1 INTRODUCTION
BUREAU VERITAS INTERNATIONAL DOHA (L.L.C), herein referred to as Bureau Veritas, prepared this
INSPECTION REPORT 19 (Ref. DOA.21.CIV.193.70_AMS/IR19 dated on January 25, 2024) for COMO
FACILITIES MANAGEMENT SERVICES for the Third-Party Service - Third Party Inspections for
PHCC/TAC/73/2021.
2 SCOPE OF WORKS
The third-party services that BV provides for COMO includes the maintenance inspection of the following for
Primary Health Care Centers in Qatar:
A. Aluminum/Mashrabia/Skylight System – Yearly for 16 HC’s: 16 visits per year.
Upon completion of any inspection, inspection will be prepared and submitted to COMO. The inspection
report will contain the findings of the inspection, recommendations if testing (DT or NDT) is required and/or
preventive or corrective action must be undertaken.

5 INSPECTION FINDINGS
5.1 Aluminum
5.1.1 Basement 1
1. Aluminum glass door and window at Basement 1 Wellness Center (C0023) was checked. The aluminum
windows are free from any damages. Frames are straight with no sharp edges. Seal with glass is in
good condition and no noticeable severe wear.

5.1.2 Ground Floor

1. Aluminum windows around the buildings at Muaither Health Center ground floor was checked. The
windows are in good condition. Aluminum are free from defects and gaskets on window frame shows no
sign of wear. Gaps between window frame and concrete / stone is installed with sealant.

2. Aluminum windows around the buildings at Muaither Health Center ground floor was checked from the
inside. Some of the aluminum windows have started to develop gaps on the applied sealant in between
concrete and the aluminum window frame. Sealant to be applied on the said gaps to prevent air and
moisture penetration.

3. Aluminum doors and windows were checked on the entrances around the building of the health center.
The entrance door at EMS Room (C1100b) was poorly applied with seal around the glass with a white
colored sealant.

4. Aluminum Louvers on windows around the building was checked. The louvers are in good condition with
no defects noticed. The sealant applied between the aluminum and adjacent surface are still in good
condition with no major sign of wear.

5. Aluminum canopy and columns were checked on the entrances around the building of the health center.
The aluminum is starting to show signs of wear. Aluminum needs to be cleaned.

6. Aluminum Sliding Doors were checked. The aluminum frame of the sliding door at Entrance of Vestibule
(C1061a) were noticed to have its bottom frame to be worn with its finish stripped.

7. Aluminum glass installed beside the stairs along the corridor was checked. The aluminum was observed
to have small dents on the vertical frame.

5.1.3 First Floor

1. Aluminum windows at first floor above the entrance was checked. Aluminum is plumb and straight.
Seals and gaskets are in good condition.

2. Aluminum around the balcony was checked and found to be in good condition. Aluminum canopies
needs to be cleaned. Seals shows no sign of gaps or major wear.

3. Aluminum was checked at the balcony. Aluminum is plumb and with no sharp edges at corners. Seals
and gaskets around the glass are in good condition.

4. Aluminum windows in different rooms was checked and found to be in good conditions. Sealants around
the aluminum frame are in good condition with no signs of wear or gaps.

5.2 Mashrabiya
5.2.1 Ground Floor
1. Mashrabia at façade main entrance were checked. No dents were found, and seals are in good
condition. Joint seals were in good condition and no signs of wear or gaps observed. However, paints
were noticed to have minor scratches on the mashrabiya.

2. Mashrabia at external building was checked. The mashrabiya installed on the ancillary building was
noticed to have its paint peeling off.

5.2.2 First Floor

1. Mashrabiya installed on the first-floor windows are in good condition and only needs to be cleaned from
dirt and stains. Seals are still in good condition with no major sign or wear.

2. Mashrabia installed at the balcony was checked. Mashrabiya needs to be cleaned accordingly but are
still in good condition and shows no sign of defects.

5.2.3 Roof
1. Mashrabiya on the roof floor around the skylights was checked above the Large Courtyard. Seals
installed are in good condition. The Mashrabiya needs to be cleaned from stains and dirt.

2. Mashrabiya on the roof floor around the skylight was checked above the Main Entrance Area. Seals
installed on the joints are still in good condition. Cleaning needs to be done to remove stains and dirt.

3. Mashrabiya on the roof floor around the skylight of the Small Courtyard was checked. Seals installed on
the mashrabiya, and aluminum are still in good condition with no sign of gaps or major wear. Cleaning
needs to be done to remove dirt and stains.

5.3 Skylight
5.3.1 Roof
1. Skylight at Big Courtyard was checked. The glasses were in good condition with the aluminum having
no damages or defects. Seals and aluminum cover are in good condition. No noticeable leak marks are
observed from the inside.

2. Skylight at Small Courtyard was checked. The glasses were in good condition with the aluminum having
no damages or defects. Seals and aluminum cover are in good condition. No noticeable leak marks are
observed from the inside.

3. Skylight at Main Entrance was checked and found to be in good condition with no leaks observed during
the rain. Glasses are free from cracks or defects. Glass beads and aluminum frame are free from any
defects. Skylight needs to be cleaned.

4. Thermographic imager was used to check the skylights to check if any temperature differences around
the skylight which indicates possible temperature leak. The skylight was measured to be in between 35
to 40 degrees Celsius with an average of about 38 degrees Celsius during the time of checking. No
temperature drop or spike were observed on the imager around the skylight.

6 CONCLUSION & RECOMMENDATIONS
The inspection of the project PHCC/TAC/73/2021 for Primary Health Care Center (PHCC) at Muaither was
conducted. It was inspected for installed aluminum, mashrabiya and skylight. The aluminum and mashrabiya
were in good condition and show no major defects that could affect its performance. Minor scratches and paint
chipping were observed on both assets and needs to be cleaned from stains and dirt. The skylight was in good
working condition with noticeable visual signs of leaks and would just need to be maintained and cleaned.
Seals both between glasses and aluminum are still in good condition and shows no noticeable wear or
damage. Skylight were also checked using a Thermal Imaging equipment and no noticeable anomalies that
could indicate any problem. Contractor to do the necessary corrective action as per approved materials and
methodology of the client.
