Warehouse Agreement

This Warehouse Agreement ("Agreement") is entered into on Date:01-01-2024, by and between

Unofficial Mart ("Warehouse Provider"), with registered address at Unit 129817, PO Box 15113,
Birmingham, B2 2NJ, Company Registration Number: 15300695, and Owais Ahmed ("Tenant"),
residing at Karachi, Pakistan, for the purpose of leasing warehouse space.
1. Warehouse Space: Warehouse Provider agrees to lease to Tenant and Tenant agrees to lease
from Warehouse Provider, a designated portion of the warehouse located at the address mentioned
above.
2. Term: The term of this Agreement shall commence on 01-01-2024 and shall continue for a period
of [One Year]. Either party may terminate this Agreement with [Notice Period] written notice to the
other party.
3. Rent: Tenant shall pay rent to Warehouse Provider in the amount of 100 Pounds per payable in
advance on the 5th of each month.

4. Use of Warehouse: Tenant shall use the warehouse space solely for the purpose of storing
inventory related to the operation of Tenant's business of selling goods on eBay. Tenant shall not
use the warehouse for any unlawful purposes or in any manner that interferes with the rights of
other tenants or the operation of the warehouse.
5. Maintenance and Repairs: Warehouse Provider shall be responsible for maintaining the
structural integrity of the warehouse. Tenant shall be responsible for maintaining the cleanliness of
the leased space and shall promptly notify Warehouse Provider of any repairs needed.
6. Insurance: Warehouse Provider shall maintain insurance coverage for the warehouse. Tenant
shall obtain and maintain insurance coverage for Tenant's inventory stored in the warehouse.

7. Indemnification: Each party shall indemnify and hold harmless the other party from and against
any and all claims, damages, liabilities, costs, and expenses arising out of or related to the party's
breach of this Agreement.

8. Governing Law: This Agreement shall be governed by and construed in accordance with the laws
of the United Kingdom.
9. Entire Agreement: This Agreement constitutes the entire agreement between the parties with
respect to the subject matter hereof and supersedes all prior agreements and understandings,
whether written or oral, relating to such subject matter.

10. Signatures: This Agreement may be executed in counterparts, each of which shall be deemed an
original, but all of which together shall constitute one and the same instrument. This Agreement
may be executed electronically and in multiple counterparts.

IN WITNESS WHEREOF, the parties hereto have executed this Agreement as of the date first above
written.
