DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

THAT WE, SPOUSES BERNARDINO BAGSIT AND SEVILLA PANALIGAN

BAGSIT, of legal ages, Filipino citizen, with address at Soro-soro Ilaya,
Batangas City, is the absolute and registered owner of a parcel of land situated
at Barangay Soro-soro, Ilaya, Batangas City, containing an area of SIX
HUNDRED SIXTY-TWO POINT FIFTY (662.50) SQUARE METERS covered by
Tax Dec No.0089-00118, and more particularly described as follows:

Property Index No. 132-04-0089-031-20 located at Soro-soro Ilaya,

Batangas City declared in the names of SPS. BERNARDINO BAGSIT
& SEVILLA PAGCALIWAGAN BAGSIT, which has for its boundaries:

North: ALN 08,07 SOUTH: ALN 021,022

EAST: ROAD WEST: ALN 08,19
AREA: 662.50 square meters

WHEREAS, the SELLER has offered to sell a portion of THREE

HUNDRED THIRTY-ONE POINT FIFTY (331.50) SQUARE METERES the
aforesaid property INCLUDING THE IMPROVEMENT THEREON, and the
BUYER is willing to buy the same;

NOW THEREFORE, for and in consideration of the sum of ONE

HUNDRED THOUSAND PESOS (P100,000.00), Philippine Currency,
RECEIPT OF WHICH IS HEREBY ACKNOWLEDGED and CONFESSED, by
these presents, we do hereby SELL, CEDE, TRANSFER and CONVEY by way
of Absolute Sale, our ownership and possession of the a portion of Three
Hundred Thirty-One Point Fifty (331.50) Square Meters, in favor of SPOUSES
ALBIN B. CELESTIAL and ANABEL B. CELESTIAL, of legal ages, Filipinos,
with address at Soro-soro Ilaya, Batangas City to their heirs, successors, and
assigns, free from all liens and encumbrances whatsoever; and we hereby
warrant full title and ownership over the said parcel of land herein above
described;

The above-described untitled lot is not registered under Act 496 and the
parties agree to register this instrument under Act 3844. That Articles 1621-
1623 of the New Civil Code of the Philippines have been complied with but the
adjoining owners refused to exercise their rights as provided for by law.

That this parcel of land is not covered by any provisions of

Comprehensive Agrarian Reform Law.

WE, SPOUSES BERNARDINO BAGSIT AND SEVILLA PANALIGAN

BAGSIT, of legal age, Filipinos and residents of Soro-soro Ilaya, Batangas City, after
having been duly sworn to in accordance with law, HEREBY DEPOSE AND STATE,
THAT:

1. We have received the amount of ONE HUNDRED THOUSAND PESOS (PHP

100,000.00) Philippine Currency, from SPOUSES ALBIN B. CELESTIAL
and ANABEL B. CELESTIAL;

2. Such payment represents the FULL PAYMENT for the sale of a POTION OF
THREE HUNDRED THIRTY-ONE POINT FIFTY (331.50) SQUARE
METERES of a parcel of land situated in Brgy. Soro-soro Ilaya, Batangas
City;

3. By these presents, receipt of such payment is hereby ACKNOWLEDGED and

CONFESSED.

4. We execute this affidavit to attest to the truth of the foregoing facts and to
apprise the proper authorities as to the truth of such facts, and for whatever
legal purpose this Acknowledgement may serve.
