new scenery.

The plan for River Garden City is comprised of four phases and a promenade as long as 300m that passes through the premises. On both sides of the promenade are low
green hills, thus realizing a promenade that is full of green views. The aim is to create a space in which pedestrians feel they are in a forest, as the buildings are not very
noticeable when walking on the promenade. Additionally, variable steams of water, waterfalls and biotopes are set up in various places, creating a rich living environment

The design concept evolved around “Simplicity”
to enhance the subtly modern lifestyle in the heart
of the city. With the mission of being the landmark
building of Happy Valley region, the building facade
is dressed up with jumbo ceramic tiles and aluminum
cladding for residential portion and terre-cotta
louvers, steel canvas, stone cladding, curtain wall and
feature lighting for non-residential portion.

The layout is designed to maximize the capture of


unobstructed panoramic view overlooking the Happy
Valley Racecourse for each individual unit, but also
able to view the luscious garden and swimming pool.

Broadwood Twelve has also taken leading edge of


commissioning sustainable building by adoption of
green principles. Therefore, design to reduce energy
demands always inherent in the concept during
design development stage. With the use of low-e
glasses, heat gain in summer and heat loss in winter
would be reduced. Less light reflection also means
reduction of light pollution to proximate environment.
In addition, double glazing windows further mitigate
impacts from external, i.e. thermal transmission and
exterior noise reduction. Cross ventilation window
to enable effective nature air circulation and obtain
maximum natural light. Aluminum feature on façade
act as shading to control direct solar gain to premise
while add extra value on aesthetic sense. Using
LED lighting whenever possible to reduce energy

Kong Island. The development consists of 10 numbers
of duplex apartments (each offers approximately 300 sq.

The duplex is designed in a way that the living room,
dining room, balcony, study/TV room, bedrooms and
master bathroom are all installed with continuous
windows facing the panoramic view of West Lamma
Channel. This extensive area of windows also attributes
to the design of the external façade. Blue tinted glass
panels and matching coloured aluminium claddings
are used, forming a homogeneous screen on the
front façade and together with the use of white and
terracotta colour on the more solid areas of the building
elevations, the building can be read as a very distinctive
and contemporary composition of screens and forms.

On the podium levels, there are the clubhouse, outdoor


swimming pool, and car-parking area. The swimming
pool and the clubhouse are inter-linked by an exclusive
sundeck, where the residents can relax and enjoy a little
sun-bathing in the day-time or have a pool-side BBQ

There is a vast exterior landscape area, designed with


exotic setting greenery, sitting areas shaded with timber
trellis and numerous designed water features, offering
spaces for the residents to relax and take pleasure in
nature. Entering the development from the outside
to the secluded front garden, one is greeted with an
over 15m high native old tree, and the winding granite
steps surrounded by trees and flowers offering different
sceneries before leading to the main lobby.

entrance facing Queen’s Road East offers visitors a grand first impression. This Entrance experiences a prelude in the human scale of the famous “Modular Man”.

This Queen’s Road East lobby entrance enhances the spatial and functional linkage with the rear Garden open space at the back of the building facing Sam Pan Street. This

Residences, the team looked to nature for inspiration and re-
imagined the orchards that made up the origins of the site,
continuing the theme of growth in the design: from seed to stem
to tree. The powerful organic presence communicated through a
uniquely free form feel, amorphous cladding and tree-like columns
provoke interaction between visitor and destination.

The Orchard Residences consists of a limited 175 exclusive,


super luxury apartments housed in the district’ s tallest and most
architecturally-definitive landmark, offering a lifestyle of timeless
elegance and privacy in the midst of the vibrant· city below.

Standing at a commanding height of 218 metres and with no


buildings nearby to rival its stature, the 56-storey residential tower
offers residents breathtaking, unobstructed panoramic 360º views
of Singapore.

Terminus is an urban mixed-use development in the
Buckhead district of Atlanta. Conceived as a 24-hour
live/work/play neighborhood, this high-density, vertical
development is named after the historic commerce
and transportation town that became Atlanta. And 10
Terminus Place is the residential component to this mixed-

Architectural Features
Terminus marks a new direction in development for
modern-day Atlanta, which has a rapidly growing
business district but remains largely a commuter town.
The master plan for the 9.9-acre site includes the
560,000 square-foot Terminus 100 and the 500,000
square-foot Terminus 200 office towers that anchor
the development, a major public space known as Cafe East Elevation West Elevation
Street, a 200-unit condominium tower set on a 12-story
parking structure, three additional 200-unit residential
towers, and restaurant and retail space totaling
over 100,000 square feet. The dense development is
rendered airy and accessible with predominantly clear
glass cladding, multiple entryways, interior streets and
courtyards, and a pedestrian level that is devoted to
shop fronts and restaurants.

10 Terminus Place is framed between Terminus 100 and


200 and raises above the street. 140 units sit above
the base of a shared parking garage and look down
on an urban roof-deck designed as an amenity oasis
for residents. The vertical skin of the tower slips over
a section of the parking block visually anchoring the
building to Piedmont Road. The chiseled corner and
carved balconies offer great views of downtown Atlanta
rendering this Terminus motif in vertical shadows of
sunken-relief.

The luxury residential property has 252 residences, retail at the ground level, and an urban roof garden at
the sixth level. The public areas have been designed to create an ambience that is not only striking, with
an emphasis on clean, modern lines, but also inviting to residents and guests. From the oval space that
is suspended over the main lobby creating a space above and below, to the wall graphics, to the circular
exterior lounge booths, the design embraces the “cirque” concept.

The residential tower comprises two elements situated on an east-west axis to reduce western exposure.
Contrasted by a rectilinear northern volume, the curving southern form provides more access to the
downtown views and allows southern exposure for the pool deck. A 20-foot-tall breezeway cuts through
the tower to create an outdoor space on the amenities terrace over the parking garage. A layer of
balconies and precast concrete wraps the curving glass facade along the south face, while a more static
precast concrete grid anchors the north side.

Multicolour glass and metal panels screen the parking garage in a pattern that fluctuates with changes in
light and orientation. Fossilized limestone adds texture to the residential entry and retail levels. Interior
and exterior public areas are both elegant and high tech, reflecting the surrounding urban environment.

Located in Denver’s Golden Triangle, Acoma residential
tower is designed to address the needs for both the
target audience of young urban professionals and the
surrounding neighborhood and arts district. To address
the individuality of the residents, there are 80 different

The building’s five-story base, which contains a parking garage wrapped with two-story loft units, extends to the street edge and continues the established urban fabric.
The taller residential tower above is set back to allow light and views to reach the street. Brick and cast stone details at the base of the 220-unit building and the rich layers of
pedestrian, public, and semi-private spaces around the street edge also reinforce the connection to the immediate streetscape. Reflecting its location in the art district, there
are several outdoor public sculptures, and local artists’ work is showcased throughout the interior.

Like the exterior, the extensive public spaces located throughout the interior project a strong, vibrant energy while still using materials to reflect the Colorado setting.
Community spaces for residents include a large living space, business center, demonstration kitchen, game room and a wine garret. The linear lobby space runs along the
street edge and acts as a rotating gallery, featuring local artists, on two walls that run parallel to a covered street arcade outside, inviting pedestrian traffic to inhabit the
space. More private community spaces, including the pool deck, are elevated from the street and face west towards views of the Rocky Mountains.

Reshaping the New Jersey skyline, Hudson Greene is a new
mixed-use residential complex comprised of two towers,
77 Hudson and 70 Greene. The developers both shared
the same goal of creating premier luxury residences, each
equipped with hotel-quality amenities and apartment layouts
featuring expansive views of Manhattan, the Hudson River,

The towers share an 11-story parking structure at their base with a 35,000 square-foot lushly landscaped rooftop plaza, with views onto the harbor and neighborhood. Residents
share the plaza’s plentiful amenities which include a lap pool, barbeque and fire pit, children’s play area, dog run, walking paths, and an elevated, tree-lined contemplative
space. The park-like amenities create a green oasis between the two buildings while also allowing for maximum daylight, views and air circulation. In addition to the outdoor
features each tower has its own indoor amenities, some of which include fitness centers, children playrooms, lounges, private dining, screening rooms, game rooms, business
centers, and virtual golf.

Inspired by the colors of the sky and the Hudson River, the towers are sheathed in floor-to-ceiling blue-green glass. Beyond their sensuous color, both towers feature a unique
faceted design that allows residents to experience the spectacular scenery from ten feet back within a room. Other benefits to the faceted design include a variety of apartment
layouts, living rooms and bedrooms with corner windows, multiple views, and abundant daylight including ample southern exposure.

Tower Block C is located in the future building complex of
the residential area Majske Poljane along the railway station
in Nova Gorica. Within this phase of construction, three

Architectural Features
The basic idea lies in the layering of two storeys by displacing their floor plan – the elementary
square of the floor plan is moved around the vertical core thus creating overhangs on which
terraces are placed. The vertical line of the residential tower is cut up and transformed into
horizontal layering, providing the tower with the necessary dynamics.

The common vertical building height with a ground floor and ten storeys also includes a gallery
on the ground floor, while the 10th floor houses duplex flats. The ground floor and gallery are
intended for public use, for various service providers and office activities, and for grocery stores
and other shops, while the upper floors are intended as flats (the tenth floor features two-storey
duplex flats). The building has two basements intended for technical or maintenance facilities,
storage rooms belonging to the flats and parking spaces for cars.

Architectural Features
As a means to recreate the social interaction found in the courtyards of the city’s historic French Quarter, the design consolidates all tenant amenities at the ninth floor level in
order to condense their programmatic force. At this raised “courtyard” level, shuttle elevators transfer from garage to tower in order to instigate opportunities for residents to
cross paths with one another in a shared, communal space as opposed to the typically introverted collection of experiences found in most high-rise residential developments.

The exterior envelope incorporates a highly articulated metal panel and glass patterned facade. This facade treatment allows for a higher percentage of glazing at the upper
residential levels, with a minimal percentage distributed at the garage. Equally diverse patterns of metal panels at the lower levels are perforated to continue the exterior
patterning while providing natural ventilation for the garage. At the ninth floor “living room” the entire double height space is glazed, reinforcing the transition from base to
tower while providing expansive views of downtown.
