CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This Contract of Lease executed by and between:
of legal age, Filipino, a resident at hereinafter referred to as the
“LESSOR”
-and-
Filipino and with residence and postal address at

WITNESSETH; That

WHEREAS, the LESSOR is the owner of THE LEASED PREMISES, a Commercial


property situated at__________________________________, BUTUAN CITY;

WHEREAS, the LESSOR agrees to lease out the property to the LESSEE and the
LESSEE is willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR
leases unto the LESSEE, and the LESSEE hereby accepts from the LESSOR the
LEASED premises, subject to the following:

TERMS AND CONDITIONS

1. PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE
for parsonage and church Activity purposes only and shall not be diverted to other
uses. It is hereby expressly agreed that if at any time the premises are used for other
purposes, the LESSOR shall have the right to rescind this contract without prejudice
to its other rights under the law.

2. TERM: This term of lease is for THREE (3) YEARS. April 1, 2024, to April 1,
2027 inclusive. Upon its expiration, this lease may be renewed under such terms and
conditions as may be mutually agreed upon by both parties, written notice of intention
to renew the lease shall be served to the LESSOR not later than seven (7) days before
the expiry date of the period herein agreed upon.

3. RENTAL- The monthly rental rate for the leased premises shall be in PESOS: Thirty Thousand
Pesos Only (P 30,000.00), Philippine Currency, the same to be paid by the LESSEE on or
before the Fifteenth day of each month at the office of the LESSOR or to its duly
authorized representative. After one year or by April 2025, the monthly rental will then
be Thirty-Five Thousand Pesos (Php 35,000.00) until the contract is terminated.

4. DEPOSIT – The LESSEE shall pay the LESSOR, upon the signing of this contract, a
one(1) month deposit two (2) months in advance to serve as a security deposit to
answer for any amount owing and due to the LESSOR from the LESSEE as well as to
answer for damages to the leased premises, during the entire period that the lease on
the LESSOR’S premises is in force or until the expiration or termination of this
contract including any liabilities for water, electricity, telephone, and other such utility
bills; provided, that the balance of the said deposit, if any, shall be refunded without
interest to the LESSEE upon the expiration or termination of this contract, less
whatever is owing and due to the LESSOR at that time.

The deposit referred to above shall be subject to adjustments during the effectiv of this
contract.

5. IMPROVEMENTS AND ALTERATIONS - The LESSEE may introduce


improvements to the leased premises, provided the same is made with the prior
approval of the LESSOR. Expenses incurred for the aforementioned improvements
should not be deductible from the monthly rental of the leased premises.
The LESSEE shall not make any alteration or improvement in or about the leased
premises without the prior consent of the LESSOR.
All alteration or improvements in the premises installed by the LESSEE, except
movable furniture and fixtures or those which can be removed without defacing or
destroying the leased premises, shall become the property of the LESSOR at the
expiration or termination of this contract the LESSEE shall repair any damages
caused by the removal of such fixtures.

6. USE OF THE PREMISES - The leased premises shall be used exclusively by the
LESSEE for the purpose of its business. The LESSEE shall not utilize the same for any
purpose except with the prior written consent of the LESSOR.

7. PUBLIC UTILITIES - That the LESSEE shall exclusively pay for all charges for
water, electricity, telephone service, government annual inspection fees on said
utilities, and other services/facilities used within the leased premises, including the
repair and replacement of any apparatus of fixture thereof.

8. REPAIRS ON THE LEASED PREMISES - Repairs to the leased premises


necessitated due to the fault or negligence of the LESSEE, his employees, agents, or
representatives shall be for the account of the LESSEE.

9. INFLAMMABLE AND EXPLOSIVE MATERIALS - The LESSEE shall not bring


into, keep or store in the leased premises any substance, materials or article of highly
inflammable or explosive nature, or any contraband or illegal article, nor install
therein any device, apparatus, machinery or equipment which may expose the leased
premises to fire or increase the fire hazard thereof, or any other article which the
LESSOR may reasonably prohibit The LESSEE shall be liable for all damages caused
by a violation of this provision.

10. PRE-TERMINATION - Either party may terminate this contract by giving written
notice to the other party at least thirty (30) days in advance that rental payments paid
by the lessee shall be deemed waived and/or forfeited in favor of the lessor.

11. EXPIRATION OF LEASE - Upon the expiration of the period of this Contract, the
LESSEE shall return and surrender the leased premises in good condition as
reasonable wear and tear will permit and without delay whatsoever, devoid of all
occupants, furniture, articles, and effects of any kind

12. This CONTRACT OF LEASE shall be valid and binding between the parties, their
successors-in-interest, and assigns.

IN WITNESS WHEREOF, parties herein affixed their signatures on the date and place
