Technical Guidelines and conditions MV III

A- ELEVATION ITEMS:
01-Fly Nets:

- Only PVC fly net is allowed.


- Sliding or folding fly nets are allowed except
kitchen & bathroom windows can be fixed.
- The fly nets frame must be PVC or Aluminum
with white color.

02-Roll-up shutters:
Rollup shutter sample
- Rollup shutter must be installed as per
the attached sketch.
- Color of roll-up shutters strips must be
white (9010) but the outer frame and
upper box must be blue color (5015).

03-FER FORGE (Decorative iron works):

- Fer forge is not permitted on typical floors (only


on ground floor).
- Fer forge color must be white.
- The only design permitted is as following
samples.

04-A/C Compressors Location:

- Air condition compressors location is


limited to the locations shown in this
manual for each type. And it’s not
allowed to install air-condition
compressors anywhere else.
- It’s not allowed to install air condition
compressor on roof.
- In case of special design villas, proposed
locations for compressors should be
submitted by client to be approved by
company.
- All A.C units must have an internal
drainage to the nearest floor drain, it’s
not allowed at all to make any external
drainage (on elevations).
- All A.C cables must be executed inside
units (hidden in walls), it’s not allowed
at all to be visible on external elevations.

05-Doors & Windows Glass:

- Only clear glass is allowed.


- Frameless security glass & windows are
only allowed at side or back elevations.

06-Main Doors:

- The only design permitted of main doors


is as following with blue color tone
(5015 Jotun).

07-Terraces drainage system:

- Terraces drainage is to be floor drain


connected to the nearest bath as
following samples.

B- GARDEN ITEMS:
01-Pergolas:
- Back & side yard pergolas:
 Garden pergolas must be at least 2m
away from the side fence and at least
4m away from back-yard fence. (as per
attached sketch)
 Garden pergolas maximum area must be
25% from back yard area.
 The material used must be the same
material as the compound pergolas as
following:
Pergola : Color Blue (5015 Jotun)
Louvers : Color Dark Brown
Tent : Color Off-white
Paints Type Esters
Height 3.0 m Maximum
Material Wood

02-Water Features:
- Swimming Pools, Underground water
tanks & Fountains
 Water features design and location must
be approved before execution.
 Water features are not allowed in front
yard, or in narrow side yards.
 The required documents should be
presented by client to approve water
features design:
i- General layout drawing for plot
contains:
o Pool location in back-yard.
o Dimension between pool and side, back
fences and villa
o Distance between foundations (Villa-
Pool)
ii- Longitude section for pool contain
pool depth and foundation levels for
(villa, pool and fences)
iii- In case of conflicting between
foundation levels for both of villa
and pool client should submit signed
structural drawings from union
consultant shows retaining soil under
villa foundations.
iv- Full drawings package for pool
(Architectural – Structural –
Mechanical)
v- Signed undertake from client ensures
his responsibility about construction
and building safety.
Note:
All previous documents & drawings should be
presented as a hard copy attached with
AutoCad files if possible.

03-Fences and gates:
- Property limits are delineated by
Mountain View fences.
- Front & back fences should be only Soft
scape (Fence arboreal) with maximum
height 0.90 m.
- Side fences can be Soft scape or solid
builder work with cement plaster
finishing (white paint) with height 0.90m
along 7.50m from back fences and
graduate to 2.00m and 0.25m thickness.
- Side and back fences are allowed to be
covered by shrubs, bushes or bamboo
sticks screens without exceeding the
allowed fence height.
 Back fence gate:(Should be executed by
mountain view)
- Gate should be made of stone similar to
stone of the fence and have a wood
door with the same dimensions and
specs according to the following design.
- Stone steps similar to those used in the
valley should be used to link the gate
with valley’s landscape.

04-SOFTSCAPE

- Softscape in back & side yards is allowed


only beside fences.

05-Hardscape

- Garden hardscape is allowed in back


yards unless it blocks sea view or breeze
of neighbors.
- Maximum height allowed for all
hardscape elements is 0.90 m along 7.5
m distance from back fence.
- Garden lighting fixtures with dim lighting
(up lights, spikes and Bollards) are
allowed with maximum height 0.90m
(not allowed to be colored light)

06-Showers:

- Showers are allowed only in side-yards


attached with the building 6.0 m away
from front elevation (Fixed Shower
without any cabinets, walls or sheets
around it)

07-Garden Furniture:

- Movable or fixed furniture are allowed .


- Built in seats should have plaster finish
with white color ( as per the following
design )
- Built in seats should be located as
following :
- Shaded Built in seats must be located in
the allowed area for pergolas as per up
mentioned.
- Unshaded Built in seats can be located
in all back – yard area away 3.00 from
back fence, and should be with

08-Water Tanks:

- Water tanks must be located in side-


yards 6m away from front elevations
with white color and maximum height
1m.
- Water tanks must be covered by
wooden framas as per attached
following design.

09-Constructions in the garden:

- No constructions are allowed in the


gardens including light constructions
(wooden, steel …etc)
- No hindrance to vision are allowed.

10-Front-Yard modifications:

- All modifications or changes in front


yard must be approved and executed by
Mountain View including parking
pergolas that should be as the following
design.

- Front gate executed by Mountain View
as a building works only (without
wooden door) as per the following
design.

C- Roof Items:

01-Satellite Dish:

 Villas:

- To keep the compound style, satellite


dishes are allowed only to be fixed on
the roof beside a solid part of parapet so
they should not be seen from the street
or the valley.
 Chalets:

- In chalet types it’s allowed only to fix


satellites on locations as per the
following plan & elevation
- Satellite dish diameter should be
maximum 0.7m.
- Maximum prominence of satellite dish
must be 0.5m from side elevation.
- The heighest point of satellite dish must
be equivalent to the top of roof parapet.
- Satellite wires elevations should be
extended through white plastic ducts.

02-Roof Separator:

- Roof separators are allowed for


detached and simi-detached units that
have roof access with one of the two
following design options:
Option 1:
Roof separator can be fence arboreal beside
builder separator with maximum height 2.2m.

Option 2:
Wooden separator as per the following design
with maximum height 2.0m.

03-Roof Lighting:

- It’s allowed to use lighting posts, ground


spot lights, up lights or indirect light in
the parapet wall.
- No lighting to be placed on the top of
the parapet wall itself.

04-Roof Built-in Features (Seats, Flower


Boxes, Counters, Barbeque .. etc):

- Built-in seats are allowed on roof only


on shown locations and with the shown
design.
- All roof built-in features should be made
of light weight bricks, filled with light
materials as in the shown design.
- Seats should be located beside parapets.

05-Roof Pergolas:

- Roof Pergolas must be only inside the


allowed limitations as shown in the
following drawings.
- Roof pergolas maximum area must be
30 % from roof area.
- The material used must be the same
material as the compound pergolas
(wood with blue or brown color and tent
with white color) and as per design in
the attached photo
- Maximum height of pergola must be
2.70 m from finish floor.

06-Roof Water Tank:

- Roof water tank location is allowed only


nearest to slab beams and columns.
- Roof water tank must be beside a solid
part of roof parapet so it cannot be seen
from the street or the valley.
- Water tanks must be covered by
wooden frame as per the attached
following design .
- Maximum volume of Roof water tank
must be 1.00 meter cube with
Horizontal shape and maximum height
should be same as parapet.
- In chalet type it is recommended to
install water tank at the shown location
in the following drawing.

07-Roof Jacuzzy:

- Roof jacuzzi is allowed only after


mountain view approval to study it’s
location, load ….etc

08-Roof Solar Heater:

- Must be fixed only inside the allowed


limitations (5 m away from front
elevations and 2m away from back &
side elevations as shown in the following
drawing.
