Subleasing Agreement

For
30-38 30th St #4R Astoria, NY 11102

Preamble: This sublease contains the agreements between You and Lease Holders concerning Your rights
and obligations and the rights and obligations of the Lease Holders.

You should read this sublease and all its attached parts carefully. If you have any questions, or if You do
not understand any words or statements, get clarification. Once You and the Lease Holders sign this lease
You and the Lease Holders will be presumed to have read and understood it. You and Leaseholders admit
that all agreements between you and Lease Holders have been written on this sublease. You understand
that any agreements made before or after this Sublease was signed and and not written into it will not be
enforced.

THIS SUBLEASE is made on _4___/__1__/__2024____ between Lease Holder, Brian Kim whose
address is 30-38 30th St Apartment #4R, Astoria, NY 11102 and You, the subtenant,
_____________________, whose address is ________________________________________________,
respectively starting on June 1st, 2023.

1. The due date of Monthly Rent


Your monthly rent for the room is $1000. Due date for the rent payment will be the 25th of each
month and it will be considered advanced payment for the upcoming month.
All subtenants must pay the advanced rent to Lease Holder Stuart Melton by the 25th of the
month.
If paying with cash or check, deliver to Lease Holder Stuart Melton. Make check payable to
Stuart Melton.
If paying through Venmo, send transfer to @mhk002 by the 25th of each month.
If paying with PayPal, the transaction must be made by the 20th of each month and sent to
mhk002@gmail.com

2. Deposit
The amount of deposit is the same amount as Your monthly rent ($1000). Your deposit will be
returned when you vacate the premises and as long as no damages were made in the apartment by You.
Failure to pay the rent by the first day of each month will incur a late fee of $100. If You haven't
paid the current month’s rent by the 5th of that month, You will be expected to move out of the apartment
by the last day of that month. Your last month’s rent will be used as payment for that month.

4. Utilities
Utilities must be paid within the first 10 days after being notified via text message, Facebook
message, or email. All roommates are responsible for paying their portion of the utilities for the months of
April 2024 through August 2024 -- including internet and electric -- split evenly three ways.

5. Smoking
Cigarette smoking should not be done in the apartment. Please smoke outside.

6. Cleanliness
Subtenant agrees to maintain room and shared living spaces in a good, clean, and sanitary
condition during the entire length of the agreement.

7. Kitchen, Bathroom, and Toilet


The kitchen and bathroom should be kept clean and subtenants should pick up after themselves.
Around sink, counter, fridge, stove (range), toilet, bath, and sink, please wipe with sponge, towel,
or cleaning wipe to keep clean in between uses. No dirty dishes should be left overnight. Sweep the floors
and use Swiffer when noticeably dirty.

8. Living Room/Common Area


Do your part to keep the living area clean. Please ask before moving furniture, using others’
belongings, or storing personal items in the common spaces. Be respectful of noise.

9. Corruption
If You break something, please replace it. If something is broken in the apartment and nobody
knows who did it, all roommates are equally responsible for replacing it. If You lose the keys to
the property, you must speak with the Lease Holders immediately. You are responsible for
copying/replacing them and You may be required to replace the doorknob with a new one and
provide all roommates with a copy of the new key.

10. Garbage
When You notice the garbage can is full, please take outside immediately and replace with new
bag. Take the trash bag to the designated area outside of the apartment. The same applies to the recycling,
which should be separated: paper and glass/plastic.

11. Guests
Please inform roommates if You will be having guests over at least two (2) days in advance.
Visitors should be cleared with the Lease Holders ahead of time. Visitors staying over 7 days
must donate an amount equal to $850*[(# days)/30] to house expenses unless otherwise cleared
with Lease Holders.

12. Night Hours


Please be respectful of roommates and especially other tenants of the building after midnight.

13. Refrigerator & Kitchen storage space


All roommates have a separate assigned space in the refrigerator and freezer. Everything is
presumed to be the property of its owner, unless offered to other roommates explicitly. You have
the right to throw away any rotten, damaged, or spoiled produce in the refrigerator. All
roommates have a separate assigned cabinet space and common cabinet space.

14. Pets
No pets are allowed in the apartment.

If the bank dishonors your check or your payment does not go through in some other way, you are
responsible for paying the Lease Holder’s dishonest check fee to the bank in addition to any late fees due
to the landlord until the rent is received.

If rent has not been paid on time for multiple (2+) months or not paid at all for any month, Lease Holder
Brian Kim have the right to terminate this sublease at any time, giving You, the subtenant, 30 days to
vacate the property.

This sublease will terminate after 6 months, on October 31st, 2024, at which point the Lease Holders may
provide the subtenant with another sublease at their discretion, assuming one or both of them take up
another lease with Landlord. If the a sublease is not presented or signed, the subtenant must vacate the
property by the end of the day on Oct 31st, 2024.

This sublease will not be deemed valid until the first and last month’s payment plus the deposit (a
total of $2000) is deposited into the bank account of Lease Holder Brian Kim. If the payment is not
received in the form of cash, check, Venmo cash out, Zelle transfer, or PayPal order by, March 31st, 2024
at 11:59PM EST, this contract is voided.

THIS SUBLEASE is for the room attached to the fire escape in 30-38 30th St #4R, Astoria, NY 11102.
