Report on the Status of Your Rental Houses

As a responsible I want to provide you with an update on the current status of the
three houses you own in the town near my home, as per your request. I have been diligently
monitoring the properties and taking note of their conditions and tenants.
The first house is occupied by a pastor with a very large family. While the tenant
consistently pays the monthly rent of K3,000 on time, there are some concerns about the
property. Most of the doors in the house are damaged, which poses a security risk. Additionally,
the bathroom facilities are inadequate for a family of their size. It's worth noting that the pastor
hosts monthly overnight prayers and crusades at the property, which may lead to increased
wear and tear. I recommend discussing the door repairs and bathroom improvements with the
tenant to maintain the property's value and safety.
The second house is rented to a secondary school teacher who lives alone with no
children. However, the tenant conducts tuitions at home in the living room. While the rent has
been consistently paid in the past, the tenant is currently behind by two months' rent. Also, the
house has an issue with inadequate toilet facilities, particularly during the tuition sessions. I
suggest addressing the rent arrears promptly and discussing a solution to improve the toilet
facilities to avoid any further inconvenience.
The third house is currently vacant, as the previous tenant, a businessman, vacated
three months ago. Unfortunately, the tenant left with an outstanding debt of K9,000. Given the
situation, it is essential to rehabilitate the property before seeking new tenants. The debt
recovery process should also be initiated to mitigate financial losses.
I will continue to oversee the properties and keep you updated on any
developments. If you have any further instructions or questions, please do not hesitate to
contact me. Your investment in these houses is important, and I am committed to ensuring they
are well-maintained and profitable.

Report on Crime Rate and Crime Prevention Efforts in Our Community
As a responsible member of the Neighbourhood Watch, it is my obligation to
provide you with an update on the current state of crime in our community and the measures
we have taken as members of the Neighborhood Watch to address the issue. Over the past
three months, we have observed significant changes in crime rates and have implemented a
series of actions to curb criminal activities.
In January, our community experienced seventy one reported cases of various
crimes, with murder, assault, rape, robbery, and burglary being among the most prevalent.
However, the numbers have been gradually decreasing. In February, the total number of
reported cases dropped to thirty nine, and further declined to twenty eight in March. Notably,
no murder cases were reported in March, indicating a positive trend.
In order to curb the crime rate in the community, the following steps have been
taken:
We have enforced a strict curfew in our community, restricting movements after 22:00 hours.
This measure has contributed to reducing criminal activities during the late hours. Our
Neighborhood Watch has been closely cooperating with the state police to ensure effective
crime prevention and response. This partnership has yielded positive results in tackling criminal
elements.
Our Neighborhood Watch conducts regular night patrols to deter criminal
activities and provide a visible presence of security in the community. Domestic cases are now
being channeled through the Neighborhood Watch, allowing for mediation and conflict
resolution within the community.
Impassable roads have been repaired, and strict punishments are meted out to offenders who
damage or obstruct road access. This has improved mobility for both residents and law
enforcement.
We have conducted crime sensitization programs on local radio stations to raise
awareness and educate residents on crime prevention and safety measures.
Households have been urged to tighten security, including installing better locks and
surveillance systems, which has proven effective in deterring burglaries.
Local drinking places have voluntarily agreed to close early, reducing the
likelihood of alcohol-related incidents. Access to affordable vegetables has improved the living
conditions of residents, thereby addressing socio-economic factors that contribute to crime.
Our Neighborhood Watch was established at the end of January, and since then, we have seen a
significant reduction in reported crimes.
Despite being unrelated to crime rates, we have been working towards
improving access to clean well water, which is vital for the well-being of our community.
The collective efforts of the Neighborhood Watch and the support of the state
police have yielded encouraging results in reducing crime in our community. While we have
made significant progress, we remain committed to further enhancing security and maintaining
the safety and well-being of our residents. We appreciate your continued support in our
endeavors.
