AGREEMENT TO SELL A HOUSE


(FULL PAYMENT AGREEMENT)

THIS AGREEMENT TO SELL is made on 05-06-2023 at Lahore between


Mr. Syed Hamad Raza Zaidi S/o Syed Ansar Raza Zaidi
R/o 14944 Habersham Cir, Silver Spring, MD, 20906, USA
(Hereinafter called the “SELLER” of the One Part).

AND
Mr. Yasir Mehboob Mirza S/o Mehboob Ahmed Mirza .
R/o madni mohallah GT Road, PO Khas, Soahawa District Jehlum .
(Hereinafter called the “PURCHASER” of the Other Part)

NOW THIS AGREEMENT WITNESSES AS FOLLOWS

1. That the Seller affirms and confirm that he is the absolute owner of House No 95

Block C Measuring 10 Marla’s situated in GULDASHT TOWN LAHORE

hereinafter called the town, vide their mutation/inteqal No. 8642 dated 02-11-

1991 .

2. That the Seller further affirms and confirms that the said house is free from all

encumbrances, charges and litigations of all sorts.

3. That the Seller is selling the above said house to the purchaser at the price of Rs.

1,68,00,000/- (Rupees One Crore Sixty Eight Lac only) out of which Rs.

50,00,000/- (Rupees Fifty Lac only) has been paid as earnest money/Biana, the

receipt of which is hereby Acknowledged, and the remaining amount of Rs. 1,18,00,000/-

(Rupees One Crore and Eighteen Lac only) is paid as follow

i. $ 10,000/- (Ten Thousand dollars) has been paid through Bank cheque/draft in

America at the rate of 1$ = PKR 291. $10,000/- = 29,10,000/- receipt of which is

hereby Acknowledged.

ii. 18, 90,000/- ( Rupees Eighteen lac ninety thousand only) has been paid through

HBL Banker’s Cheque No 26656122 Dated 31-05-23 receipt of which is hereby

Acknowledged.

iii. 70,00,000/- (Rupees Seventy lac only) has been paid through Allied Bank draft

bearing CDR no. 13868068 dated 02-06-23 receipt of which is hereby

Acknowledged.

There is no amount due as balance against the said property.

4. That the seller will make himself available and sign all documents when he is called upon

by the Purchaser or by the Competent Authority, in connection with Transfer of the

above said House in favor of the Purchaser or any of his Nominee.

5. That the Seller will clear all outstanding bills e.g. Water, Gas, and Electricity till 05-06-

23.

6. The Seller should not have any objection if buyer decides to sell or mortgage

the property.

7. Seller hereby waive any and all rights, claims, or interests, both present and future, in and

to the Property, including any rights of ownership, possession, or succession, on behalf of

myself, my wife [Wife's Full Name], and my son [Son's Full Name] or any legal heirs.

8. That the Seller and the Purchaser herein before used shall include their respective legal

heirs, representatives, successor, assignees and nominees.

9. In case the seller or his successors backs out from transferring the property and full filling

the legal formalities, then the buyer has complete right on said property to get it transfer

in his name with the help of Court of Law under the performance of specific relief act. In

that case the seller is responsible to pay the cost and consequences, damages ETC.

10. All original documents regarding said property has been handed over to Buyer/Purchaser.

IN WITNESS WHEREOF the parties mentioned above have signed this agreement on the date,
day and year first mentioned herein above.
