The factor of feasibility study are the find the :
A)objective of the project. The client must define the need and objective of the project in the project brief.sometimes expenses is not the priority compare to the need of the project. B) Next, the other factor is business point of view For the land valuation , the client needs to assess the current value of the proposed land & decided whether to acquire the land. Then , the client has to prepare budget & forecast the cash flow of the project. The client has to identified potential buyer ,carry out the market analysis & determine if the percentage of profit margin is worthwhile to proceed the project Risk analysis , usually carried out together with the marke analysis purposed is to make known the liability if project fail. C)Technical point of view Preliminary investigation -obtain information on land status , current & future development plan Site visit -determine : a) physically location and use of land b) Site topography c) Distance from town centre d) Population Preliminary layout plan -approximate assumption on the density plot ratio,land use planning,existing infrastructure facilities,access,development concepts,client’s business plan and other considerations.
