1. Project Overview / Purpose:

The current BMS system by Honeywell utilizes outdated/obsolete digital controllers, urging
us to explore a cost-effective upgrade solution from specialist suppliers. Our objective is to
transition to Honeywell's latest products, ensuring comprehensive monitoring of pumps,
fans, generators, lighting circuits, and panels. Additionally, we seek control over AC
systems, including AHUs and FCUs. This project is expected to be completed within 2
months ahead of the upcoming civil defense inspection scheduled for May, necessitating
completion within a tight timeframe of 2 months.

2. Submittals

• Pre-qualification documents
• Material submittal including data sheet.
• A detailed work completion report of the work performed with sufficient
images (Post LPO)
• Warranty certificate (Minimum of 1 year for workmanship)
3. Pre-Work Assessment:
Necessary certifications or authorization from Honeywell (current OEM) to be provided,
and Site visit / survey to be done.

4. Detailed Scope of work:


Description:
Upgrade the entire BMS system DDC field end controllers and its I/O modules with Latest
compatible devices with all necessary engineering requirements replacing LON network to
BACnet.

Scope of work:
• Upgrade the required BMS system DDC’s, field end controllers and its I/O modules
with Latest compatible devices with all necessary engineering requirements replacing
LON network to BACnet protocol.
• Install necessary BACnet licenses and provisions to all devices and workstation for
necessary communication replacing existing LON communication.
• Replacement of the existing DDC controllers with latest Honeywell compatible
devices which features a transmission rate not lower than 10Mbps and can
accommodate 100 devices in a loop making sure suitability with existing Setup
(including I/O modules) and Panel size.
• Existing cabling network for DDC panels to be utilized.
• Existing Workstation to be utilized- Niagara 4.10.
• Replacement of field devices/instruments and DDC panel devices which are faulty
and not healthy to make it healthy.
• 54 Nos FCU’s with Thermostat is required with Graphics programming (where
applicable) including testing and commissioning.

• Replacement of faulty CHW actuators, Duct temp/ Humidity and immersion sensors
with necessary accessories and consumables as mentioned in BOQ.
• Verify fire hardware integration with Fire alarm panel meeting the requirement of fire
condition (Switch off during fire) as per C&E matrix.
• Complete functionality checks of field cables and trouble shooting.
• All Points of configurations to be included/ensured in graphics.
• DDC programming as per existing sequence and modification (if required).
• Alarms, trend history configuration and lighting control scheduling for required points.
• Modification of PID parameters, sequencing & scheduling of HVAC control units (if
required)
• Generate user credentials with client required privileges.
• Generate project Backup and hand over to client.
• Required Training to be provided for the site team on the new systems.
• Software license support to be received during the DLP period of 400 days.

5. Quality Assurance:
- Assurance of the smooth workflow with necessary reporting through the provided
escalation or organization chart to be carried out.
- Reporting matrix to be shared after the award of the project (post LPO)
- Daily reports to be shared showcasing the progress of the project to the concerned
team.
- Testing and commissioning report to be provided with necessary details pertaining to
the project.

6. Safety and Compliance:


- Necessary safety procedures must be followed and to be complied with.

7. Quality Control:
• Warranty for workmanship to provided.
• DLP period of 400 days
• Software license support to be received during the DLP period.

8. Site Cleanup:
a. Remove all debris, equipment, and materials upon completion of the work.
b. Ensure the area is left clean, organized, and safe for occupancy.
9. Timeline:
- Work execution to be carried out within 8 weeks from the date of confirmation.
