PLEASE TAKE NOTICE that you are in default of our written lease agreement, which commenced
on 04/01/2020, between the Tenant(s) and Landlord for the Premises located at 10176 W mesquite Ln,

Landlord regarding your default as described hereunder.

In accordance with Section 35-9A-421 of the Idaho Code and the terms of the Lease Agreement,
you are hereby required to pay the Landlord for past due rent, including any late fees, penalties, or
other fees permitted under the Lease Agreement and by law, in the amount of $10,850.00, WITHIN
SEVEN (7) BUSINESS DAYS after receipt of this notice. You can pay the amount owed directly to
the undersigned Landlord or the Landlord's authorized agent, if any, by writing a cashier's check for the
full amount.

If you fail to pay within at least seven (7) business days after receipt of this notice, the Lease
Agreement shall terminate and you must deliver possession of the Premises to the Landlord.

YOU ARE FURTHER NOTIFIED THAT the Landlord hereby elects to declare that forfeiture of the
Lease Agreement, in the event you fail to perform or otherwise comply with the demands of this notice,
shall institute legal proceedings against you to recover possession of the Premises, any unpaid rent,
actual damages, reasonable attorney fees, any other damages or fees pursuant to the Lease Agreement,
and costs or necessary disbursements together with possible statutory damages as allowed by law for
such unlawful possession of the Premises.
