Sell, comprising of three (3) pages, that we have executed, dated February 14,
2024 done in Las Piñas City, per Doc. No:95; Page No.:20; Book No.:XIII;
Series of 2024 and duly notarized by one Atty. Ester T. Villarin. Copy of the
said instrument is herewith attached and marked as Attachment “A”.
The following are the exact amounts you have to pay, to wit:

3. Documentary stamp tax -----------P 78,350.25
4. Transfer tax --------------------------P 18,555.50

Grand total ---P 318,956.84
Deed Of Absolute Sale was executed and notarized February 29, 2024. Every
month thereafter, if you continuously and intentionally refuse to pay your
obligation it will keep on increasing due to penalties.
For your references official computations are herewith attached chronologically
and marked as Attachments “A-1” to “A-6” as follows:

upon receipt of this FINAL DEMAND TO COMPLY COMMITMENT I will
immediately file a case of BREACH OF CONTRACT against you both at the Sala
of MTC, Las Piñas City.
Likewise, I will bring every detail of this case soonest to the attention of Canadian
Embassy.
