RESIDENTIAL CLUSTERS
The Sustainable City houses 500 villas which are grouped into five
residential clusters. Each cluster is comprised of 90 Courtyard Villas,
8 Garden Villas, and 2 Signature Villas. These clusters are connected to
an urban farm which runs the length of the city. Residential clusters in
The Sustainable City are named after date palm tree types - Lulu, Berhi,
Hilali, Jabri and Khalas.
The award-winning 357m2 villa is a two-story, L-shaped design which includes domestic
help accommodation. It combines ergonomic excellence with contemporary design to
meet the highest environmental performance standards without compromising on a
charming living space. Each residential cluster also offers four small parks to maximize
the outdoor space.

THE URBAN FARM
A flourishing park runs through the entire length of The Sustainable City
forming the community's Central Green Spine.

In addition to producing various vegetables inside the 10 biodomes, the

development is also built around a “productive landscape”. This means
that the plants in the Sustainable City were not chosen solely on their
aesthetics, but on their ability to create shade, fix nitrogen in the soil and
clean the air, create habitats and cooler microclimate, and also to
produce food. A social club that helps guide them through the growing
process is available to residents as well as urban farm allotments, access
to compost, and potable water.

SOLAR CAR PARK, ELECTRIC SHUTTLES
AND EV CHARGING STATIONS
The Sustainable City provides shaded car parks throughout the city.
Each villas has two allocated parking spaces shaded with solar panels,
plus additional spaces for communal electric buggies.
The maximum walking distance between the solar car parks and
villas is 85 meters.

The Sustainable City Equestrian Club offers residents quality riding
classes beginning from three years of age. The Club provides 30-minute
lessons for beginners and 45-minute lessons for intermediates. There are
over 60 well-schooled thoroughbred Arabian, and mix-breed horses in
the Equestrian Club.

BUFFER ZONE
The borders of The Sustainable City act as the first line of defense against
pollutants. With a remarkable 10-meter-high buffer zone along the periphery of the
development consisting of 2,500 trees situated in multiple layers, air contaminants
are drastically reduced.

The buffer zone also includes a 4km horse track

and a cycling track to encourage walkability
and exercise.

The Sustainable Plaza is a family-friendly, vibrant, mixed-use centre of apartments, clinics,
offices, retail and food and beverage offerings.

This social, cultural and educational centre of The Sustainable City combines a variety of
restaurants and entertainment venues, an activities corner, experience centre, a sustainable
arts hub and is proud host to events such as music concerts, sports events and the
region's first eco-friendly market.

The plaza is also home to a number of unique health and wellness services including
a rehabilitation center, the region’s first integrated center of sustainable medicine and
a world-renowned center for autism and AD/HD. The plaza serves as a sustainable
educational destination for visitors and residents hosting a number of community and
special events and is home to the region’s only sustainable arts destination.

ANIMAL SANCTUARY
Not only do we house rescued donkeys and goats in our animal santuary,
but we have created an environment which encourages animals (such as
birds and bees) to thrive. Animals play such a vital role in our ecosystems
as well as the happiness and harmony of our community through the
interaction of residents with the abundance of various animals living in
The Sustainable City.

The school sets the benchmark for world-class education by integrating
sustainability in all its forms - social, economic, and environmental - through
high academic standards and innovative teaching practices. The school
curriculum complements the progressive, environmentally-friendly model of
The Sustainable City and provides a curriculum that instills a love of learning,
an appreciation of ‘green living’, whilst developing well-rounded,
global-minded, and creative problem solvers.

The world's first and largest assistaed living, learning and rehabilitation
center for children and adults of determination, Sanad Village will be the
first safe haven for people with different abilities. We provide support,
hope and meaning for clients and their families.

The centre will provide full simulations of external environments, so that

People of Determination can learn life skills within a sensory friendly
setting. We have coordinated with several governmental and private
organizations to create these real world settings within Sanad Village.

The First Net-Zero Carbon Building in The Region
SEE Institute is a knowledge destination, seeking to empower the growth of
sustainable practices around the world. From its zero-carbon facility, which
will produce 140% of its energy requirements thus making it a global
benchmark for energy efficiency, SEE Institute aims to inspire climate action.

Using The Sustainable City as a living lab, SEE Institute supports innovation
through testing prototypes, validating and refining complex solutions in a
real-life context. Under this premise, SEE Institute also offers business
incubation for start-ups as well as hosting training, events and globally
recognized conferences.

The Sustainable Homes is collection of cosy, eco-friendly short-stay apartments located
within The Sustainable City, Dubai. The smart holiday homes allow visitors, residents and
international tourists to experience sustainable living and enjoy Dubai with a significantly
reduced carbon footprint.

The contemporary studio apartments have everything you need for business or leisure and
are ideally located at the heart of Dubai’s happiest community: The Sustainable City.

At The Sustainable Homes, every room (25m2) is perfectly equipped to accommodate a

comfortable stay with innovative sustainability features. Smart technology operates in each
room, allowing guests to monitor their own carbon footprint. On-demand services such as
laundry, cleaning, maintenance and a concierge service, makes this a home from home.
