WHEREAS:
1. The ASSIGNOR is the beneficial owner in possession of allthat piece or *

of land measuring 50ft x 100ft tying, being and situate at

Government Area of Delta State of Nigeria free from all encumbrances

2. The ASSIGNOR derived title, ownership and possession to the aforesaid

Oshimili South Local Government Area of Detta State of Nigeria who also
acquired the said land by inheritance from his ancestors. ,=

3. The ASSIGNOR has agreed with the ASSIGNEE to assig,n and transfer
unto the ASSIGNEE the totality of his rights and intelrests and the
residue of his rights and interests over and in respect of the above-
described propefi for a total consideration of N6r000rr000:00 (six
Million Naira) only.
4 The ASSIGNEE has performed and rendered all the custoinary rites and

tributes due to the ASSIGNOR such as are relevant 'and necessary

under native law and custom representing alienation of land or any
interest in Iand which performance and rendition the ASSIGNOR hereby
acknowledges.

5 The ASSIGNOR hereof has hereby relinquished his 'every rights,


including the right to apply for Customary/Statutory Righ[ oi
Occupanry/I'revocable power of Attorney/any other registerable
instrument, in respect of the said propefi/piece of land.

The said properlry/piece of land hereby conveyed l'fas,r been totally


discharged from all
encumbrances from the Original
landowners/VENDORS and hereof conveyed in perpetuity to the
purchaser.

Pursuant to the foregoing agreement as per recitals and in consiUeration of the


sum of N6,000r000r00 (Six Million Naira) only paid by the AbSIGNEE to
the ASSIGNOR (the receipt whereof the ASSIGNOR heieby acknowledges),
the ASSIGNOR as the absolute BENEFICIAL OWNER in possession trereny
ASSIGN and TRANSFER unconditionally UNTO the ASSIGNEE all that piece or
parcel of land lying, being and situate at Ikpoto Umuda Family Land,
Asaba in Oshimili South Local Government Area of Delta State of Nigeria and
which said propefi together with the appurtenance th_er.eto is more
particularly described in a survey plan with No. a

herein annexed measuring 50ft x 100ft { square metres)

rights and powers to assign and transfer his rights and interests over and

all losses, misrepresentations, damages or detriments horniever caused or

to be incurred by the ASSIGNE in consequence of any action or
anything in any way done by any rival or adverse claimant in respect of
the said propefi or persons claiming through, under or in trust for the
ASSIGNOR or his successors-in-title. -

any other consent required for the validation of this Assignment,

In pursuance of the foregoing, the ASSIGNOR further covenants to do;


if so called upon at all reasonable times anything including all such lawful
assurances ahd things for further or more perfectly assuring the property
