Rental Agreement - Property Owner

This Rental Agreement (Lease Agreement) is entered into on _______________ between

___________________________, hereinafter referred to as the "Owner," and Urban Rentals, represented by
Moitreya Dev Dutta, hereinafter referred to as the "Agent."

1. Listing Authorization: The Owner hereby authorizes Urban Rentals to list the property
described above on the Urban Rentals website for the purpose of finding tenants.
2. Rent Collection: Urban Rentals shall collect the monthly rent from the tenants occupying the
property on or before the 5th day of each month. Urban Rentals shall retain 7.5% of the
collected rent as its service fee and remit the remaining amount to the Owner.
3. Security Deposit: A security deposit equal to half of one month's rent shall be collected from
the tenant upon the commencement of the lease. This security deposit will be held by Urban
Rentals and 80% of the amount will be refunded to the tenant after the expiration of a lockup
period of 6 months, deducting a sum of 20% subject to any deductions for damages beyond
normal wear and tear.
4. Guest Policy: No guests shall be allowed to stay in the property for a period of 2 days or more
without prior approval from the Owner.
5. Termination: Either party may terminate this Agreement upon 30(thirty) days' prior written
notice to the other party.
6. Governing Law: This Agreement shall be governed by and construed in accordance with the
laws of Assam, India.
7. Entire Agreement: This Agreement constitutes the entire agreement between the parties with
respect to the subject matter hereof and supersedes all prior and contemporaneous
agreements and understandings, whether written or oral, relating to such subject matter.

IN WITNESS WHEREOF, the parties hereto have executed this Agreement as of the date first above
written.
