CONTRACT OF LEASE

This AGREEMENT OF LEASE made and entered into by and between:

The LESSOR, ELISEO L. PADO of legal age, Filipino and with residence and postal address at
Diversion Road Bibincahan, Sorsogon City, Philippines;

The LESSEE, ________________________________, likewise of legal age, Filipino and with

residence and postal address at ______________________________.

WITNESSED THAT

Whereas, the LESSOR hereby leases unto the LESSEE, and the latter hereby accepts in lease form
the former, a residential unit situated in Diversion Road Bibincahan, Sorsogon City under the
following terms and conditions:

1. The monthly rental shall be Three Thousand Five Hundred (₱3,500.00) to be paid by the
LESSEE to the LESSOR on or before the _____ day of each and every month.

2. The term of the lease if for five (5) years commencing on _______________ and expired
on ______________________________.

3. The LESSEE shall pay the amount of Seven Thousand (₱7,000.00) for one (1) month
deposit and one (1) month advance upon the commencement of lease. Upon termination
of this contract, the one month advance can be consumed by the LESSEE by living in the
said house. However, the one month deposit in the amount of ₱3,500.00 will be collected
by the LESSOR and shall be used for the repair and damages in the house.

4. Failure of the LESSEE to pay the rentals for two (2) months shall be a cause for ejection;

5. The LESSEE shall maintain the orderliness and cleanliness of the house including its
surroundings. However, the LESSOR shall tend/own the plants and its produce.

6. All the charges for water, electricity, internet and cable TV or the like used within the
leased premises for the duration of the lease shall be for the sole account of the LESSEE;

7. The LESSOR shall not under any circumstances be liable or held responsible for any
breakdown and failure of any other electrical equipment in the residential unit; and

8. Violation of any of the above terms and conditions will produce ipso facto the rescission of
this contract of lease.
