In this case, acting on behalf of yourself as the buyer, hereinafter referred to as THE
SECOND PARTY

REMEMBER

1. THE FIRST PARTY, the legal owner of a plot of agricultural land located in Torok
Aiq Beleq II Hamlet, Montong Ajan Village, Praya Barat Daya District, Central
Lombok Regency, West Nusa Tenggara, and hereby declares to sell the land and
house building to the PARTY SECOND.
2. That the SECOND PARTY has expressed his desire to purchase a plot of
agricultural land from the FIRST PARTY.

Based on the considerations above, both parties have hereby agreed to sign a Land
Sale and Purchase Binding Agreement, hereinafter referred to as a Binding Letter,
with the following terms and conditions:
article 1
OBJECTIVE

Verse 1
THE FIRST PARTY hereby binds itself now to later sell and hand over to the
SECOND PARTY and the SECOND PARTY hereby binds itself now to later buy and
accept delivery from the FIRST PARTY, the land and building mentioned in
paragraph 2.

Verse 2
Both parties agree that the agricultural land and house buildings which are the
objects of sale and purchase based on this Letter of Engagement are:
Located at: Batu Kepeng Block
Hamlet: Torok Aik Beleq II
Village: Montong Ajan
District: Southwest Praya
Regency: Central Lombok
Province: West Nusa Tenggara
Standing on a plot of freehold land, proven by SHM certificate Number 95, with
measuring letter number 97 / montong ajan / 2011 covering an area of 17,890 m2 in
the name of Amiq Gajis. And hereinafter referred to as the object of sale and
purchase.

Verse 3
THE FIRST PARTY and THE SECOND PARTY agreed with each other that the area
of the sale and purchase to be carried out by both parties was 5,000 m2 from SHM
certificate Number 95, with measuring letter number 97 / montong ajan / 2011
covering an area of 17,890 m2 in the name of Amiq Gajis.

Section 2
PRICE

Verse 1
Both parties agree that the price of the land which is the object of this agreement is
Rp. 750,000,000 (Seven hundred and fifty million rupiah), with a price per are of Rp.
15,000,000 (fifteen million rupiah).

Article 3
PAYMENT

THE SECOND PARTY has paid a deposit to the FIRST PARTY amounting to Rp.
231,000,000 (two hundred thirty-one million rupiah) since signing this deed.
THE SECOND PARTY will pay the remaining balance in full when the FIRST PARTY
finishes breaking up the certificate.
Article 9
ADDITIONAL AGREEMENTS

If at a later date there are changes or additions to the contents of this agreement,
both parties will negotiate it by deliberation and the results will be expressed in an
addendum (Additional Agreement) which will be an inseparable attachment to this
agreement.

Thus, this Letter of Engagement is drawn up on the day and date mentioned at the
beginning of this agreement in 2 (two) copies bearing sufficient stamp duty and
having the same legal force.
