Architecture Specification Overview

PART A – External Development Works
1 Boundary Wall o Block work / RCC finished boundary wall
throughout the periphery of the school premises
with concertina wire on top.
o Elevation side of the boundary wall should be
mutually agreed decorative type boundary wall
to suit façade of the building.
o Minimum height of the hard wall should be 1.8
m and 0.75 m concertina wire on top.
2 Entry / Exit gate o There will be two separate electronically
operated sliding gates for Entry and exit to allow
school buses & vehicles.
o There should be provision of pedestrian gate
beside Entry / Exit.
o Both Gates will be provided with security cabin
and canopy.
3 School Entrance o Entrances to cover with canopy on top and
Natural stone or similar finished porch & steps
flooring, Non slip flooring ramp for Handicap
accessibility with SS railing.
4 Ancillary structures o Driver rest room and maid rest room with in
built toilet.
o HT Yard, Pump room as per authority
requirement.
5 External Area finishing o Footpath all along the facility for the easy and
& Parking safe access of pedestrian traffic.
o Footpath from Entry/Exit gate to building and
block to block should be covered with tensile
roof.
o Interlocking paver blocks for levelled surface
with provision of underground sewage & storm
water network and underground service
crossings up to building inlet point for provision
of external incoming utilities / services.
o Parking with interlocking paver block with lot
marking. Provision of total car parking according
to the local regulation and area of the parking to
be covered with tensile roofing.
o Internal Road to be provided with Tar or
cemented.
6 Student Drop off point o Entrances to cover with canopy on top and
Natural stone or similar finished porch & steps
flooring, Non slip flooring ramp for Handicap
accessibility with SS railing

7 School External LOGO o Integrate Back lit school logo at two locations as
per mutually agreed space, design & location.
8 Play Area o Playfield with Synthetic turf, the area will be
specified as per the Architect’s design proposal.
o Basket Ball / Tennis/ Badminton court with
synthetic turf.
o Running track Certified synthetic rubber system
with EPDM granulated top layer
o Provision of Sandpit for kindergarten students of
mutually agreed size.
o Kids Play Equipment’s for the Pre-primary
students with EPDM flooring.
o Cricket practice pitch with M S cage and outside
nets at mutually agreed space.
o Fully Functional Outdoor / Indoor type
swimming pool with changing rooms, mutually
agreed size as per space allocation.
9 External MEP & Power o Underground water tanks meeting capacity of
Connection water calculations & design for domestic and
Fire along with lifting & fire pumps.
o Provide of bore well with necessary lifting
pumps and R.O plant for drinking water supply.
o Overhead tanks for storage of water for at least
three (3) days capacity.
o Adequate (including potable) water supply.
o External Hydrant ring with hose boxes
confirming to local governing fire codes.
o Power supply connection on the name of Lessee
including necessary authority sanction &
Electrical infrastructure works as per design
demand load.
o DG power back up with auto switch panel as per
the design load requirements.
o External Electrical lights to achieve minimum 15
- 20 LUX level.
o Provision of Sewage Treatment plant and
rainwater harvesting as per design & norm,
Storm and Sewage network.
o Underground service network to facilitate
internal / external services works and
connections, viz, Data, power, water, CCTV etc.
10 Landscaping & o Landscaping work as per mutually agreed
irrigation design, plantation of trees along compound wall
& irrigation system.
PART B – Building Development Works
1 Building Structure o Building delivered in an air and water tight
condition as per the Design and Plan of the
Building approved by the Lessee’s Architect in
the manner set out in this MOU – Schematic
drawings to be shared by Lessee.

o Building Orientation to maximise the natural
sunlight
o Clear Floor to Floor height should be min. 3.6
Meters.
o Building ventilation system should comply with
the local codes’ & all windows to be protected
with MS grill or equivalent for the safety of
students.
o Clear floor to floor height 4.5m from floor finish
to ceiling for 1st storey, 3.5m clear from floor to
floor for upper storeys, Minimum 2.4m clear
height for car parking, Minimum 4.5m clear for
bus parking.
o Floor Loading: 5 KN for typical floor use.
7.5 KN for kitchen or heavy load area.
2.5 KN for carpark.
2 Façade Treatment o The building will be finished in combination of
modern High glass panels & ACP or equivalent
with textured paint on plaster to external walls.
Glass used will be Saint Gobain or equivalent,
Single glazing. South/West – Double glazed as
per Façade design by Lessee’s Architect.
3 Drop Off Area / o Flooring: Interlocking pavers or Equivalent.
Entrance o Subsoil drain to be designed by contractor’s
geotechnical engineer where required.
o The canopy at drop-off area should be 4.5m
clear height as per façade design.
o Vertical Green, water features like water fall &
integrated school logo with featured wall.
4 Entrance / Reception o Flooring – Engineering stone flooring of
approved shade.
o False ceiling – Combination of wooden & Baffle
ceiling and paint finish.
o Wall finish - Skim coat plaster and paint finish
with combination of wooden Panels.
o Lighting: LED lights/ feature lights.
General Teaching Area
5 Classroom o Size of the classroom shall be complying with
CBSE byelaws.
o Classrooms to achieve the minimum require
acoustic standard for each classroom.
o Maximum build in fixed wall cabinets with
sliding boards to be provided for storage of
teaching materials & interactive unit (Teachers
wall Unit) and student lockers within the
Classroom.
o Wall: Plaster and Emulsion Paint.
o Ceiling: 600 X 600 Gypsum board with
combination of LED lighting to achieve 500 Lux
and ceiling fans.

o Flooring: Homogenous Non-Slip Tiles/
engineer stone tiles min 800 X 800.
o Power Points: To facilitate teacher’s desk,
interactive board and ancillary use.
o Data Points: Provision of min. 4 points for
teacher, interactive board & Wi-Fi.
o At mutually agreed places for the area
admeasuring approx. 8000 SFT classrooms are
to be shared by means of foldable / sliding
partitions to encourage interaction with other
classes to create group learning communities.
Special Teaching Area
6 Montessori Lab and Art o Maximum build in fixed wall cabinets with
& Craft studio sliding boards to be provided for storage of
teaching materials & interactive unit (Teachers
wall Unit) and cubby holes.
o Wall: Plaster and Emulsion Paint.
o Ceiling: Combination of 600 X 600 grid &
Gypsum board with LED lighting to achieve 500
Lux and ceiling fans.
o Flooring: 5mm thk. Anti-static sports flooring /
wooden flooring.
o Power Points: To facilitate teacher’s desk,
interactive board and ancillary use.
o Data Points: Provision of min. 4 points for
teacher, interactive board & Wi-Fi.
o Toilet and wash basin.
7 Band Room, Dance o Wall: full height fabric panel with acoustic
Studio, Music Room, result of minimum STC-50.

accent tiles (10% of the total lobby area).

handicap toilets to be confirming as per local
authority regulation for handicap toilet.
o Wall: Covered with Dado tile.
o Ceiling: Metal grid ceiling (600x600mm),
o Flooring: Non-Slip ceramic tiles.

o All fitment including pedestal WC and counter
wash hand basin to be installed at heights that
cater to average height students as well as smaller
lower primary students.
o The sanitary appliances and fittings installed
shall be of heavy-duty classification.
o Ventilation: Mechanical ventilator & wall fans
near wash basin.
M & E works
18 HVAC System o Entire Premises should have Air Conditioned
with centralize BMS control system
o Indoor Temperature should be at 23.5 + 1oC
o Relative Humidity < 65%
o Car parking: Naturally ventilated. For basement
carpark: Mechanically ventilated system
o Toilets: Mechanical Ventilation system.
o Other Ventilation system should comply with
local codes’ requirements.
18 Electrical o Electrical network of the entire building including
electrical points in all areas on each floor.
o Light Fittings – Led suspended ceiling and spot,
task lights to follow Lux level requirement as per
local codes.
20 Fire Fighting & Safety o Fire Detection system Viz. addressable Smoke
security detector and alarm system.
o Fire Fighting system as per Local authority
norms.
o Public Address system – indoor and outdoor
includes entire premises and rooms divided in
multiple zones.
o CCTV: To cover internal, external, entry & Exit
points and each blind spot of the campus.
21 Data Points o Data & Voice networking works as below
o Class room : 4 data points,
o Special rooms : 6 data points
o Admin Office area and teachers working space:
each work table will have one data, one voice and
0.5 redundant data point.
o Corridor to provide data points for Wi-Fi system.
22 Drinking water points o Drinking water point for students each floor as
per requirement.
o Provision of local RO for water purification
counter base tap supply system.
