DONATION MORTIS CAUSA

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, made and executed by DIOSA A. MAGANDA,

of legal age, single, Filipino citizen and with residence and postal address at
Mangosteen St., Brgy. Bulusan, Calapan City, hereinafter called the DONOR

-in favor of-

MARIE N. KIT, of legal age, single, Filipino citizen and with residence at Acacia
Village, Brgy. Bulusan, Calapan City, Oriental Mindoro, hereinafter called the
DONEE,

WITNESSETH:

That the DONOR is the owner in fee simple of that certain real property
situated Calapan City, and more particularly described in Transfer Certificate of
Title No. 123456 of the Land Registry of Oriental Mindoro, as follows:

“A parcel of land (Lot 01-A, Case 123, Cad-456) under OCT No. 123456789
in the name of DIOSA A. MAGANDA, situated in Acacia Village, Bulusan,
Calapan City, Oriental Mindoro, bounded on the SW., along line 45 by lot
01-B, along line 37 by lot 01-C, on the NW., on point .... all of Cad-456,
containing an area of Three Hundred Square Meters (300 Sq.m.) more or
less.”

That for and in consideration of the love and affection which the DONOR
has for the DONEE, the said DONOR by these presents does hereby cede,
transfer and convey, unto the DONEE, his heirs and assigns, the real property
above described with all the buildings and improvements thereon, to become
effective upon the death of the DONOR, but in the event that the DONEE should
die before the DONOR, the present donation shall be deemed rescinded and of no
further force and effect.

That the DONEE does hereby accept this donation of the above-described
real property, and does hereby express his gratitude for the kindness and liberality
of the DONOR.

That the DONOR hereby retains the right to control and dispose at will the
above-described property before his death, without need of the consent or
intervention of the DONEE.

IN WITNESS WHEREOF, the DONOR and the DONEE have hereunto

signed this deed of donation, this 15th day of March, 2024, in Cavite, Philippines.

ATTESTATION CLAUSE

We, the undersigned attesting witnesses, whose residences are stated

opposite our respective names, do hereby certify: That the donor, MARIE N. KIT,
has made known unto us the foregoing DONATION MORTIS CAUSA consisting
of THREE (3) pages, including the attestation and acknowledgment page,
numbered correlatively in letters on the upper part of each page, as her donation
mortis causa and has signed the same and every page thereof, on the left margin,
in our joint presence and we, in turn, at his request have witnessed and signed the
same and every page thereof, on the left margin, in the presence of the donor and
in the presence of each and all of us.
