And Dist. Aurangabad and now Chhatrapati Sambhajinagar.
Within Limits of Municipal Corporation. Chhatrapati
Sambhajinagar and thereby said land in to converted Non-
Agricultural. And also 1) Mr. Bhanudas Dwarkadas Patel 2) Mrs.
Vrashall Bhanudas Patel 3) Mr. Swapnil Bhanudas Patel 4) Mr.
Nilesh Bhanudas Patel owners were obtained layout sanction plan
for residential propose use sanction by assistant town planning
Aurangabad by vide no. AMC/TPS/LYT/2156/87/202 on
01/10/2002. And lots of plotting was done there and it is selling
out of the above plots as under.

3) That from perusal of perusal of registered sale deed day book vide
no. 398/2003 on 27/02/2003 executed by 1) Mr. Bhanudas
Dwarkadas Patel 2) Mrs. Vrashall Bhanudas Patel 3) Mr. Swapnil
Bhanudas Patel 4) Mr. Nilesh Bhanudas Patel in favour of Mr.
Sunil Prataprai Kawarani purchaser from Plot No. 4 Adm.
173.925 Sq. Mtrs respectively, forming part of Gut No. 70
Dawarkadas Nagar, situated at Village – Satara, Tq. And Dist.
Chhatrapati Sambhajinagar. Within Limits of Municipal
Corporation. Chhatrapati Sambhajinagar. An accordingly as per
registered sale deed mutation entry was carry out in revenue
record.

4) That from perusal of perusal of registered sale deed day book vide
no. AGG-6/7746/2023 on 01/09/2023 executed by Mr. Sunil
Prataprai Kawarani in favour of Mr. Rajendra Dagdu Patil
purchaser from Plot No. 4 Adm. 173.925 Sq. Mtrs respectively,
forming part of Gut No. 70 Dawarkadas Nagar, situated at Village
– Satara, Tq. And Dist. Chhatrapati Sambhajinagar. Within Limits
of Municipal Corporation. Chhatrapati Sambhajinagar. An
accordingly as per registered sale deed mutation entry was carry
out in revenue record.
5) Thus, I found that, Mr. Rajendra Dagdu Patil is title Holder and
possession of said plot property and said property has a Good
marketable title, which is free from all encumbrances, lien charges
& etc.
6) That, the title flow of the property is well established on the basis
of above referred title documents, which is name of Mr. Rajendra
Dagdu Patil as owners & possessors of plot.

its title & same is well established and proved by virtue of
transaction.
F) I have to report that, the owner has not created any charges/
encumbrances or on taxes/ public dues are outstanding against
the said property and the said property is not subject to any
tenancy law/urban land or other land ceiling legislation/ act or no
court case/ suit is pending regarding title to the land.
