DEFINITIONS OF TERMS

Site is a proposed land or plot earmarked for a development. It is a space


where activities may be developed.
Site is the position or location of a town, building, etc., especially as to its
environment. It is the area or exact plot of ground on which anything is, has been,
or is to be located.

Selection is the process of making decision by considering all available


options and choosing the best that fits into ones plan out of it
. Selection is all about choosing. It is the process of making selection from
among several choices.
Inside selection is the word select, "to choose." Selection means the act of
choosing, the thing chosen, or the location to be chosen from among.

Site selection can be defined as process of examining and choosing a


particular area of land which meets the requirement of an individual, organizations
or government for development purpose.

Site selection is the process of choosing the right site for building either
residential commercial, industrial and also to know the constraint in a site so to
find solution to the constraint in a site.

Site selection is the process of examining multiple options and assessing
their relative advantages and disadvantages. Site selection comes after the needs
assessment is completed. If you select a site before the needs assessment, you may
compromise on key design aspects due to site limitations. The site selection
process involves the following interrelated tasks:
 Assemble an experienced site selection team. It should be a sub-team
with representation from the project development team.
 Review site selection criteria, identify a site, and devise a plan for
your project.
 Initiate the loan process with a lender.

AIM

The aim of site selection is to choose the right site for either residential,
commercial and other land use activity.

OBJECTIVE

1. The vegetation of the area must be known

3. The facilities present in the site area must be known
4. The distinct features of the area must be known
5. The historical data of the area must be known

MAJOR FACTORS TO CONSIDER IN SITE SELECTION
1. Land Size Area: The nature of the land determines the size of the land
area available for the proposed development. The land gradient analysis
aids the selection of site by supplying the needed information concerning
the nature, shape, size and slope of the land.

2. Climatic Features: Climate which is the average weather condition of a


place recorded for a long period of years directly affects the daily life of
every person on the earth and it forms an important feature of the
environment. The climatic features of an area such as temperature, rainfall,
sun shine, wind among others, are important factors to consider in site
selection. Therefore, the choice of a site by planner for any land use
function, rests on the compatibility of the proposed development to the
climatic characteristics such as: rainfall, sun intensity, wind direction, sun
direction etc.

3. Existing Facilities: A site with facilities such as electricity, water, gas


supplies, sewage, drainage pattern, telephone services etc. attracts a fast
rate of development and people tend to select such site over an area of lack
of such facilities. This is as a result of less cost in connecting the site to the
community and its facilities.

4. Accessibility of the Site: Accessibility in relation to the transportation
framework about which all other developments is disposed is another vital
function to be considered in site selection. The provision of accessibility to
a site enhance its land value. Accessibility to the site is essential in other to
ensure that construction process can be easily done at a less cost.

5. Existing Development: Existence of other development such as


residential buildings, industries, markets, etc. within an area is likely to
attracts development of site. While the areas without such has a lesser rate
of attraction of development.

6. Cost of the Land: This is the cost of procuring a site for development
purpose. The cost to develop the site also which requires a major site work
before it can be built (example cut and fill) which could be expensive to
develop or not is considered in site selection.

7. Demographic Characteristics of the Area: The demographic factors


such as culture, age structure, population density, sex ratio, customs,
beliefs etc. is put into consideration.

Importance of Site Location

1. Learn about the neighborhoods of your potential sites. Walk through


the area and chat with residents to better understand whether the site is a viable
option and if your school is welcome. For site selection in urban areas, some use a
benchmark of one acre and search within a one- to two-mile radius of your target
area. If this is not possible, search for sites in fringe zones (e.g., commercial).

2. Avoid developing a site plan too quickly. Professionals recommend


developing one to three alternative site plan concepts for potential sites. With
multiple site options, you can rank project priorities — e.g., cost, location, and
size. Exploring more than one site option also makes clear to lenders and other
funders that you are committed to building the best project possible. And,
analyzing alternative site plans allows you to compare costs and design features in
a practical rather than abstract way. The site selection team may find a site that is
not ideal, but with a creative design plan can meet your requirements. By contrast,
you may conclude that no redesign can overcome a site’s inherent deficiencies.

3. Before purchasing a piece of property or a building, confirm that the


zoning allows you to occupy that site. This should be investigated during the due
diligence period prior to closing on the purchase. Other due diligence items include
verifying that adequate public utilities are available, determining that there are no
environmental hazards on the site, and conducting a geotechnical (soils)
investigation if new construction is planned.

SITE SELECTED

The site selected for this report is Mariwo Kingdom (An ancient Town).

BRIEF INFORMATION OF SITE SELECTED

Mariwo Kingdom is located in Ifedore Local Government Area of Akure,


Ondo State. It is an ancient town which has less than 1000 population with a
dispersed pattern and linear pattern of settlement and a random dispersion of
population. The range of age group present in this area is majorly the Aged people
of sixty-five years and above which is about 75% of the population. Mariwo
kingdom is an isolated and undeveloped town with low basic social amenities. The
major occupation of this area is farming and palm-wine tapping. Mariwo kingdom
shares its boundary with Ero town by its North-west area and Elizade university at
the South-East area.

Mariwo has a common boundary with Ilara Mokin which is by Aponmu
River, Eti by Okin River and Isarun by Olopatipa River.

EXISTING FEATURES OF MARIWO KINGDOM

Apart from palm trees found in the area which aids palm wine production,
other natural features available in Mariwo kingdom include: maize plantation,
palm oil production, vegetables, timbers, cocoyam, banana, cassava etc. Mariwo
kingdom is particularly suitable for the development of large scale maize
plantation and tuber crops farming. The occupational activities of Mariwo kingdom
inhabitant includes farming, palm wine making, lumbering, etc. Farming and Palm
wine making however remains the major agricultural preoccupation of Mariwo
Kingdom. There is a hill located at the north-east region within the area.

TYPES OF VEGETATION IN MARIWO KINGDOM

The land in Mariwo Kingdom are fertile land. The common soil in Mariwo is
loamy soil and clay soil which encourage farming. Mariwo kingdom is a green land
with a vegetation type that allow farming. It is a forest vegetation type with a high
rainfall pattern.

Mariwo Kingdom is a place with alluvial soil, Mariwo areas are well leveled.
Although some area are prone to soil erosion do to presence of hill at the north-
eastern part of the community. But ninety percentage (90%) of Mariwo kingdom
are not prone to soil erosion.

TOPOGRAPHY OF MARIWO TOWN

The topography of the study area includes hills and terrain. Five percentage
(5%) of the land area is hilly while the rest of the land area is a terrain topography.
This area, unlike other region lacks water bodies but has some seasonal streams
which can be seen during the rainy season.

CONDITION OF THE EXISTING INFRASTRUCTURE OF MARIWO
KINGDOM

Mariwo Kingdom is an ancient town which lacks many social amenities.


Although it lacks social amenities such as good road, hospital, schools, police post,
light industries etc. On getting to the site, a borehole water supply system was
found at the center of the area which serves the whole area. Therefore the area
depends on the neighboring towns so much due to lack of social amenities. They
also have small retailer shops which is of less standard.

FACTORS CONSIDERED ON SELECTING OUR SITE

Site selection planning is a process of comparing available sites and selecting


the most suitable sites for the development process to be carried out. It is the
comparing of the positive and negative effect of multiple sites and selecting the site
with the best alternative and less disadvantages.

Some major factors to be considered on selection of a site includes

1. The size of the site


2. The physical characteristics of the site such as the climate
3. Presence of Utilities and Facilities
4. The cost of the land
5. Cultural factor etc
Most of this factors have been discussed earlier and will be reemphasized on.

1. The Size of the Site.
The site selected is a vast land with less existing buildings and structures. The
total land area selected in Mariwo kingdom is 98.8 hectares. Considering the size
of this area, siting of residential, commercial and light industrial buildings in this
neighborhood is encourage based on the size.

2. The Physical Characteristics of the Site.
The physical characteristics of this area such as the topography and the
climatic features of this area supports habitation and construction of structures in
this area. Due to the presence of hill in some area of the Mariwo, there is a need to
make a wise use of this area for it to be sustainable. Different types of residential
buildings can be constructed also due to a good loamy soil of the land which can
support different types of foundations (pile foundation, raft foundation, strip
foundation etc.).

3. Presence of Utilities and Facilities.


As discuss earlier, this area lacks basic social amenities and facilities. The
community depends solely on the neighboring towns for most of their facilities
such as school facilities and hospital facilities. The only facility found on this site
is a bore-hole water supply system. They also lack roads that meets the standard of
town planning. But this area as tendency of having its own infrastructures as it
develops.

4. The cost of the land.

The cost of this land is of a cheap rate presently and it is advisable to purchase
land at this area as the land is currently undergoing development process, because
the cost of land increases as time pass away and as the area becomes developed.

5. Cultural factor
The dominant culture of this community is the Yoruba culture and they
engage in primary activities such as agriculture.

LAND USE: Land use is the way the custodian of the environment i.e. Man,
decides to utilize the land for a purpose.
Land use is the spatial distribution or allocation of city function to an area of
land in order to achieve a functioning environment. It focus is on location, intensity
and amount of space to be dedicated for a particular use. The major various aspect
which a land can be utilized for include residential use, commercial use, public use
and industrial use.

MAJOR FORMS OF LAND USE


There are various types of land use which a site can be put in for use. The
functions include:
1. Residential Land use- This land use is basically for the settlement of
human. An area to be selected for this land use type must free from flood,
noise and vibration and other pollutions from the industry. It must be
suitable for development of building and open spaces. This land use is
located far from the industrial area and every other harmful polluting
firm.

2. Commercial Land use- This is the land use allocated for basically
trading activities. The commercial site is usually located at the center an
area and sub-commercial areas are located in specific location within an
area. This land use draws development, investment, population and
economy to a particular area. Good drainage, accessibility and freedom
from flood.

3. Industrial Land use- This are areas allocated for manufacturing and
production activities. The attract rapid development to an area and
economic growth. It draws population because it provides employment
opportunities to the population. In siting an industrial land use, there
must be accessibility to the area, it must be near to the market and it must
be near to the source of raw materials.

4. Service Land use- This are special land use function. They serve a
particular function within an area. Examples are recreational centers,
health centers, tertiary institutions, administrative centers etc. This area
must be accessible freely, low-noise and there must be adequate security.

LAND USE IN MARIWO KINGDOM


The major land use in Mariwo Kingdom is the residential function. The area
is an isolated neighborhood of little land use.
Mariwo is a rural area which its major land use is agricultural land use.
Development has kicked off in the area, this has made some of its residents to
adopt trading in the neighboring area market as a source of income.
There is the Baales palace which stands in a form of an administrative
function to the area.
There is educational function in the neighboring area, therefore the area
depends on other areas for educational purpose.
In summary, Mariwo Kingdom is a dependent area. it depends mostly on its
neighboring area for tertiary services.

Site selection is important in residential layout to choose the right site for a
residential building.

Recommendation

This site is the best site for the construction of residential buildings and
commercial functions as it is bounded by towns around it.
