IL CUORE VERDE QUANTITY SURVEYING

2.1 Introduction
2.1.1 Definition of Quantity Surveying :
Quantity survey is a schedule and take-off of quantities of all the items
of work in a building.

Fig 2.1 Definition of Quantity Surveying

2.1.2 Types of quantity Surveying:

A- Consultant Quantity Surveying
•Working on behalf of the client.
•Usually attached with QS consultant firm.
•Concerned with contracts, measurement, and costs on
construction projects.
•Cost planning, value management, feasibility study, life cycle
costing, tendering, valuation, and cost estimation.
B- Contractor’s Quantity Surveying
•Measure the costs on behalf of the contractor

18
IL CUORE VERDE QUANTITY SURVEYING

•Similarly carry out cost planning, value management,

feasibility study, lifecycle costing, tendering, valuation,
and cost estimation, but from the perspective of the contractor.
• Other job scope: Tender bidding, performance of
operation/construction, interim payment claims, contractual
adherence, claim for variation, managing the subcontractors’
performance and claims etc.

2.1.3 Using units in surveying

 Quantity = Length × Width × (Height or Thickness).
 Quantity = Area of cross-section × Length.
 Quantity = Length × Width.
 Quantity = Length.
2.2 Structure Surveying:
 Raft
 Retaining walls
 Columns
 Cores
 Slabs
 Stairs
 Steel Ratio for structural elements

METHOD OF CONSTRUCTION
36
IL CUORE VERDE METHOD OF CONSTRUCTION

Introduction
Method of construction refers to the method to construct the building’s
elements by surveying the available resource and project site conditions.
The following section illustrates examples of project works method of
construction. Plans should include construction methods to be adopted
for different construction activities and tools and planning for tools and
tackles for each activity so that they can be made available whenever
required.
Construction strategy:
1- Site Mobilization & Earth work
2- Surveying works
3- Excavation
4- Soil replacement
5- Retaining wall (Formwork, reinforcement, concrete pouring) then insolating
then backfilling
6- PC Foundation: it is 15 cm was done in 1 stage
7- Raft ( Formwork, reinforcement, concrete pouring)
8- Columns (formwork, reinforcement, concrete pouring)
9- First slab “Lower basement slab”
10- Columns of second slab (Formwork, reinforcement, and concrete pouring)
11- Second slab (Formwork, reinforcement, and concrete pouring)
12- Then typical floors.

37
IL CUORE VERDE METHOD OF CONSTRUCTION

3.1 Site Mobilization & Earth work:

This step is considered important from a contractual point of view and
takes place through a delivery report specifying the actual date of the
start of the contract with the contractor .
Then taking over the land and cleaning it from any obstacles that might
be a problem in starting the project
Allocating the land area and borders (Length, width and neighbors) and
the total area which is 5700 𝑀2
Stating that the contractor already inspected the land and made sure
that the work is ready to start and there are no obstacles.
When the site is handed over some procedures must be taken in
consideration:
1- Making sure that all the permits are ready before starting work
2- Allocating the land’s boarders, setting temporary roads
3- Determining places of (caravans - laboratory - canteen - waiting areas
for managers - and waiting areas for engineers and workers) in the
designated places according to the drawings decided by the consultant.
4- Soil reports must be made and taking precautions when it comes to
soil type and if it includes cracks , area that might be collapsed and
ground water, and the experts recommendations must be taken in
consideration.

38
IL CUORE VERDE METHOD OF CONSTRUCTION

Fig 3.1 Shows the caravan on site

3.2 Surveying works:

land surveyor used a device named total station to know the corners
and boundaries of all the site and all levels. It is also used it to
determine the condition of the soil. This device is used in the following:
 Setting control points
 Determination of site natural average level
 Assuring of excavation level
 Determination of the main elements of construction coordinates
The works shall be closely monitored by Surveyor to ensure that the
required formation level will be reached and avoiding any over
excavation.

39
IL CUORE VERDE METHOD OF CONSTRUCTION

Fig 3.2 Shows the device total station

3.3 Excavation:
The depth is 11 meters below ground level according to
recommendations of soil report, retaining walls were used to support
the sides of the excavation area, and the level of excavation is checked
using the total station
The fixed points of the building must be benchmarked in case there is a
conflict between it and the area of the excavation, and these points
usually resembles the vertices of the building, extra helping points are
taken on known distance from the building, after the excavation is done
we return to these helping points to allocate the fixed points of the
building on the level of construction one more time
Total excavation is 40370 m3
An Excavator was used and two Loader with 3 m2 per bucket were used
and the excavated soil was transported to public landfills using three 20
liter trucks.

40
IL CUORE VERDE METHOD OF CONSTRUCTION

Fig 3.3 Shows the excavation process on site

In order to complete the excavation procedure, you must measure the

excavation's dimensions and compare them to the building's
coordinates. You also need to use a levelling instrument to measure the
excavation's level twice, once at every location that is close to zero
ground level. The depth of the excavation is shown by the difference
between the two readings, which are taken once on the architectural
zero level and once at the bottom of the excavation.
Steps to carry out excavation work:
1. Determine the point of the fixed rope and fixed axes on the site.
2. Signing the external boundaries of the buildings to be excavated.
3. Mark the places to be excavated with lime or a distinctive mark,
taking into account expanding the boundaries of the excavation to
match the strengthening of the carpentry sides.
4. Ensure that the ground is free of gas pipes and electricity cables
and extract evidence of this from the competent authority.
5. Determine the locations of soil distortion before starting digging.

41
IL CUORE VERDE METHOD OF CONSTRUCTION

6. Start digging places far from roads that do not impede

movement within the project.
7. When the excavation layers differ or layers that contradict the
survey report appear, one must return to the office. The
consultant for the project’s monitoring report.
8. The sides of the excavation must be leveled so that they are as
vertical and straight as possible.
9. Initial leveling of the bottom of the excavation and reviewing the
foundation level using a stature level.

Fig 3.4 Shows the process of determining drilling levels on site

Checking:
 ‫) زز‬
Check on the angles of the pig. (‫الخنيرة‬
 Check the angels of the excavation according to soil type
 Check the level of the excavation
 Check the borders of the building

42
IL CUORE VERDE METHOD OF CONSTRUCTION

3.4 Soil replacement:

The soil replacement was done by using Gravel and clean sand with
ratio 2:1, the thickness of each layer doesn’t exceed 30 cm, then a layer
of gecostyle was set on all the building area to prevent the collapse of
soil replacement layer due to ground water which stabilize the
reinforced footing
The soil replacement is graders were used to level the soil.
The soil is submerged with clean water and then compacted with level
of compaction 95% or more, and it was done on 2 stages. 1st was 20
cm, 2nd was 30cm.

Fig 3.5 Shows the Vibrating equipment used in compaction on site

43
IL CUORE VERDE METHOD OF CONSTRUCTION

3.5 Concrete works:

3.5.1 PC Foundation:
After the soil replacement a plain concrete raft has been made with 20
cm thickness on the whole area of the building to start the construction
process on a leveled surface.
Equipment:
 Concrete trucks
 Concrete pumps
 Vibrators
Material used: Plain concrete with compressive strength of 250 kg/m3.

Fig 3.6 Shows the PC Foundation

3.5.2 Retaining wall:

First the sides of the excavation were supported by retaining wall, the
retaining wall is up to the upper basement’s height The retaining wall is
occurred on all sides of the building
Material used: Plain concrete with compressive strength of 350 kg/m3.

44
IL CUORE VERDE METHOD OF CONSTRUCTION

Insulation for walls that are retained. Hot bitumen

combined with ready-made bitumen rollers was used to
insulate the retaining walls.
Formwork:
1. Work begins on the interior face first, where rows of vertical posts
are made, double and parallel to the length of the wall, and
connected to each other with horizontal bars perpendicular to
them (in both directions).
2. The intensity of the internal face works by applying the counter
panels to the pillars placed on their face at the height of the wall.
The face of the wall is either vertical or inclined according to the
construction drawings, as shown in the previous three figures.
3. The inner side is well pressed and weighed with a thread balance
4. The wall reinforcement is installed and the vertical iron is well
secured to the horizontal iron using a tie wire, while pieces of
biscuit are placed to maintain the outer covering layer.
5. After completing the iron work, the wooden formwork for the
outer panel begins as shown on the inner face. Then concrete is
poured between the two faces according to the height required in
the drawings. The use of vibrators is taken into account
throughout the entire perimeter of the wall. If the height of the
retaining wall increases, it is poured in several stages.
6. Strengthening the two sides of the wall together using fasteners
at equal distances every linear meter in the direction of the length
and height of the wall.

45
IL CUORE VERDE METHOD OF CONSTRUCTION

Fig 3.7 Shows the the formwork of the retaining wall

Checking:
1. To ensure the durability and quality of the wood
2. Ensure that sectors and inclinations (if any) match the drawings
3. Verify the dimensions and sizes of the walls according to the
drawings
4. Verify the verticality of the sides and binding using a thread
leveler
5. Ensure the durability of the mattresses under the posts and the
durability of the wooden structure
6. Ensure the presence of locks
7. Ensure that there are no gaps between the application panels of
the wall

46

pouring the concrete. 3 pumps were used on site
The raft was poured in one day.
Then we pour the concrete and the sides are de-shuttered after 24
hours

47
IL CUORE VERDE METHOD OF CONSTRUCTION

Reinforcing (steel work):

1. The steel fixer gets the iron bars ready and chopped outside the
location with lengths as the shop drawings.
2. installation of the lower steel for base.
3. installation steel tie beams.
4. installation of columns steel bars.
5. installation of the upper steel for base.
Checking:
1. The dimensions of the raft is revised and compared to the
drawings.
2. The angles of the raft are checked using Pythagoras theory.
3. The level of pouring is checked using the leveling instrument.
Pouring concrete:
1. It was done using 3 concrete mixes, and 3 concrete pumps with
capacity of 10 M3, to finally give thickness of … cm
2. The level of pouring is checked using the leveling instrument of by
iron bar with known mark to check with it
3. Farmworkers smoothen the surface of the concrete
4. The curing time takes 7 days, before the pouring we spray the
wood with water to prevent the absorption of water from the
concrete mix, and throughout the 7 days the concrete is sprayed
with water to help in the curing process.

Materials used: reinforced concrete with a compressive strength of 400

kg/m3.

Formwork:
 Fixing the plywood onto a backing framework. The framework
normally is made with timber or iron sections. The timber frame
members shall be joined end to end by butt joint or lap joint or
mitred joint. And the shuttering plywood shall be screwed or
nailed to the framework
 separate panels that can be joined side by side by using suitable
nuts and bolts spaced at suitable distances
 Steel frameworks may be of angled iron or channel section
suitably fabricated and braced to which shuttering plywood can
be fixed either by nuts and bolts or by screws
 The plywood is so fixed on to the timber or steel framework that
it gives a flush surface on the inside. The four-side frames are
assembled into box form by use of nuts and bolts at appropriate
distances, where holes have been drilled earlier, 3 sides are
assembled and the fourth is installed after the reinforcement is
done.

Checking on formwork:
1. The dimensions of each column is checked, taking in
consideration the thickness of plywood
2. Measure the distance between each two successive columns
3. Matching the columns directions with drawings

50

3.5.5 Slabs:
The formwork was fair face using plywood, and the reinforcement
wasn’t traditional, in all the slabs in the building we used the post
tension, we could have used only lower reinforcement with PT but due
to the Egyptian code we were obligated to use upper and lower
reinforcement.

• Materials used: reinforced concrete with a compressive strength of

350 kg/m3.

Formwork:
 The vertical posts are placed at the required distances (80 cm
between the post and the post).
 Brands are made every 180 cm.
 Strengthening is done with frogs.
 The level of the beam bottoms is determined on the posts.
 Beam strips are made.
 The cameras application is installed.
 Carpentry of the bottoms of the beams and installing them
above the application.
 Make the sides of the internal and external beams, as the
internal is the height of the beam and the external is the height
of the ball and slab.
 Making pallets.

53
IL CUORE VERDE METHOD OF CONSTRUCTION

 Making roof battens.

3.6 Required tests pre-concrete pouring:

3.6.1 Slump test:
1. Get a concrete sample. When a truck mixer reaches the
checkpoint, the quality engineer should check the delivery note to
ensure that the concrete delivered is in compliance with the
concrete grade required for the concrete element to be cast.
2. Remix the fresh concrete. Mix the fresh concrete again with a
round-mouthed-shovel or concrete scoop. Dig back and forth and
sideways. Do it three times until the concrete is properly mixed.
3. Place the slump cone on a flat surface. Firstly, make sure that the
slump table and cone are damp. Place the slump table on level
and stable ground and make sure it will not vibrate while placing
the concrete. Place the slump cone on the table and stand on the
foot-pieces built-in with the cone
4. Filling the cone. Fill the cone with concrete to 3 equal heights in
turn, after pouring the first layer, it must be rodded 25 times with
16mm diameter rounded steel. Fill the cone again for the second
layer and do rodding as the first layer. Fill the cone again for the
last layer, making sure that the cone is completely filled with
concrete. Rod the concrete 25 times make sure that the rod just
penetrates the surface of the preceding layer.
5. Lifting the cone. Before lifting make sure that the table around
the cone is clean. Remove the concrete debris, and while cleaning
don’t move the foot pressure on the foot pieces. Carefully lift the
cone straight up to a count of between 5 and 10.
6. Checking the slump. Place the upturned cone just beside the
slumped concrete and lay the rod above it, then measure the

57
IL CUORE VERDE METHOD OF CONSTRUCTION

slump from the underside of the rod to the topmost

portion of the concrete

Fig 3.12 Shows Slump test

3.6.2 Compressive strength test:

Fig 3.13 Shows Compressive strength test

1. Estimate the adequate ingredients to prepare the concrete with a

proper water-cement ratio.
2. Ensure that the cube mold should be free from dust and rust.
3. Now, pour the concrete into the mold by proper compaction with
the help of a tamping rod.
4. Finish the top surface as smooth by the trowel.

58
IL CUORE VERDE METHOD OF CONSTRUCTION

5. The mold should be covered with a gunny bag and

placed undisturbed for 24 hours at a temperature of
27° Celsius +2.
6. After 24 hours, the cube specimen shall be removed from the
mold, and it should be immersed into the water for 7 or 28 days
based on the test.
7. The cube should be removed from the water 30 minutes before
the test, and it should be in dry condition.
8. The specimen should be weighed before the test.
9. The specimen should be placed between the plates with proper
alignment.
10. Now, apply the load (kilo newton) gradually to the specimen.
11. The specimen will break at maximum load (1 Division = 5 KN),
which is noted down · as the crushing value of the cube.
12. The average (Minimum Three Sample) crushing value should be
note down as the compression value of the selected concrete
batch.

3.7 Architectural works:

3.7.1 Masonry Works:
The Masonry work item is considered the most important and first item
of finishing, as attention to its implementation facilitates subsequent
finishing work. In this topic, we will learn about everything related to the
Masonry work item, from the method of implementing buildings until
they are fully received.

Types of bricks used:

1. Solid and hollow red bricks: their sizes are (25*12*6) or (20*10*6)
according to the customer’s request. Double bricks are double the
height, instead of 6, they are 12, so the dimensions are (25*12*12).
2. Solid bricks: This type of brick is considered one of the strongest types
of bricks because it is characterized by strength and can withstand
breakage, as well as moisture. This type is used in bathrooms and
kitchens and is used in ground floor buildings, especially because they
are exposed to high humidity. This type absorbs moisture and does
not crumble easily. Its sizes are upon request, but the common size is
(25*12*6).

Stages of implementing and Checking Masonry work:

 Area shall be clean prior to starting work.
 First layer of blocks to be solid blocks and it should be fully set out
with proper alignment.
 Around openings and sills (under windows) should be of Solid
block.

60
IL CUORE VERDE METHOD OF CONSTRUCTION

 Mortar mix ratio 1:3, and to be Mix no more mortar at

a time than can be used within one and half hour.
Mortar not used within the one and half hour time shall be
disposed off. Do not re-temper mortar
 All walls shall be built true to dimensions, plumb. All work shall be
laid to line, in level courses and all individual face units shall be
kept “in plane”. All unit masonry shall be laid using running bond.
Joints shall run straight and plumb.
 All masonry units shall be laid in a full bed of mortar with full head
joints. All required cutting of masonry shall be done with power
equipment which will produce true edges free of chipping and
undamaged surfaces.
 Where fresh masonry joins masonry that is partially or totally set,
the exposed surface of the set masonry shall be cleaned and wet
lightly so as to obtain the best possible bond with the new work.
All loose masonry and mortar shall be removed.
 Chipping and scrabbling on concrete and columns prior to the
block work.
 No more than 6 lines shall be built vertically in the same day.
 Buildings (Block wall) shall be fixed to the main structure by
stainless hooks with a layer of fiberglass meshes along the width
of wall, every three built lines.
 Walls built using retarder mortar shall be adequately cured for a
period of not less than 24 hours before any further work on the
wall can take place. The mortar beds and vertical joints shall be
10mm nominal thickness and shall not exceed 15mm.

61
IL CUORE VERDE METHOD OF CONSTRUCTION

 Other trades shall be consulted and provisions made

to permit installation of their work in a manner which
will avoid cutting and patching as the work progresses. Tapping of
units shall not be
 permitted after mortar has taken its initial set. Irregular work shall
be replaced with fresh mortar.
 Final cleaning of all masonry work shall be with water and fiber
brushes. Any defective mortar joints shall be cut-out, filled solidly
with mortar, and tooled to match adjacent work. All surplus
materials, debris, tools and equipment shall be removed from the
site on daily basis.

Fig 3.15 Shows the Masonry work on the facade

Fig 3.16 Shows the Masonry work to divide rooms

Building mortar rates for architecture and shrine welds are as

follows:
 1 m3 of sand plus 300 kg of cement (6 bags of cement) for 36 to
40 m2 of flat construction.
 3 to 4.5 m3 of buildings can be constructed with 1 m3 of sand and
300 kg of cement (6 bags of cement).
 Buildings that are 1m2 in size typically include 48–56 bricks each
block.
 There are about 440 and 450 broken bricks in 1m3 of building
material.
 50% of the cement proportion is always the percentage of water

63
IL CUORE VERDE METHOD OF CONSTRUCTION

3.7.2 Plasterwork:
Plasterwork: It is a layer of cement and sand mortar covering the
surfaces of buildings and concrete to obtain clean flat solid surfaces
that can be finished with paints such as oil or plastic or can be covered
with a kind of sucker. Whiteness controls the prominence of the throats
of doors and windows whiteness if its surface is strong and cohesive,
the strength and cohesion of paints on its surface increases.

General stages of plaster works:

1. Splash layer, which is a preparatory layer for surfaces.

2. Equipping the yog and tendons

3. Lining layer .

4. Epithelium layer.

Steps to work and implement the work of plaster:

1- Cleaning the wall, loosening and emptying the welds, washing the wall
with water and rubbing it with a wire brush to remove dust and salts,
and the shanayesh is closed by breaking the mortar bricks.

2- Public Tartasha layer (primary): It is an intermediate layer between

buildings and layers of whiteness and is a rough grainy surface to
increase the cohesion of whiteness and be 1/2 cm thick.

350 kg cement + 1 cubic meter of sand is unique 200 square meters with
a thickness of 1/2 cm from the inside.

3- Equipping the Yog and tendons:

Equipping the Yog: It is a layer of gypsum mortar felt cement or gypsum

paste with royal lime water or cement (cement and sand) and be in the
form of a rectangle length (10-15 cm) and width (3-5 cm) and be thick
of 1.5-2 cm and the horizontal and vertical distance between the coque
is 2 m and its purpose is to determine the thickness of the lining work.

tendons: It works from the same color as the lining and its purpose is to
shield and settle the lining form.

4- Lining layer: 300 kg cement + 1 cubic meter of sand with a uniqueness

of 40 flat meters with a thickness of 2 cm or a uniqueness of 50 flat
meters with a thickness of 1.5 cm.

5- Epithelium layer: It is the final layer, where it gives the shape, color
and final texture of whiteness, and often its thickness is 1/2 cm in the
case of Al-Masisi, 2 cm in the case of artificial stone and mosaic, and 2
mm for granite and gravito.

3.7.3 The Facade:

Cladding and Curtain wall works:
1-Cladding:
It is a composite steel plate made of stainless steel. Clad steel plate
combines the strength needed for a structural material (the base metal)
with the resistance to heat and corrosion (the cladding material).
Moreover, it provides a significant economic benefit, because it costs
much less than a panel made entirely of cladding material. It is
thermally pressed because it is resistant to heat and fires, and the Nano
layer paint fills the existing gaps to make it appear clean without any
dust in order to provide completely smooth panels. The cladding
consists of a surface covered with painted aluminum and a painted
back surface in addition to a polyethylene plastic filling.

Cladding is 5000 m2 for 4 interfaces.

Thickness: The thickness of the cladding panels ranges between 3mm,

4mm, and 5mm.

Width: The width of the aluminum layer ranges between 1220mm and
1250mm.

Aluminum layer thickness: 0,50mm.

Fig 3.18 Shows the Cladding

66
IL CUORE VERDE METHOD OF CONSTRUCTION

2-Curtain wall:
A curtain wall is an exterior covering of a building in which the outer
walls are non-structural, instead serving to protect the interior of the
building from the elements. Because the curtain wall facade carries no
structural load beyond its own dead load weight, it can be made of
lightweight materials. The wall transfers lateral wind loads upon it to
the main building structure through connections at floors or columns of
the building.

The curtain wall was made of glass and was executed from the inside.

Curtain wall is 3000 m2 for 4 interfaces.

WBS Introduction
& Activity List

68
IL CUORE VERDE WPS & ACTIVITY LIST

4.1 Work breakdown structure (WBS):

in project management is a method for completing a complex, multi-
step project. It's a way to divide and conquer large projects to get
things done faster and more efficiently.

4.2 The goal of a WBS:

is to make a large project more manageable. Breaking it down into
smaller chunks means work can be done simultaneously by different
team members, leading to better team productivity and easier project
management.

4.3 Work packages:

are the smallest unit of work that a project can be broken down into
when creating your Work Breakdown Structure (WBS)

4.5 Activity listing:

The Activity List is a document which itemizes all scheduled activities
for a particular project and provides a description of the work to be
performed for each activity. Depending on the complexity of the
project, these lists may be very long. Great care must be considered to
provide as much detail as possible in describing the scope of work for
each activity The activity listing is one of the most important steps that
are used in planning as it is used to identify all the expected activities,
which we are going to do, and then think about how we will link them
with each other.

4.6 Activity coding:

It's an abbreviation used in defining the activity and identifying it. The
activity codes are generated using the work breakdown structure,
where each part of the code resembles the position of this activity in
the WBS. The code structu:re is illustrated as Follo.

4.7 Define Activities List:

The key benefit of this process is that it decomposes work packages
into scheduled activities that provide a basis for estimating, scheduling,
executing, monitoring, and controlling the project work. This process
goes on throughout the project.

Chapter 5
Resources

112
IL CUORE VERDE RESOURCES

5.1 Introduction.
Resources are the means of production needed to complete a project.
Most project managers would consider the big three resources that will
require your attention to be: material, labor, and equipment. A key idea
when managing the overall capacity, availability, and allocation of
resources on large construction projects is that the project manager’s
perspective is from the level of completion of the project’s major
features of work.
Construction companies need the ability to have real-time visibility into
resources needed, what’s available, where their resources are located
and the ability to reschedule those resources accordingly. Ensuring the
highest utilization of resources across all projects in order to complete
on schedule is key to delivering on time and under budget. That's why a
program that provides visibility into early indicators where owned
resources are light to allow for rentals, subcontracts or purchases to be
secured, is so important.

5.2 Construction resources might include:

 Products and materials.
 Construction plant, TOOLS, and equipment.
 Human resources.
 Space and facilities.
 Subcontractors.
 Finance.

113
IL CUORE VERDE RESOURCES

5.3 The type of project resources:-

Resource Allocation: Exploring 7 Types of Resources in Software Project

Management.
A resource is defined as any person or item that is required for the
execution of a project. There are generally seven types of resources in
project management. In this article, we define and discuss these
different
resource categories and provide relevant examples.

5.4 Seven Category Types of Resources in Project Management:

(1) Services (2) Labor (3) Equipment (4) Materials
(5)Money (6) Space (7) Time

114
IL CUORE VERDE RESOURCES

5.4.1 Services
A project may benefit from, and often require, hiring third-parties for
certain tasks. Making the right choice requires careful consideration
from the project manager. Forbes explains:
One of the best ways to decide to outsource a task is to perform a
cost/time calculation. You may have tasks that you could conceivably do
in-house with the right amount of time and money – for example,
perhaps you eventually plan to hire in-house developers to increase your
software design flexibility. But in the website and your back-end systems.
In the short- term, you can outsource this work to a contractor, with the
long-term goal of recruiting in-house developers.
5.4.2Labors.
Workers: like masons, plasterers, steel fixer, carpenter, helpers and
plumbers who are hired to perform specific task or activity.Staff: include
project manager, engineers, safety officers, who are tied to the project.
5.4.3 Equipment.
The selection of the appropriate type and size of construction equipment
often affects the required amount of time and effort and thus the job-
site productivity of a project. It is therefore important for site managers
and construction planners to be familiar with the characteristics of the
major types of equipment most commonly used in construction.
Construction equipment: Which are used for the construction process
but not permanently installed in the project such as excavator, loaders
and trucks.
5.4.4 materials.

115
IL CUORE VERDE RESOURCES

Materials management is an important element in project

planning and control. Materials represent a major expense
in construction, so minimizing procurement or purchase costs presents
important opportunities for reducing costs. Poor materials management
can also result in large and avoidable costs during construction.
Construction material: Which are used for construction processes and
not installed permanently in the project such as form work and
scaffolding.
Installed material: Which are permanently in the project after
completion such as concrete steel.
5.4.5 Money.
Money is a secondary resource type in project management. It is used to
purchase, acquire, and maintain all other resources in a project. This is
usually in the form of investment and business capital.
5.4.6 Space.
Office space is in the 'space' resource category in project management.
Space should be already available for projects that do not require hiring
new staff. More space may be required when adding new staff
(permanent or temporary) to the team. Space requirements may also
vary during different stages of the project. For example, developers for
Quality Assurance may only be needed at a later stage of development.
Similarly, user testing and user interviews (which may require special
facilities) are not done continuously. Management should plan and
adjust space as required for each stage of the project.

116
IL CUORE VERDE RESOURCES

5.4.6 Time.
Software Project Management explains the time type of resource in
project management as follows: Time is the resource that is being offset
against the other primary resources – project timescales can be reduced
by increasing other resources and will almost certainly be extended if
they are unexpectedly reduced.
5.4.7 Resource productivity.
Productivity in construction is often broadly defined as output per labor
hour. it is important to note that labor productivity is a measure of the
overall effectiveness of an operating system in utilizing labor, equipment
and capital to convert labor efforts into useful output, and is not a
measure of the capabilities of labor alone. For example, by investing in a
piece of new equipment to perform certain tasks in construction, output
may be increased for the same number of labor hours, thus resulting in
higher labor productivity. Job-site productivity is influenced by many
factors which can be characterized either as labor characteristics, project
work conditions or as non-productive activities.

117
IL CUORE VERDE RESOURCES

5.4.8 The project work conditions include among other

factors:
 Job size and complexity.
 Job site accessibility.
 Labor availability.
 Equipment utilization.
 Contractual agreements.
 Local climate.
 Local cultural characteristics, particularly in foreign operations.

Chapter 6
Time Schedule
143
IL CUORE VERDE TIME SCHEDULE

6.1 The time schedule:

The time schedule is a contractual document between the client and the
contractor which defines the forecast sequence and progress of the work
and the contractual start, finish, and milestones dates. The time schedule
could contain the budget cost of the project which creates the project
cash flow and could contain the manpower as well which creates
manpower histograms.

6.2 Benefits of Project time schedule:

 To predict project completion.
 To predict when specific activities start& end.
 To arrange for procurement of materials& equipment.
 To prevent conflicts between crews or sub-contractors.
 To determine& control resource requirement.
 To evaluate effects of changes on project completion

6.3 Project Time Schedule Processes:

 Define Activities
 Sequence Activities
 Estimate Activity Resources
 Estimate Activity Durations

6.5 Activity Sequencing Activity:

sequencing is the process of identifying and documenting relationships
among the project activities. The key benefit of the process is that it
defines the logical sequence of work to obtain the greatest efficiency
given all project constraints. The inputs for this process are mainly the
activity list, the activity attributes, and the project scope. The main
output of this process is the schedule network diagrams. The schedule
model is to be constructed using the precedence diagramming method
(PDM). PDM is a technique in which activities are represented by nodes
and are graphically linked by one or more logical relationships to show
the activities sequence. Activity on node (AON) is one method of
representing a precedence diagram.

PDM includes four types of logical relationships. A predecessor activity is

an activity that logically comes before a dependent activity in a schedule.
A successor activity is a dependent activity that logically comes after
another activity. These relationships are:

6.18 Hard Logic Vs Soft Logic

On a very important point I want to mention it There is something

called Percentage of critical activities for the project, 60% remains
Sometimes I find it in some courses 40% for him Because every project
is different from the other In terms of the type of activities used
Example

You are implementing a concrete project only Relationship type Here

you will be

Hard logic This means the whole project is critical Because if there is
one activity, the whole project will be delayed. He will be late but if
you are present, you will do it Villa project Concrete and finishes A
relationship will appear.

Soft logic

In the finishing stage of activities Critical activities are reduced non-

critical activities appear at a certain rate You can know her after work
Timetable for the project The bottom line is that there is no What is
called the percentage of critical activities in the project How many
limits will it be? Because every project has its characteristics.

IL CUORE VERDE COST MANAGEMENT

7.1. Construction Project Costs

7. 1.1 Introduction

Admin Office Building Reliable cost estimates are necessary for all projects without
costing It would be impossible to conduct a financial assessment, prepare a business
plan, or draw up detailed budgets or controlling spending, assessing manpower
requirements, or implementing many other administrative procedures. This chapter
shows the cost estimate summary because it may be assigned to a typical project.
Costing: The process of developing a rough estimate of the monetary resources
needed to complete project activities Budgeting: The process of compiling the
estimated costs of individual activities to obtain a project budget.

7.2 Calculations:
The following paragraphs are samples to demonstrate the cost estimate for different
work Packages for the project. the prices used for cost estimate for material are
quoted from suppliers within the approved Contractor vendor list. Equipment rental
cost and labor daily cost are gathered during site visits.

7.2.1. Unit rate method (used in our case study):

The calculation of the costs of items, or groups of Items is based on assumed out
puts of labors and plants with no reference to the duration of operation.

174
IL CUORE VERDE COST MANAGEMENT

fig7.1 Duration and cost equation

Duration=quantity / (production rate * No. of crews)

Cost = duration * cost per unit of time.

7.3.1 Project Direct Costs:

Normal cost that can be assigned direct to a specific work package or Project
activity Labor, materials, equipment, and subcontractors Crashing activities
increases direct costs
7.3.2 Project Indirect Costs:
Costs that cannot be associated with any work package or project activity.
supervision, administration, consultants, security, temporary utilities, and heavy
nes.
