RESIDENTIAL RENTAL AGREEMENT

This agreement was made in Kolkata, West Bengal on this 2 nd February 2024 between Shamik Deb,
residing at 9B, Beadon Street, Kolkata, West Bengal, Kolkata-700006, hereinafter referred to as the
`LESSOR` of the One Part AND Pankaj Kumar Das, residing at 97 Bidhan Park, Kolkata, West
Bengal, Kolkata-700067, hereinafter referred to as the `LESSEE` of the other Part;
WHEREAS the Lessor is the lawful owner of, and otherwise well sufficiently entitled to P100 Lake
Terrace, Ballygunge, Kolkata, West Bengal falling in the category, it is an Independent House
comprising of 5 Bedroom, 2 Bathrooms, 1 Carparks with an extent of 2000 Square Feet hereinafter
referred to as the `said premises`;
AND WHEREAS at the request of the Lessee, the Lessor has agreed to let the said premises to the
tenant for a term of 20 years commencing from 11 th February 2024 in the manner hereinafter
appearing.
NOW THIS AGREEMENT WITNESSETH AND IT IS HEREBY AGREED BY AND BETWEEN
THE PARTIES AS UNDER:
1. 1. That the Lessor hereby grants to the Lessee, the right to enter into use, and remain in the
said premises along with the existing fixtures and fittings listed in Annexure 1 to this
Agreement and that the Lessee shall be entitled to peacefully possess, and enjoy possession of
the said premises, and the other rights herein.
2. The lessee may terminate the lease by giving 2 months' notice to the lessor.
3. The per month rent will be Rs. 30,000 which is to be given to the lessor by any payment
method convenient, within the date of the 11 th of every month, delay of payment will cause a
late fee of extra Rs. 2000 on Rs.30,000(Rent charge).
4. With the Independent House a Water pump, Geyser, and 4 ACs will be provided from the
Lessor’s side.
5. Pets are allowed in the premises but any damage done by the lessee’s pet to the property will
be borne by the lessee itself.
6. Loud sounds will not be entertained after 10 pm as the community might take action against
it, and also any kind of illegal activities won’t be entertained, causing the mentioned restricted
actions will lead to termination of the Rent Agreement.
7. The lessee must bear all the damages done to the property.
8. Any kind of additional construction planned to be done by the lessee must inform the lessor
before the commencement and wait for the allowance otherwise lessee’s actions will be taken
into account as an offence.
9. That the Lessee shall use the said premises only for residential purposes.
10. That the day-to-day repair jobs such as fuse blow out, replacement of light bulbs/tubes,
leakage of water taps, maintenance of the water pump, and other minor repairs, etc., shall be
effected by the Lessee at its own cost, and any major repairs, either structural or to the
electrical or water connection, plumbing leaks, water seepage shall be attended to by the
Lessor. In the event of the Lessor failing to carry out the repairs on receiving notice from the
Lessee, the Lessee shall undertake the necessary repairs and the Lessor will be liable to
immediately reimburse costs incurred by the Lessee.
11. That the Lessor shall be responsible for the payment of all taxes and levies about the said
premises including but not limited to House Tax, Property Tax, other cesses, if any, and any
other statutory taxes, levied by the Government or Governmental Departments. During the
term of this Agreement, the Lessor shall comply with all rules, regulations, and requirements
of any statutory authority, local, state, and central government and governmental departments
about the said premises.
