Mtrs area (Lessee), situated at Plot No. 1, Sector-142, Noida, Uttar Pradesh (‘Saidand’ andis suficiontly ont to develop, sallanddealwith the saidProject proposedto be constructedon the said land in respect of which Noida Authority (the "Lessor’), has executed Lease Deed in favour of M/s SS TECHNOPARK PRIVATE LIMITED vide lease dated 27/07/2016 as registered with Sub Registrar, NOIDA GB Nagar (UP). The Lessor has authorised the Company, to develop/ construct ‘sald Project on the said land and to sell, market, deal, negotiate, sign and execute Agreement, ‘Sub-Lease Deed ete, withthe Applicant(s)/ prospective purchasers/buyers atthe rates and Terms and Congltions tobe daterminad in its sole discretion and also to receive all payments and issue receipts thereof in its own name from Applicants own resources incluaing Loans, fay. 5. In the event that before the allotment letters issued, the Applcant() withdraws) or cancels this application, the Company shal be entitled to forfeit the earnast money. 12, The Applicant(s) shal pay the total consideration of the Unit and other charges as applicable as per schedule provided by the Company. All cheques/demand drafts payable by the Applicant(s) should be drawn in the name of SS TECHNOPARK PRIVATE LIMITED payable at Noida/ Dati 18. After the allotment letter i issued by the Company, if the Applicant) fais to sign and execute the necessary Agreement Definitive Documents for the allotted Unto fails to make payment o the amounts on the due dates/within the prescribedtime period rif any ofthe cheques ofthe Applicants) are dishonored for any reason whatsoever, then the Company shellbe entitled, atts sole discretion, to cancel the allotment ofthe Unit and forfeit the entire earnest money. The Applcart(s) wil also not be entitled to the refund of amounts paid towards interest on delayed paymentin any of the above circumstances 14. The Company/ Financial Istitution/ Bank shall always have the frstlien/ charge on the Unitorallits dues and other sums payable by the Appicant(s)orinrespectoftheloan granted for the purpose ofthe developmentof the Project. 17, The preferential location charges (PLC) are the charges levied in respect of certain types of units owing to their description and location within the projact. The Applicent(s) agree that in case he/she have opted for a Unit of such description and location, els {hey shall be lable to pay the PLC, computed on the basis of super area of such Unit, as part ofthe Sale Consideration, 18. The Applicant(s) agree that they have beon informed and are aware that only written and signed commitments from authorized signatories of the Company wile honored and that oral statements or roprosentations or commitments willnotbind the Company nd willnot be relied upon by the Applicant(s). 19. Non-payment of any of the addtional charges and maintenance charges within the time specified shall also dsentitle the Applicants) tothe enjoyment ofthe common areas and other common services, 20. The Company shall have the first en and charge on the said Unit forllits dues and other sums payable by the Applicant(s) tothe Compenyin respect ofthe Unit, 21. The Applicant(s) agree that in case due to any legislation. order, rule or regulation made or issued by the NOIDA/Governmnent/ RERAcrany other authortyorif the Competent Authority(es) refuses, delays, denies the grant ofnecessary approvels/permissions for the space in the seid Projector if any matters/issues relating to such approvals, permissions, notices, notifications by the Competent Authority(ies) become subject matter of any suit/writ before any court of law or due to force majeure conditions, the Company after provisional and/or fina allotment, is unable to deliver the Unit to the Applicant(s), the Company shall refund the ‘amount paid by the Applicant(s) without any interest, taxes or compensation whatsoever. 22.
