3.2.2
3.2.2 All buildings structural components shall be designed for the local maximum/minimum
condition i.e. wind, seismic, temperatures, soil condition, etc.
3.2.3 Structural design loads and criteria shall made references to PTS 11.10.01. Live Loads for
building, see UBBL 1984C-Forth Schedule and BS EN 1990 and BS EN 1991.
3.3.1 Drainage systems outside the area of 1.0 m from the building external wall shall comply with
PTS 11.12.03. Within the building boundary, the following minimum requirements are
applicable:
ii. The perimeter drains shall be made of either reinforced concrete or plastered
250mm thick brickwall U-shape drain. The drain shall be covered with precast
concrete or hot-dipped galvanised grating unless specified otherwise. Fiberglass
reinforced plastic may be used as drain cover, subject to Owner’s approval.
iii. Roof guttering with adequately sized with a min. of 100 mm diameter rainwater
down pipes shall be provided to discharge surface water into the oil-free.
iv. For water drainage system, the down pipes and fittings shall be UPVC material.
v. Rainwater down-pipes and other drain pipes shall not pass through electrical
equipment rooms or basements.
vi. The basements shall be provided with an emergency drain pit of 600 mm x 600
mm, depth approximately 250 mm, with cover. This drain pit shall be located near
the access opening to the basement, to facilitate easy connecting of a hose from
a movable emergency pump outside the building.
3.4.1 Complete water supply and plumbing system shall be designed to the various buildings
according to the minimum requirement of this PTS and shall comply with local authority,
codes and regulations.
3.4.2 A complete cold water piping system shall be designed for all buildings.

3.4.3 Supply of hot water shall be designed for Pantry Room, kitchen, First Air Room, Rest Room
and wash room unless agreed or specified otherwise.
3.4.4 Substation Battery room shall be provided with an eye-wash and hand basin together with
floor drain for emergency and laboratory room shall be provided with emergency shower and
eye-wash.
3.4.5 For HVAC room, a tap, hose connection and a floor drain shall be provided.
3.4.6 Garden water shall be made available by installing taps and hose connections at convenient
locations on the exterior walls of the buildings and proposed garden areas.
3.4.7 Piping materials shall be copper for hot water and copper or ABS (Acrylonitrile Butadiene
Styrene) or approved equivalent for cold water.
3.4.8 The minimum flow rates for hot and cold water shall be designed as follows:

3.4.9 All pipes and fittings shall be hydrostatically tested after installation at 1.5 times the system
pressure. Individual stop valve and unions shall be installed at every wet room of all buildings
so that any fitments can be isolated and replaced for easy operation and maintenance.
3.5.1 Buildings sanitary and sewerage system shall be designed, installed and tested as described in
this PTS, PTS 11.12.03 and in compliance with local authority, standard codes and regulations.
3.5.2 Materials shall be selected and laid in such a manner that underground pipes or fittings, traps,
pit, etc., shall not give rise to leakage. All drain pipes shall be resistant to corrosion, erosion,
and the action of acids, detergents, hot water or other wastes to be drained.
3.5.3 All sewer system shall be designed to provide self-cleansing velocities and easy access for
clearing of obstructions. Clean-out or access points within buildings shall have screwed or
bolted airtight covers. Interconnecting pits outside the buildings shall be provided with cast-
iron removable covers.

ii. Purification of the effluent from the treating plants shall be designed, so that the
final effluent can be discharged into the natural storm water channels without
objections from the neighbours or local authorities.
iii. Prior to any back-filling, all underground drain and sewer pipes and pits shall be
water-tested in accordance with PTS 11.12.03.
3.6.1 The building shall be provided with the required climatic condition i.e., heating, ventilation
and air conditioning (HVAC), to maintain the temperature, relative humidity and air quality
within defined limits in order to provide reliable operation of electronic equipment and
acceptable human working conditions.
3.6.2 The system shall be able to maintain the temperature, relative humidity and air quality within
defined limit as outlined in the following specification, codes and standards;
i. PTS 12.24.01 Heating, Ventilation and Air Conditioning (HVAC) System for
Onshore Application.
3.6.3 Buildings requiring heating, air conditioning or ventilation shall have properly insulated roofs
and walls. The average thermal transmittance shall be:
