That, Mr. Dharmendra Lokchand Ramnani is requested to me to give
Search Cum Title Report in respect of Plot No. 15 Adm. 379.5 Sq.
Meter, and their on old construction admeasuring area 140.35 Sq.
Meter respectively, forming part of CTS No. 16029/09 situated at
Osmanpura, Tq. And Dist Aurangabad within Limits of Municipal
Corporation Aurangabad. Owned & possessed by Mr. Dharmendra
Lokchand Ramnani.

III. TRACE OF TITLE: -

That, from perusal of documents as above referred I hereby opinion to


the title flow of plot property as under:

1) That from perusal of originally owned by Mr. Syed Yusufuddin


Syed Ziyayuddin Magarbi was sold Plot No. 15 Adm. 379.5 Sq.
Meter, and their on old construction admeasuring area 140.35
Sq. Meter respectively, forming part of CTS No. 16029/09
situated at Osmanpura, Tq. And Dist. Aurangabad. By way of

Registered Sale Deed day book no 1021/1978 on 18/02/1978 in
favour of Mr. Gurunath Moreshwar Paranjape. An accordingly as
per registered sale deed mutation entry was carry out in revenue
record and mutation entry on dated 04/06/1978.
2) That the Mr. Gurunath Moreshwar Paranjape obtained
Construction permission was granted by municipal Council
Aurangabad and now Municipal Corporation vide Construction
Permission No. 248/78 dated 18/10/1978 on the Plot No. 15
Adm. 379.5 Sq. Meter, Alongwith the completed the
construction of the residential House on the said plot and
completion certificate is issued by then Municipal Council
Aurangabad vide completion certificate order No.4 file No.
CC53/17/81 Dated 09/04/1981.
3) That from perusal of Registered Sale Deed day book no
6729/2022 on 14/11/2022 executed by Mr. Gurunath
Moreshwar Paranjape in favour of Mr. Dharmendra Lokchand
Ramnani. The No. 15 Adm. 379.5 Sq. Meter, and their on old
construction admeasuring area 140.35 Sq. Meter respectively,
forming part of CTS No. 16029/09 situated at Osmanpura, Tq.
And Dist. Aurangabad within Limits of Municipal Corporation
Aurangabad. And accordingly as per registered sale deed Mr.
Dharmendra Lokchand Ramnani is owner and possessor of the
said property.
4) Thus, I found that, Mr. Dharmendra Lokchand Ramnani is title
Holder and possession said plot property and said property has
a Good marketable title, which is free from all encumbrances,
lien charges & etc.

5) That, the title flow of the property is well established on the basis
of above referred title documents, which is name Mr.
Dharmendra Lokchand Ramnani as owner & possessor of the
said plot.

IV. ENCUMBRANCE CERTIFICATE:-

From the above referred document and the other co-related


documents of the property shows that, Mr. Dharmendra
Lokchand Ramnani is the absolute owner and possessor of said
property and the aforesaid property in my opinion is free from all
encumbrances.

V. CERTIFICATE OF THE TITLE SHOULD CLEARLY DESCLOSE


/ STATE:-

A) As per my opinion and above referred documents, the aforesaid


property is free from all encumbrances.

B) There is no share of minor in the present case.

C) The property is not the property of minor.

D) There is no undivided interest of minor in the present case.

VII. I FURTHER CERTIFY THAT:-

A) As per my opinion, the immovable property is free from all


encumbrances.

B) There is at present no claim of minor in this property.

C) There is no undivided share of minor.

D) Holding / acquisition is in accordance with the provisions of Law


Reforms act.

E) I have inspected all the entries in respect of above property at the
Sub-Registrar Office Aurangabad for the year 2009 to 2022 (13
years) By Receipt No. MH012686691202223E dt.24/12/2022 and I
found no any contrary remarks or any contradiction with regard
to its title & same is well established and proved by virtue of
transaction.

F) I have to report that, the aforesaid titled to the said property is


clear and accessible and the property is absolutely free for all
encumbrances, lien and charges of the above mentioned property
will also acquire good and marketable titled.
