of this agreement. This releases Summerwind III LLC, Jay and Kristalynn Nisbet from any
liability including but not limited to injuries, death, or damages during your occupancy at
65 Barracuda Street Destin FL 32541.

The deposit will be returned if the house is left in a neat condition and there is nothing
missing and or broken. You will also lose the deposit if any of the restrictions listed on the
contract are violated.

The dates chosen via VRBO and booked through the web site are contractually binding. No
one under the age of 25 is allowed to rent the property unless approved by the owner via a
separate and independent contract.

If you choose to pay by credit or debit card there is an additional fee of 3.5%.

ADVANCE RESERVATIONS
We are happy to accept reservations up to one year in advance, however, rates and properties will not be
guaranteed. Rates and properties are subject to change without notice until booked.

RESTRICTIONS
No parties. No Over occupancy. The number of people listed on your input and digitally accepted on the web
site determines the group allowed in your party. No smoking. No Pets. The deposit will be lost if there is any
evidence of these restrictions being violated. If the police are called to the house for a disturbance of any
kind- the security deposit will be lost and the tenant will be forced to leave the property and lose all of the
money including the security deposit. Only guests listed on the contract verified by driver’s license are
allowed on the property. Only the vehicles approved by the owner are allowed on the property. License plate,
make, model, and color are to be provided to the owner. Any violations are subject to eviction and loss of
deposit and all monies paid.

CHECK-IN, CHECK-OUT TIME


Check-in is 4 p.m. or LATER. Due to our high standards for cleanliness, there is a possibility your vacation rental may
not be ready at 4 p.m., especially during peak seasons. Your patience is appreciated. Checkout time is promptly at 10
am. Please put a load of sheets in the washer.NO Cigarrette butts on the property. To avoid an
extra cleaning charge, please wash the dishes, remove all trash, and leave the
property in a neat condition.

CONSTRUCTION
Occasionally, you may experience construction in your neighborhood during your stay. Please be patient and
understanding if this situation should arise. Nisbet Financial will do everything possible to contact the contractor if this
is a problem. However, no refunds can be made in the event of construction noise or problems.

Existing Damage-
On occasion, our inspection crew will miss existing damage. Please make a note of any damage to the
property so you and your guests will not be held responsible. Please advise Kristalynn or Jay within 24
hours of your stay

A copy of a Driver’s license will be required for each person staying at the property. Make,
model, color, and license plate are required. A Maximum of 5 vehicles is allowed on the
property.

The damage deposit will be returned within 30 days after lease expiration (if you choose not to buy the
damage protection) less any amount deducted for damages, late checkout or excessive cleaning. (Late check-
out penalty and excessive cleaning
Charges are $100.00 per hour). In the event of a cancellation of this contract, a refund will not be made.

Conditions of lease:
 NO SMOKING allowed.
 NO PETS allowed.
 All occupants and guests will observe all conditions and terms of this lease as to maintaining the
premises in good order and appearance and will conduct themselves in a manner inoffensive to
neighbors.
 All occupants and guests shall not disturb, annoy, endanger or inconvenience neighbors, nor use the
premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste
or nuisance on or about premises.
 All occupants and guests shall keep the leased premises clean and free of trash, garbage and other
waste. Trash pickup is Tuesday and Friday morning, please dispose of all trash. Place all trash in the
green receptacles and put at the end of the driveway.
 All plumbing, electrical, furnishings and appliances will be maintained in as good a condition as
when received with normal wear. Tenant is responsible for all damages and/or breakage and/or loss
to premises.
 Temperature settings for the thermostats- the settings should not be set below 72 degrees-this can
cause damage to the unit and cost $1,000’s in repair costs. Gulf power monitors the settings and we
are alerted if the temps are set below. Excessive use or abuse will be deducted from your security
deposit.
 Linens are provided by the Landlord.
 Tenants agree to indemnify Landlord harmless from all liability, loss or damage arising from
nuisance or harm made or suffered on the leased premises by any occupants, tenants or guests, as
well as, all carelessness, neglect or improper conduct of any persons entering, occupying or visiting
the leased premises.
 All Tenants, occupants and guests of occupants are subject to all the terms of this agreement.
 The Tenant agrees to allow Landlord and/or representative of Landlord to enter and view the
premises both inside and outside to a. inspect the premises b. to make repairs c. to show premises to
prospective tenants.
 The Tenant may not let, sublet or assign this lease for all or any part of the premises without prior
consent of the Landlord.
