ATTORNEY and authorize to do acts, deeds and things in the following manners:-

ALLOTED THIS JHUGGI BY DELHI DEVELOPMENT AUTHORITY VIDE SLIP
NO.7511 ON DATED 20.12.1985

NOW THIS GPA WITNESSETH AS UNDER:-

1. TO manage, control, look after and supervise the above said property with
all its rights, title and interests of the land under the said property in any
manner as I may be deemed fit and proper.
2. TO appear before the officers of MCD/DDA/NDPL/DJB or any other
concerned authority, to make the correspondence, to give the
application, to file affidavit, undertaking, indemnity bond and other legal
proceedings on my behalf.

3. TO deposit all fees, dues, demands, installments, taxes and other


charges to the concerned authorities on my/our behalf.

4. TO file, contest, compromise, compound, withdraw and/or join any suit,


complaint, petition, revision, written statement in any court of law.

5. TO construct, renovate or rebuild the said property as per sanctioned plan


issued by the authority concerned and to apply and obtain the building plan
sanctioned from the concerned authority.

6. TO apply for and get electric, water, power and sewerage connection and
other services in the said property from the authority concerned.

7. TO let out on rent (either in part or in whole), to any tenant or tenants to


receive the rent and issue rent receipt thereto.

8. TO execute, sign, present and verify all such papers, documents, etc. for
me/us in my/our name and on my/our behalf pertaining to sale/ transfer of
the aid property.

9. TO sell, mortgage, transfer and to let out on lease the aforesaid


property to any one and to receive the consideration amount of earnest
money/part payment/full consideration/rent/premium, to execute the
proper deeds and transfer documents and present the same for
registration in the Office of the Sub. Registrar concerned.

10.TO appoint further attorney.(s).

11.TO appoint any advocate, pleader, vakil, practitioner etc.

12.TO file any case against the tenant for eviction/vacation of the property
from the possession of the tenant(s), to file, sign, present and verify all such
papers, documents etc. to represent me before any court or courts
regarding the same.

13.TO receive the compensation or alternative site in case the said


property is acquired by authority concerned.

14.TO apply and get the cement/bricks and other building materials for the
construction or addition and alteration of the said property.
15.TO pay all necessary dues and charges to the authority concerned on
demand.

16.TO file suit, complaint, petition, revisions, written statement pertaining to


any matter of the said property and to proceed and conduct all the
proceedings filed in my name and against me in connection with the said
property.

17.TO compromise; compound and withdraw the cases, to appoint


Arbitrator or to participate in arbitration proceedings, to engage lawyers to
execute decree to receive and recover the decreed amount, to issue receipt
and take every necessary steps for the same.

18.TO sign and submit the necessary forms for obtaining sale permission of the
said property from the office of the concerned authority.

19.TO apply for mutation, changes, entries in official records in respect of


aforesaid property as my said attorney deem appropriate.

20.TO apply and get the necessary sale permission from the competent
authority, if required, to file, execute, sign, present and verify all such
papers, application, forms, affidavits, declarations, undertaking, indemnity
bonds etc. and to do all other acts, deeds and things which are necessary
for the same.

21.TO represent me before the Income Tax Authorities, to apply and get the
I.T.C.C. from the said authority and/or any other competent authority to
execute, file, sign and present and verify all such papers, applications,
forms, affidavits, declarations, indemnity bond etc. and to do all acts, deeds
and things which may be deemed necessary by my said attorney for above
said purposes.

22.TO execute the sale deed and/or proper transfer documents and present the
same for registration before the concerned registering authority, to get the
same registered and admit the execution thereof.

23.TO appoint arbitrator(s) and to refer the dispute or differences to the


Arbitrator and to appear and defend me before them and to sign, verify
claims, petition, written statement and present them.

24. To look after, supervise, manage and control the affairs of the
above said property

25. To apply Electric, Water and Power connection and get the same
and pay bill thereof.
26. To pay all taxes in respect of the said property to the authorities
concerned.

27. To let out the said property to any person(s) of own choice and on
any terms and conditions, to execute the necessary deeds and to receive
and realize rent from the tenant and issue rent receipts.

28. In case of non-payment of rent or other charges by tenants or in


case of any other dispute or litigation with any person, authority or
department, to file all sorts of suits, writs, appeals, statement,
compromise etc. in the proper court of law.

29. To appear and act in all kinds of courts, civil, criminal, revenue,
rent control, taxation etc and all kinds of offices like Private, Govt. and
Semi Govt departments of original appellate and sign, verify and file all
sorts of application, statements, affidavits etc according to jurisdiction.

30. To engage any advocate, lawyer or legal practitioner and appoint


further GENERAL or SPECIAL ATTORNEY(s)

31. To contract, renovate, rebuilt and alter the structure in any manner
suitable to the said property.

32. To enter into any agreement for sale of the said property or any
part therof with any person(s) or any terms and conditions and for any
consideration amount, to execute the agreement and to receive earnest
money and part payment with own signatures and issue property receipt.

33. To Sell, Mortage, gift and transfer the said property in whole or in
part to any body as the said ATTORNEY thinks proper and fit to execute
the sale deed, gift deed and other kind of documents, to sign the same on
my/our behalf, also sign the required affidavits and declaration etc. to
present the same for registration in the office of registering authority
concerned, give statement, admit the execution of deeds, sign on the
back of the documents and on receipt of fees and to do all other acts,
deeds and things to get the documents registered.

34. To give possession to the purchaser on the spot and to get the said
property transfer in his/her/their name and to do all other acts, deeds and
things to get the transaction complete.

35. To do all other acts, deeds and things regarding the above said
property which have not been mentioned in this ATTORNEY as may be
necessary on my behalf.

36. That the said General Power of Attorney shall be irrevocable.

have done them personally.

structure built/to be built therein etc. In case the said beneficiary pre-deceased
me then his/her legal heirs shall be sole and absolute owners of the said
property and my heirs, successors, assignees, representatives etc. shall have no
right, title or interest etc, whatsoever in respect of the said property.

That the above said legatee shall be fully entitled to get the said property
mutated and transferred in his/her name in the records of all departments and
to sell and transfer the same to any body without any hindrance.
That nobody has any right to challenge the validity of this Will and if any one
raises any objection or challenges the said will all such objections and claims will
be considered and treated as null and void.

That this is my first and last will and I will not revoke this will in any manner. If
there is any WILL executed before or after this dated that will be treated as null
and void.

I have made this last and final Will in respect of only above property and the
above said legatee shall not be entitle in any other property whether movable
and immovable left by me at the time of my death.

AGREEMENT TO SELL

This deed of agreement is executed at Delhi on this 8 th day of Fabuary 2024

BACKGROUND OF THE PROPERTY:

ALLOTED THIS JHUGGI BY DELHI DEVELOPMENT AUTHORITY VIDE SLIP
NO.7511 ON DATED 20.12.1985

1. That the first party received amount of Rs.8,00,000/- (Rs. Eight lakh only)
against the above mentioned property.

2. That the second party and the first party acknowledge the same on a legal
separate receipt thereto. NOW nothing remain due upon the second party,
towards the sale price of above mentioned property under sale.

3. That in consideration of above amount the first party do hereby convey,


transfer, sell and assigns his all rights, titles and interest whatsoever in
the above mentioned property under sale in favour of the second party
absolute, completely and forever.
4. That the first party has delivered the peaceful physical vacant possession
of the above said property to the second party on the spot.

5. That after the execution of this AGREEMENT the second party become the
sole and absolute owner of the above mentioned property under sale and
shall fully at liberty to realize all the rents and profits in respect of the said
property and the first party or his heirs shall not create any demand or
claim or lien over the same hereafter from the second party or his
nominee/tenant(s).

6. That the first party or his legal heirs will not create any other charges of
the said property till after the execution of this agreement.

7. That second party shall complete all necessary formalities, from the
competent authority or any other concerned authority, for purposes of
sale and transfer of the said property, at his own costs and expenses.

8. That the first party shall deliver all previous photocopies of title deeds and
other connected papers, of the said property to the second party.

9. That the first party shall clear all the dues like, electricity and water dues,
building maintenance, house tax, against the above said property to the
second party or his/her nominee.

10. That if the first party infringes any terms or conditions of this
agreement, she shall be liable to pay the double the amount of
earnest money to the second party, and if the second party fails to pay
the balance amount of the said property within the stipulated period , the
earnest money, paid by him shall stand forfeited.

11. That in case any dispute arises between both the parties regarding
the terms and conditions of this agreement then the same shall be
referred and settled through court of law under concerned jurisdictions.

IN WITNESS WHEREOF, the FIRST PARTY and the SECOND PARTY have signed
this AGREEMENT TO SELL at New Delhi, on the date first mentioned above in the
