DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made and entered into by and between:

YULO C. MORANG, of legal age, Filipino, married to ARMILYN A.

MORANG, resident of 537 Loyola Village Zone 1, Digos City, Davao del
Sur, herein referred to as “VENDOR”.

-and-

GRACE M. BELISARIO, married, and RHEA ACE A. MORANG,

single, both of legal ages, Filipino citizens, and residents of 527 Loyola
Village Zone 1, Digos City, Davao del Sur, and herein referred as
“VENDEES”;

WITNESSETH:

That the VENDOR, is the owner of a parcel of land situated in Loyola Village
Zone 1, Digos City, Province of Davao, covered by TRANSFER CERTIFICATE OF
TITLE NO. T-22636, containing an area of SEVEN HUNDRED SEVEN (707) SQUARE
METERS, more or less, and more particularly described as follows:

Technical Description of TCT NO. T-22636

“A parcel of land (Lot 928-B-2-B-5-A-6-E-7, of the subdivision

plan, (LRC) Psd-71993, being a portion of Lot 928-B-2-B-5A-6-E, (LRC)
Psd-29878, LRC Record No. 11. 68080), situated in the Poblacion
Municipality of Digos, Province of Davao, Island of Mindanao, Bounded
on the NE., points 3 to 4 by Lot 928-B-2-B-5-A-6-E-6; on the SE., points
4 to 1 by Lot 928-B-2-B-5-A-6-E-14, on the SW., points 1 to 2 by Lot
928-B-2-B-5-A-6-E-33, (Road), all of the Subdivision on plan; and on the
NW., points 2 to 3 by Lot 928-B-1, Psd-
41647…………………………………………………….

……..containing an area of SEVEN HUNDRED SEVEN (707) SQUARE

METERS, more or less.”

That the VENDOR has offered to sell the above-described PROPERTY to the
VENDEES and the VENDEES have accepted such offer;

That for and in consideration of the sum of THREE HUNDRED THOUSAND

PESOS (Php 300,000.00) Philippine Currency, paid in cash by the VENDEES, receipt
in full thereof is acknowledge by and to the full satisfaction of the VENDOR, the latter by
these presents hereby SELL, CEDE, TRANSFER and CONVEY absolutely and
unconditionally unto the VENDEES, their heirs and assigns the above described
property;

That by virtue hereof, the VENDOR does hereby WARRANTS valid title to and
peaceful possession of the parcel of land sold and conveyed, WAIVE and RELINQUISH
any and all rights that he has over the parcel of land herein sold in favor of the VENDEE
and shall defend her rights against all kinds of claims whatsoever.
 IN WITNESS WHEREOF, the parties herein have hereunto set their hands this
