SITE SELECTION

 First, it is necessary to identify general areas that may


be able to support one or more park-and-ride facilities.
 Second, specific sites within the identified area are
selected and their merits are assessed.
 Once the Site Selection Process has been initiated, it will
require some standardized protocols in order to
evaluate the possible sites for capital improvements.
The most important aspects to be considered for
residential building is selection of good site.

 Landscape, Plot Size, Layout and topography- Sites which


contains soils of low bearing capacity influence the cost of
building since they require costly foundations.
 The soil of site should have good bearing capacity. Hard strata

should be available at reasonable depth, around 1.2m to1.5m


depth from ground level.
Type of Soil
 The site should be on elevated ground. It should have slope
towards front street to afford good facility of drainage.
 Sites nearer to ponds ,pools of water, water logged areas must

be avoided as they remain in damp condition .


 Sites near to high voltage power transmission lines are

avoided.
 Environmental Conditions- The site should be available
in a locality where natural beauty and a man-made
environment create healthy living and working conditions.
The environment is also affected by nearest factories, kiln,
etc.
 Legal and Financial aspects- Look into the laws or
guidelines that govern business operations in the area.
There are situations where the government imposes
restrictions.
 Access to utility and Building materials- There should
be electricity, running water, healthcare, a retail center,
and a proper trash disposal system, among other things.
 The location of site is such that the common facilities like
school, transportation, medical facilities etc are within
reasonable range.
 Sites very nearer to big shopping complexes ,
markets,railway station,air port are avoided
Natural Light, Air or Noise pollution- The surrounding of site
should be pleasing & calm.
The orientation of site should be such that it receives natural light
and air in plenty.
Sites in developed colonies should be preferred.
Sewerage System- The layout of the colony should be approved
by local authorities. This will help in getting essential facilities like
water , drainage ,electricity, connection etc. easily.
Orientation of buildings

 Orientation is how a building is positioned in relation to the


sun's paths in different seasons, as well as to prevailing wind
patterns.
 Orientation of building is to design building in such a way as
it receives maximum ventilation and natural light in all
climatic conditions.
 It provides comfortable living conditions inside the
house/building and saves energy bills also.
 A building should receive maximum solar radiation in
winter and minimum in summer.
• To reduce the intensity of sun rays.
• buildings should usually be oriented east-west
rather than north-south.
• In tropical climate like India, long facades of
buildings oriented towards north- south are
preferred.
• A building's orientation is measured by
azimuth.

Common errors in planning
•Incorrect or inconsistent scales being used across drawings.
•Doors opening the wrong way or with insufficient
opening space (i.e. opening into other doors,
cabinets, windows, etc.).
•Facilities located in impractical places.
•Undersized, impractical or awkward spaces.
•Poorly detailed junctions or abutments between
different components or systems.
•Incorrect symbols.
•Inconsistent revision numbers.
•File exchange or conversion errors.
•Software incompatibilities.
•Inconsistent information.
