fully satisfied with the Property including but not limited to the areas, floor plans, design and
specifications of both the Unit and Common Areas. I/We confirm that all risk and benefit are
transferred from Developer – Laya Developers LLC onto me/us from the date signed below.
The Developer also confirms that the unit is covered for 1 year warranty for the unit fixtures
and specifications as per the Sale & Purchase Agreement.

 Master Community Declaration Form

THIS DEED is made for Mr. SHEHZEEN AATIF YAKUB of Retail Unit in Laya Heights
located on Plot No. 90 Al Hebiah Second, Dubai Studio City, Dubai, United Arab
Emirates.

WHEREAS:

A. I/We propose to take the title and ownership of the Retail Unit being located in Dubai
Studio City, Dubai.
B. I/We have read and understood the Master Community Declaration and agree to be
bound by its terms.
C. I/We have read the constitution of the co-owners association and agree to be bound
by its terms.

NOW I/WE AGREE AS FOLLOWS:

I. Expression defined in the master Community Declaration shall (unless the context
otherwise requires) have the same meaning when used in this Deed of Adherence.
II. I/We hereby undertake and covenant with the Master developer, all owners and co-
owners Associations to comply with the provisions of and to perform all the
obligations in the master Community Declaration in respect to the Property and the
ownership thereof so far as they shall become due to be observed and performed on
or after the date hereof.
III. I/We acknowledge and understand that no Owner shall enjoy the privileges of usages
of the Common Use Facilities unless he shall have paid every Community Fees or
other sum (if any) which may be due and payable to the Master Developer and/or Co-
Owners Association or other Relevant Authority.
IV. I/We acknowledge that in the event there is a constitution, I/We agree to comply with
the provisions thereof and to perform all the obligations contained therein in respect
of the Property and the ownership thereof so far as they shall become due to the
observed and performed on or after the date thereof.
