DO’S AND DON’TS FOR FITOUTS

• The gate pass shall be issued upon completion of handover formalities and signing
the handover agreement at the CRM Office.
• The gate pass is valid for a period of 3 months from the date of issue and the same
may be extended with valid reasoning at the Facilities Maintenance Services (FMS)
office.
• No unauthorized/commercial activities are allowed within the premises of Site. Any
such work that may generate noise is allowed.
• Only between 09.00 am to 2.00 pm and 3.00 pm to 6.00 pm.
• No noisy work is allowed between 2.00 pm to 3.00 pm.
• All material handling and transportation must always be supervised by residents
or an authorized person/supervisor.
• To maintain the aesthetics and decorum of the premises you are required to close
the main door of your flat during the fit-out period.
• Whenever work takes place at heights, there should be an evaluation of proper
methods of access and protection from falls.
• The responsibility for such unforeseen incidents/accidents lies with the owner or
the contractor hired by them.
• The owner/s of the apartment or the contractor hired for fit-outs will be responsible
for the upkeep of the apartment and the neatness of the corridor leading to the
apartment.
• No overnight stay of the labor, supervisors of the contractor is allowed, and all of
the workforces should leave the premises at the time mentioned above.
• Access to the terrace, panel rooms, DG set rooms, control room, electrical
substations, meter room, etc. is strictly prohibited for all occupants/owners and their
workers/contractors.
• Smoking, cooking, chewing of tobacco or beetle leaves and consumption of alcohol
or drugs within the apartment or common areas or anywhere inside the project is
STRICTLY PROHIBITED.
• No tools or materials would be permitted to leave or enter the site without prior
authorization/permission of the Property Management Team.
• Any person not on the approved contractor list will be denied access to the property,
there would be no exception to this condition.
• This will ensure the security and safety of the entire premises.
• No work shall be carried out in the corridors or car parking areas.
• Modifications to the FIRE SPRINKLERS & WATER PIPELINES,
• GAS PIPELINES/GAS METERS provided by the builder inside the apartment are
STRICTLY PROHIBITED.
• No storage of any gas cylinders will be allowed on site without written permission
from the Property Management Office.

• No explosive, inflammable, prohibited material will be used or stored anywhere on
site or incorporated within the occupant fit out works.
• It is the responsibility of the occupant/contractor to ensure that all workers have left
the complex after delivering the goods or finishing the task.
• Use non-conductive scrapers and vacuum attachments.
• Electrical equipment in use must have a Ground Fault Circuit Interrupter (GFCI).
• Hot Line covers over energized cables and power lines should be put.
• No radio, music cassette players or CDs are permitted within the area under
development. u No child labor is permitted at any cost or reason.
• No lady worker is allowed to work overtime after normal working hours.
• No bathing or washing of clothes of labor, supervisors of the contractors is permitted
within the premises of the property.
• Contact the Property Management Office with all details/documents required prior to
the commencement of fit-out works. The first set of ID cards will be provided free of
cost by the Property Management Team, however, Rs 50/- per card will be charged if
a duplicate copy must be provided. The Card is valid for 3 months from the date of
issue of the card. Only authorized persons will be allowed to pass through security
i.e., people carrying identification pass issued by Property Management Team.
• Occupants/owners and their contractors/its fit-out architects to always ensure, that the
load factor of all items stored/stacked within the premises does not exceed the uniform
load of the slab. In the event of any dispute, the Management Team of the site reserves
the right to take its stand.
• Occupants/owners are solely responsible for the conduct of fit-out contractors and
their work liability.
• Occupants/owners are to ensure that contractors and subcontractors provide safety
and Personal Protective Equipment (PPE) like hard hats, safety glasses, etc. Heavy
insulated rubber boots and gloves should be worn while working around energized
wiring.

FIT-OUT WORK TIMINGS: 8 AM to 6 PM (CHANGE AS PER MGMT

• MATERIAL movement for Interiors will be allowed through Basement 1 to the Service
lift of the respective Tower. (only vehicles which are equivalent to the size of Tata Ace,
Ashok lay land Trucks are allowed and Three wheelers are not allowed)
• A/C Outdoor units should be installed only in the allotted space and not elsewhere.
The DEVELOPER/BUILDER reserves the right to have such units removed without
any intimation to the OWNER/BUYER.
• The DEVELOPER/BUILDER will not be responsible for any problems, issues arising
due to any customization works inside the apartments. (Like False Ceiling, Extra
Electrical fittings & Sprinkler Damages etc.),
• DEVELOPER/BUILDER will not be responsible for any loss, theft or damage inside
the apartment while doing the interior works.
• The Owner/Buyer and all occupants in the Apartment shall strictly follow the rules
and regulations laid by the Residents Welfare Association.
• The OWNER/BUYER shall not undertake any changes either inside or outside the
apartment. No changes will be permitted to the elevation, alteration to external walls,
main doors, balconies etc, of the apartment.
• The OWNER/BUYER shall be duty bound to ensure NO changes/modifications are
made to the electrical, plumbing or the firefighting systems provided inside the
apartment by the builder.
• The OWNER/BUYER shall carry out the interior works/wood works inside the flat
between 7.00 AM and 6.00 PM on weekdays only. No worker will be permitted to
work on Sundays or any other government holidays.
• The contractors/workers/craftsmen being hired by the OWNER/BUYER will NOT be
allowed to stay back in the project site premises after 6.00 PM.
• The contractors/workers/craftsmen being hired by the OWNER/BUYER to carry out
the interior works will have to strictly adhere to the disciplinary rules & norms as laid
by the DEVELOPER/BUILDER.
• The Owners must assume responsibility for the conduct, behavior and omissions &
commissions of the labor engaged by them for interior works.
• The DEVELOPER/BUILDER has the complete right to restrict any outward movement
of such articles being carried by the contractors/workers/craftsmen without any prior
written approvals from the site management/OWNER OF THE FLAT.
• The DEVELOPER/BUILDER shall not be responsible for any damage incurred to the
fixtures/walls/tiles provided in the flat after the flat keys are handed over to the
OWNER/BUYER.
• The upkeep & cleanliness of the said flat & the adjoining corridor area in the project
shall be the sole responsibility of the OWNER/BUYER only. drilling and hacking near
the power points, switch points, electrical wirings, water, and sanitary piping system

is not permitted. The OWNER/BUYER hereby agrees to adhere to the guidelines
shared along with the floor plan to ensure the upkeep of all the pipelines and electrical
wirings.
• Passenger lifts will not be allowed to be used to carry workers or any materials.

BALCONY MAINTENANCE

• RAILING EXTENSIONS: It is prohibited to extend railings or to keep flowerpots or


any such articles on balcony railing/ledges or on windowsills/ledges as these pose a
serious safety risk to those below.
• DRYING WASHED CLOTHES: Do not hang washed clothes over your balcony rails
as these detract from the aesthetics of the façade of the building of our complex.
Instead, please hang them on lines tied inside your balcony, adjacent to the kitchen, or
on a cloth drying stand.
• WASHING BALCONIES: Do not wash balconies with water, use a dry broom
followed by a wet mop, this is the most effective method. Mop up the excess water
with a cloth, as water must not spill from balconies of upper floors on to other
owners/occupants sitting in these balconies or on the washed clothes hung out to dry
in their balconies.
• WATERING POTTED PLANTS: While watering potted plants in the balconies, use
as little water as possible to prevent spillage or overflow. Alternatively, use overspill
trays under the flowerpot.
• EXTERNAL FACADE: While no changes are allowed in the external façade of the
complex the few exceptions are as under:
• In the case of Ground Floor apartments, standard grills are permitted for safety and
security reasons. The colour and design would be approved by the developer/projects.
• Mosquito nets are allowed in all balconies. The colour of the net should be in
accordance with the external facade. c) The balconies should not be closed with fixed
glass doors/windows.
• Fixing of washbasins in balconies is strictly prohibited.

• GARBAGE DISPOSAL: Garbage bags must not be left in the passages or lift lobbies.
Do not use the shafts for disposing the garbage or other household materials.
CLEANING: While cleaning the apartment, the dust accumulated must not be thrown
down. It should be collected and disposed properly via a proper garbage disposal
process.
FIRE SPRINKLERS & THEIR UPKEEP

• DO’S
• Ensure sprinkler heads are easy to access and visible.
• Conduct repairs when needed.
• Let the occupants of the building know where sprinklers are located.
• Move heat sources away from fire sprinkler heads.
• Have the system inspected annually
• Make certain the control valve is always open!

• DON’T’S
• Do not change the position of sprinklers.
• Do not paint the fire sprinklers.
• Do not damage the fire sprinklers.
• Do not hang objects from the fire sprinklers.
• Do not obstruct or cover the fire sprinklers.
• Do not turn off or disconnect the fire sprinklers.
• Do not shut off the fire sprinkler system in the event of fire u Do not keep heat sources
near fire sprinklers.
• Note: Auro Realty will not be responsible for any damages occurring de to the changes
or modifications of Sprinklers.

COMMON AREAS, BALCONY AND TERRACE ACCESS

• No work is to be carried out in common areas like corridors/lobbies.


• Management will not be responsible for any material of individuals.
• It is advisable to keep your material under lock and key.
• Occupant himself will be responsible for any loss, theft or damage to the furniture,
fixture, material, or supplies belonging to them.
• Goods unloaded are not allowed to be stored in common areas or staircases.
• The apartment owner/contractor should ensure that the same be cleared immediately.
• All equipment and materials are to be stored inside the respective apartments.
